The location was excellent, a very short walk to The Royal Mile (but make sure to contact the host for the full address because Air Bnb only gives part of it). The hosts were nice the little bit that we saw them (we really weren't there for long) and flexible with check in times. Nice view of Arthur's Seat out the window. The ad says smoking allowed. What I didn't realise was that the place would be quite thick with *all kinds* of smoke. Just a warning for those not into that sort of thing. The bedroom was clean and the bed reasonably comfortable. Kind of a new-age/hippie vibe. Sheets and towels were kindly provided. The bathroom, however, had zero ventilation in it, resulting in the shower wall being pretty well covered in mold (in the silicon grout). The tub really needed to be scrubbed, it looked like it hadn't been done in quite a while. The toilet had some issues with continuously running and often sounded like an off-balance washing machine for about 15-20 seconds at a time. I'm not sure if it was party because the toilet wouldn't stop running or if it was a more fundamental problem, but the shower temperature constantly wavered between boiling hot and cold, with about 20 seconds worth of time each cycle in which the temperature was bearable. Over all, the place was convenient for the very short stay we had (around 12 hours), but I don't think I'd stay there longer. As a heads up, there is free street parking during the evening, but it's paid during the day, so you'll need to feed the meter if you're going to be there past 8:30am.
