The beautiful flat is full of character and space for your stay, ideally located next to the Water of Leith and the bustling area of Stockbridge with excellent shops, restaurants, bars and cafes. The flat is located on the first floor with new town grandeur and is full of light.
Well connected to the city centre- this is the perfect base for couples, families, business travellers and solo adventurers looking to explore the Scottish capital by foot.
Access is via a communal stairwell with wrought iron and mahogany sweeping bannister. The apartment has been finished to a high standard, including dimmable brass light fittings and decorative radiator covers, as well as other features expected from such a fine Georgian flat. These include high ceilings with decorative cornicing and huge windows with wrought iron balustrades throughout.
You will enter the flat to the open hallway which contains the dining table for eating or working. On either side of this table are a set of large double doors that open out into the living room or the Master Bedroom.
The living room contains plenty of comfortable seating, space to relax and unwind after a busy day. One of the sofas folds out to be a comfortable sofa bed should you need the additional space.
The kitchen contains the essential crockery, cooking utensils and glassware and it has the added benefit of a dishwasher, washing machine kettle and toaster.
The bathroom is modern and clean with a shower over the bath with shower gel, shampoo and towels provided for all guests.
In the master bedroom is a large king size bed in this well-proportioned room. There is also plenty of storage for your stay and my cleaners place fresh, hotel quality linen and towels on your bed prior to arrival.
The second bedroom is located through the living room at the front of the home. There are two single beds with a desk and chair, storage is available in the hallway.
Guests will have access to the entire property during their stay.

Other things to note
The home is not on the ground floor and there is no lift in the building. There is no parking space provided but there is free parking at the weekends and evenings.
- Please treat the home as you would your own.
- Please respect the neighbours, and do not make significant noise or play loud music after 10pm.
- No parties
- If guests lock themselves out of the property OR they do not place keys in the lockbox at checkout, a £50 fee will apply. If a guest loses a set of keys during their stay, an £80 fee will apply.
From Dec 22, 2017 - Jan 03, 2018 the minimum stay is 3 nights.
