The space

Come stay in our Naughty Pine log cabin in the quaint town of Green Mountain Falls, Colorado. It`s conveniently located 12 miles west of Colorado Springs. The location is perfect for those wanting to explore the vast Pikes Peak region.

Enjoy all the comforts of home in our cozy log cabin. The cabin has three bedrooms and one bathroom. The first bedroom has a queen size bed, two night stands, a dresser and a walk in closet. The second bedroom has a full size bed, a night stand and dresser. The third bedroom has a twin bed and night stand.

The living room is very spacious and is open to the kitchen and dining room. This is best space in the cabin. You can spend hours with family and friends. Enjoy playing games, reminiscing and telling stories around the custom-built rock wood-burning fireplace. The couch also folds out into a queen size bed with a comfy memory foam mattress for additional sleeping space.

The kitchen and dining room are both adjacent to the living room. The pine dining table can sit six people comfortably for family dinners. The kitchen is small but very efficient, and is complete with a four-burner stove/oven, refrigerator, microwave, sink and all the essentials you need for preparing meals. Just bring food, friends and family!

Our summer months in Colorado are absolutely beautiful, so feel free to grill on the propane BBQ grill on the back patio off the kitchen. Enjoy your meals outdoors on the picnic table. You will have the local squirrels, birds and chipmunks to entertain you while you eat!

This adorable cabin has all the modern day technologies including a 32-inch flat screen TV with cable, DVD/VCR player, high speed internet with WiFi, and land line phone.

Relax outside on the spacious deck with breath taking views and soak in the warm Colorado sunshine! Enjoy a stroll through the streets of Green Mountain Falls or visit the historic gazebo set on a tiny island in a pond at the center of town. The lake is seasonally stocked with trout, if you care to try your luck with the local fishermen. There are several hiking trails that begin in town that range from mild to adventurous where visitors can see the pristine Colorado waterfalls the town is named for!

Green Mountain Falls - Falls Avenue

Please review the general policy below before making a reservation and also before your arrival and departure to ensure you do not incur any additional charges. You will also find a copy of Terms & Conditions in the cabin binder.

ARRIVAL  Upon your arrival you will find an information book (3-ring binder). This is provided in all of our homes for our guests. It is full of information on the individual unit and the area you are visiting. You will find WiFi passwords, fireplace instructions, etc… It is also full of area attractions, maps & local favorites.

DEPARTURE  Prior to your departure we ask that you please follow a few house rules to help us prepare for arriving guests:
--Please wash & put away any dirty dishes.
--Start one load of laundry in washing machine (preferably towels).
--Put all trash in large trash container. Please read the information binder to see where they are located in your unit.
--Turn heat down to 58 degrees. In winter months DO NOT turn thermostats off.
--Make sure all wood fireplaces are extinguished properly.
--Lock all doors and windows.
--Return keys to lock box and garage remotes to their designated area.

AGE REQUIREMENT  Must be 25 years of age with a valid credit card to reserve.

NON SMOKING PROPERTIES  This is a non-smoking home. Please utilize the porches and outside areas in consideration of our non-smoking guests. Please do not discard smoking materials on the ground. Due to high fire danger in our area we ask that you please us caution and respect when smoking outside. Please dispose of and and all smoking products properly. If remnants are found thrown on the ground or decks or smoke is detected in the house, your credit card will be charged an additional $100.00 cleaning fee. This pertains to all tobacco and cannabis products. Security deposit will be forfeited if smoke is detected inside the rental unit.

PLEASE NOTE Colorado law prohibits disposing of smoking materials on the ground. You may be issued up to a $2,500.00 fine for doing so. It also becomes a felony if it results in a fire due to neglectful disposal of smoking materials.

MARIJUANA USE IN COLORADO  While Colorado has legalized the use of marijuana, there are still rules and regulations that apply. It is illegal for people under 21 to buy, have or use retail marijuana. It is a felony for adults to give, sell or share marijuana with anyone under 21. Colorado residents 21 years and older can buy up to one ounce of retail marijuana at a time. Non-residents can buy up to 1/4 ounce of retail marijuana. It is illegal to sell marijuana if you are not a licensed retailer.

