We say "big groups" welcome because we manage several condos at the same complex - you can each rent one - have your private alone time, yet be able to spend time together at the pools, the restaurant or anywhere in Galveston.

- • PLEASE READ THIS ENTIRE EXPLANATION as there is important information about the property you are looking to rent. My Galveston Getaway manages multiple properties – condos, townhouses, duplexes and private homes. • AirBnB collects the State of Texas hotel occupancy taxes (6%) but NOT the City taxes (9%) that we are required to collect, report and pay. After you reserve we will request your email address and you can pay these taxes either by providing us with a credit card or through (SENSITIVE CONTENTS HIDDEN) – whichever you prefer. We hate this confusion as much as you do – trust us! • We rent to responsible adults 25 years of age and older. That person must be present throughout the rental – please do not reserve a place for younger folks and think they’ll act like responsible adults ---- they are younger folks, not responsible adults. • After you book you will receive a text from us asking for your email address. AirBnB uses an email relay service and we prefer to send your confirmation more securely as it will contain a code with which to access the property you have rented. • We send confirmations 7 days prior to arrival and it contains driving directions and check-in instructions. We welcome any and all questions at any time – but we won’t give out this information further in advance. • Smoking is permitted outside only, and with all doors closed to the property. • Some of our properties invite a canine family member to join the humans. Others do not. If you are bringing a dog it is your responsibility to ensure that you have selected a dog-friendly unit, and you will need to pay the $75.00 nonrefundable dog fee either by (SENSITIVE CONTENTS HIDDEN) or by credit card to the management company. If you rent a non-dog friendly property or do not pay the required fee, and bring a dog, we will refer you to a kennel on the island. • Within a condo association – there are always rules to be followed. These will be provided to you at the complex – things like don’t hang your towels on the rails, don’t feed the birds, quiet hours, hours for the common grounds, etc. By reserving with us you agree to abide by all of those rules. • Some of the properties at which we manage charge a parking fee. Renter is responsible for purchasing and displaying parking permit per the rules of the Association in which the property sits. • The Victorian Resort charges $20.00 for rentals 1-15 days and $40.00 per month. They accept cash or credit/debit cards. • The Maravilla Resort charges $20.00 for short term rentals and $20.00 per month for extended stays. They accept credit/debit cards and personal checks, but not cash. • By the Sea charges $15.00 per vehicle and accepts credit/debit cards only. • Casa del Mar requires renters to obtain and display parking permits, but as of this writing, they do not charge for their parking permits. • None of the complexes allow for trailers of any kind, RV’s, travel trailers, 5th wheels, boat trailers, jet-ski’s, storage trailers or any other type of vehicle to park on property. • Each motorcycle is considered a vehicle and will require a separate parking permit. • Any vehicle that does not display an appropriate parking permit is subject to towing and neither the complex in which it is situated nor this management company will be responsible. Purchasing a parking permit does not guarantee parking availability – all parking is on a first-come/first-served basis.

We had a great time staying here with our family of 5. I would say this is a comfortable stay for a max of 4 people. The condo was cute and clean, just as the photos showed. The bed in the master was so comfy. Kids loved the bunk beds. There's also a pull out sofa bed. I thought it was nice that they had a foam topper available in case the sofa bed was needed. Check in and communication was easy. Cathie was very responsive when we had questions. The location is the best, so convenient and right across from the beach. I am looking forward to staying here again or one of their other properties.

This is a lovely condo that fit my family of 6 nicely. The host was very accommodating and thought of our needs ahead of time with starter supplies and plenty of blankets. It was a very hot day when we arrived and the condo was cool and ready. The AC in the elevator at the resort was out, so we used climbed 3 flights of stairs in the heat for 3 days. But that is on the resort, not the host.

The appartament was clean and nice, renovated, with a nice feel of the island. However, the apartment is very small, noisy day and night ( from the pool or traffic) and the sopha bed in the living wasso uncomfortable that was impossible to sleep on. Therefore, since the apartment realistically can sleep comfortably only 2 adults- in the bedroom and 2 kids- on the bunk beds, it is probably not be worth the money( after you include the $100 cleaning fee, $46 - city taxes that are not included with the rest of the taxes and $21 parking fee).

Sorry that you were not happy with your accommodations. The furnishings are all fairly new so the discomfort of the sleeper sofa is a bit surprising, although it is, after all, a sleeper sofa. Yes - with a view of the gulf of Mexico, and a condo overlooking one of the two pools at the complex - there will be noise when you are on the balcony. We do manage condos throughout the complex - so please know that there are quieter areas at the complex. Because we don't like surprises, either - we do explain all of our fees and the parking charges (which are assessed by the complex, not by us). City and State hotel occupancy taxes are a requirement of privately owned properties in Galveston - even though this is not a hotel property, we are required to collect, report and pay them - and we do explain all of this in the additional information portion of our AirBnB listings. As far as small - yes - that's true. 1 bedroom condos at this particular complex are just shy of 500 square feet. The value - however - is so much better than a hotel room where you can only bring 4 guests, have no privacy (the beds are all in one room) have no kitchen, and are charged a parking fee as well. Our pricing is in line with those hotels, but you have a kitchen so that you are able to save funds by preparing your own meals, there is a separate, closed off bedroom, the complex has multiple water options (2 pools, 2 hot tubs) an onsite eatery if you wish to eat there or grab take out for a beach picnic or day at the pool. We believe this condo and this complex offer tremendous value.

Great place to stay and the owner is Awesome. Very comfortable, cozy condo close to the beach. Only thing we didn't know about was the fee for parking and pool use. It was a little over $20 not bad but just wish we would of known about if when we booked.

In 2004 I purchased my first Seawall Condo with intent only to use it myself. Then I got the rental bug, and I was hooked. Since then I have purchased three of my own, and at the request of fellow condo owners, I obtained my real estate license (required by law in the State of Texas to manage property owned by others) and began My Galveston Getaway which now manages almost 30 of the Seawall's nicest condos. I specifically market Seawall Condos and plan to do just that until I have established an inventory of 50 condos. I don't want to dilute what I do - I want to be the best at what I do!
