The space

Warm 4 bedroom, 2 bathroom home with an additional loft that can sleep 10 comfortably. (5 sleeping spaces total) Hot tub, BBQ on the deck, and a fire pit for all seasons. 10 minutes from Mount Snow, the most southern in Vermont, so get there quicker from NYC, NJ, & MA. 35 minutes from Stratton. We use the home often ourselves so it has a very warm and comfortable feel vs many other bare and basic rentals. In Chimney Hill Community so winter renters get access to indoor pool and gym!

Rules of the House

- No smoking in the house or near the doorway
- Shoes off at all times inside the house
- No pets
- Make sure all doors are completely shut at all times (Cold comes in fast)
- Do not leave any cigarette butts on the property
- All house instructions posted inside must be followed
- Septic is sensitive so don't put any food excess down the sink or anything other than paper down the toilet
- If you see the Blue Dragon flying in the skies you may slay him. Leave the red dragon alone. He and I have an understanding

Entering Instructions (November - April)

1) Turn on water switch to the left of the hallway chair as you enter the house.
2) Turn on hot water heater in entrance-way closet. It's in the circuit breaker and labeled. (should be only switch in off position)
3) Turn up the Rinnai propane heater next to the stools at the kitchen counter to 72 degrees.
4) If someone is sleeping in the game room it gets cold so turn that thermostat to 70 degrees.
5) All linens are clean. If you need more blankets, towels, or pillows they are in the linen closets in the master bedroom or at top of stairs.
6) Keep all doors to outside completely closed at all times and avoid the living room door if possible. There is substantial heat loss every time one is opened or left partially closed.
7) Hot tub: it should be at 85 degrees - if expected to be used then raise to 101 degrees while top is still on. It will take several hours to rise depending on outside temperature. Lid folds over toward house. If you feel addition chemicals are required please let me know. (it's fairly easy)
8) Lastly, take off all shoes when in house and leave in the entrance way.
(see garbage instructions in leaving notes)

Any problems or questions please don't hesitate to call/text Chad (PHONE NUMBER HIDDEN) - always happy to help If anything breaks or any major spills let me know so I can tell cleaner to use magic and sorcery.

Leaving Instructions

1) Pull off all used linens and towels and place on floor next to beds.
2) The vacuum is in the the living room closet if needed.
3) Put dishes into the dishwasher or clean by hand. Start dishwasher and/or leave clean dishes in the drainer. Unplug the coffee machine.
4) Put hot tub temperature back to 85 degrees. Make sure heat blanket is on top of water inside and lid is secure.
5) Turn all bathroom thermostats to 50, and all the rest off. Set Rinnai propane heater next to kitchen stools to Low.
6) Put all garbage into big white plastic bags and recycling in clear plastic bags. (extra under kitchen sink) Leave in the bin at the end of the driveway and lift up the flag on the left. Garbage pickup is Monday morning (unless holiday) so be sure to have it out by then.

Place was great, chad was a super easy host. It was exactly what the pictures and write up about the place said it would be.

I came here with 11 friends for my birthday celebration weekend and we had the best time! The house was spacious yet cozy and in a perfect woodsy setting. It was exactly what we had been looking for - a nice big hot tub (surrounded by woods), a nice deck to grill on, a fire pit, the quaintest little town I've ever seen, and a gorgeous lake to swim in just a few minutes away. Everyone in our group was ecstatic from the minute we walked inside. Highly recommend for a weekend retreat!

Chad's place was awesome! Perfect venue in the woods for our 10-man guys weekend. Super spacious, everything well-cared for and in great working order. Will definitely be back for ski season!

I'm a New Yorker who purchased a great home in a beautiful town in southern Vermont with my wife. We can't make it up there all the time so I figured I'd take the opportunity to share it from time to time.