Adults age 21 and older may have up to 1 ounce of marijuana. Having more may result in legal charges or fines. No matter how you use marijuana - smoked, eaten, or vaped - it is not allowed in public places. This includes: Outdoor spaces like national and local parks, ski resorts, concert venues and indoor areas like restaurants and bars. It is illegal to drive under the influence of marijuana and you can get a DUI. It is illegal to use marijuana or have open packages in a car. Additionally, rental car companies may charge fees if the car smells like marijuana. Marijuana use is still a federal crime. It is illegal to take marijuana out of the state or to any Colorado airport. Dispose of unwanted marijuana safely and securely before leaving the state.

PETS  We’re sorry, but due to the high quality of this home and furnishings, we do not allow any pets. If signs of a pet are discovered at a home that does not allow pets, your credit card on file will be charged the full pet fee ($100) and an additional fee of $100.00 for odor/clean up. If you paid a security deposit, you will forfeit your deposit. You will be held liable for any damage done by the pet. You will also be liable for the decontamination process to put the home back to its original pet free condition.

PLEASE NOTE: (GMF 7-92) All pets must be on a leash within 10 feet of the person in control at all times. Please clean up after your pets.

CHECK-IN AND -OUT  Check-in time is after 4:00 PM MST and Check-out time 10:00 AM MST. NO early check-ins or check-outs without prior approval. Be aware that if you arrive early you may have to wait to check-in if the property is not ready. Adequate time is necessary to prepare the unit for the next guest arrival, therefore we must insist on a 10:00 AM check-out. A minimum fee of $100.00 may be accessed for late departure (after 10:00 AM). There are NO refunds for early departure.

CANCELLATIONS  Please review Airbnb`s Super Strict 30-day cancellation policy.

STORM POLICY/ROAD CONDITIONS  Colorado can have severe weather conditions any time of the year. No refunds will be given for storms. Mountain roads can be curvy and steep. Gravel drives are well maintained, however we highly recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions.

MAXIMUM OCCUPANCY  The maximum number of guest for this cabin is seven (7) persons. These homes are designed for the quiet enjoyment of our guests and NOT to be used for parties, large gatherings or receptions beyond the sleeping capacity. If it has been determined that more than the approved number of guests are staying at the house, you will be asked to vacate immediately and no refund or security deposit will be returned. This property require a two (2) night minimum stay during regular season and a five (5) night minimum stay during holiday seasons. If a rental is taken for less than the minimum number of nights, the guest will be charged for the full minimum nightly stay.

INCLUSIVE FEES  Rates include a one-time linen/towel setup to meet the unit`s maximum capacity. Basic household necessities are also provided on a one-time basis, including dish soap, laundry soap, paper towels and toilet paper. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. Mid-stay cleanings are available for an additional fee (rates differ for each home). Guests are expected to launder towels, etc. as needed during their stay. All trash is removed at the end of each reservation. ALCOHOL  Alcohol is allowed at all of our homes to anyone over 21. Although excessive drinking, heavy partying and loud carousing are not permitted.

CITY AND HOA ORDINANCES  Some of our homes are located in an HOA or within city limits. They do have specific rules that pertain to their area. These rules are posted in each individual home in the guest information book.

QUIET HOURS  We ask our guest to please respect others in the community by adhering to quiet hours between 10:00 pm and 8:00 am.

FIREPLACE  The fireplace is wood burning. Please make sure the damper is open when fire is burning to reduce smoke in the house. Do not leave fire unattended at any time. Please do not leave things sitting in front of the fireplace. Also, be careful not to get too close to the fireplace and keep children at a safe distance from the fire at all times. Always extinguish fire properly when finished. Never dump hot coals or firewood on the ground or in a trash can. Please use with caution and adhere to all fire rules. Outside open fires and fire pits are not allowed in the city limits of Green Mountain Falls. Firewood is not supplied.

TRASH  Any and all trash left outdoors can and will attract wildlife. We have provided a large trash container in the carport closet. Please keep the closet latched at all times. Due to bears and other wildlife in the area, please do not allow the trash container to overflow. If an animal does get into the trash, please pick it up. Green Mountain Falls has a strict trash ordinance, and they will issue a fine to you. Upon your departure, please make sure all household trash is in the large outside container and the lid is latched. We do recycle and save aluminum cans, so if you wish to partake in recycling, please feel free to separate items.

PLEASE NOTE  (GMF 7-53) No residential trash may be left outside other than the morning of the day of scheduled pickup, unless  the container is a wildlife-proof enclosure. *We don`t have weekly trash pickup scheduled for this home, our cleaners take all trash with them after your departure. Please do not leave trash outside, only leave it in the locked area by the covered parking. If you need a trash pickup during your stay, please let us know.*

WATER AND SEWER  This cabin is on city water and has a septic system. The water is very good and drinkable. The septic system is very effective; however it will clog up if improper material is flushed. DO NOT FLUSH anything other than human waste and toilet paper. NO feminine products, diapers or paper towels should be flushed at anytime. If it is found that any of these products have been flushed and clog up the system, you could be charged for the damages.

MAINTENANCE  As property owners we do everything possible to keep all equipment in good working order. However it is impossible to guarantee that all appliances, hot tubs, water heaters, fireplaces, etc… will be in working order 100% of the time. We do guarantee to make every effort to correct all deficiencies as soon as possible during normal business hours. Report all maintenance problems to the RDVR Management. If it is after hours please leave a message that includes the issue and what home you are staying at. In the event maintenance must be performed, we will do our best to do so without inconvenience to you. Management reserves the right to perform exterior and or interior maintenance during your stay if necessary.

RATE CHANGES  Rates subject to change without notice.

FALSIFIED RESERVATIONS  Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.

WRITTEN EXCEPTIONS  Any exceptions to the above mentioned policies must be approved in writing in advance.

HOLD HARMLESS AGREEMENT  This rental property is privately owned. The owners or management company (JKLK Custom Services, LLC) aka Red Door Vacation Rentals are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The homeowners or management company are not responsible for the loss of personal belongings or valuables of the guests. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

CREDIT CARD AUTHORIZATION  Upon reserving, the registered occupant understands and consents to the use of the credit card provided without original signature on the charge slip and that this Credit Card Authorization cannot be revoked and will not terminate until 30 days after leased premise is vacated. The registered occupant understands that by reserving this property, they are legally bound to this agreement. Charges may include but are not limited to: damages beyond normal wear and tear and excessive cleaning fees. We reserve the right to charge the registered occupants credit card if damage occurs beyond the amount of the security deposit.

A lovely, rustic cabin with all the comforts we can't live without (WiFi and cable TV!). My son and I stayed here for 4 nights and were quite comfortable. The cabin is pretty small and would seem crowded if the maximum 7 people stayed here. The galley kitchen is tiny and the stove and refrigerator are apartment size. I mention this only because it would be difficult to cook a large meal in such a tiny space. It was perfect for us as long as only one of us was in the kitchen at a time! Each morning, the patio was bathed in sunshine and there was no place better to enjoy a cup of coffee and listen to the babbling creek. The location of the cabin is perfect for accessing the trail heads which are at the Falls. There is no more parking on the streets for hikers which is not a problem if you stay here. You are halfway to the Falls just walking down the driveway! There is no information about any GMF trails in the cabin, so you'll have to find what you need online. Don't be alarmed by the 4 TV remotes - - you only need one to watch TV. The WiFi was fast and worked without any issues. The new HE washer and dryer were a real convenience. We had no problems which necessitated contact with Red Door. We would certainly stay here again.

We are a strong Christian family devoted to serving the Lord and others. We all have strong family values and have always cherished our family and friends. We love to travel, play and work together.

A few years ago we decided to take on a new adventure and bought a cabin together. We had every intention of fixing it up and selling it. We built so many memories during the remodel process that when it was all finished we couldn’t bear to sell it.

We ended up keeping it as a family cabin. A few years later we bought an old Victorian and the same thing happened. We put our hearts and souls into it, then added our heirloom antiques and the house came back to life.

Once again, we couldn’t part with our lovely Victorian. That is when we realized the Lord was calling on us to share our wonderful blessings with others. Our vacation homes continue to blossom year after year. We have also expanded into a full management company for other vacation homes.

We have truly been blessed with wonderful families, friends and the opportunity to share our blessings with others. We look forward to creating many more wonderful memories for our families, friends and yours.
