House Rules and Information
Please: No smoking indoors, no animals except service dog, no loud parties. Please report damage or malfunction as soon as possible so we have a chance to fix it promptly.
Please ONLY use Cleaner provided for the stove top.

*Use ALL at your own risk - DO NOT use while intoxicated, DO NOT leave children OR open flames unattended.
*Hot Tub: Instructions:
Hot Tub Preparation
(Check tub water level before leaving to confirm enough water is in the tub) add water with new hose and use adapter in drawer in small table that was in the bathroom. This is important to have enough water else the jets will run continuously.
1. Children using the tub require adult supervision at all times.
2. No Glass in or around the tub. Please use provided plastic glassware around the Hot Tub. You will find some beach towels for your use as well.
3. No plugged in appliances in or around the tub,
1. Fold lid back and have two people lift the lid off completely
C. Using the tub
1. Press JETS to start jets, temperature should then be displayed 104 is best
2. Move lever to left to add air bubbles to jets
3. Move lever to right when finished tubing,
Note the jets are used to warm the tub so shutting the air bubbles will keep the tub water warm.
4. make sure Bromine floater is in tub when closing up the tub.

*Caution: The Back Deck can be Extremely Slippery when wet. Be mindful of that when entering/exiting or walking around Hot Tub and or especially after a PNW rainfall.

To play the Xbox set amplifier to "CD" and set base and treble to normal settings.
You are welcome to play the CDs provided but please dont take them home with you.
The books are for your enjoyment, if you want to take one home thats fine but please leave an equivalent replacement.
Downstairs Gas Fireplace:
The fireplace is operated by remote control and really warms up the downstairs fast.
Please refrain from wearing your shoes inside if possible. Having a socky household helps me keep the floors clean, dry and damage free.
Please park in the driveway.
Parking in front of the house side is fine except in front of mailboxes as USPS will not deliver mail with a car in front of mailboxes.
Animals and Smoking:
Please no animals (except as agreed by service dog) or smoking indoors. Smoking is okay in front or back yard, there is an ashtray on back deck.
The house is child friendly but be aware there are fragile and potentially harmful items around so please supervise your children inside and outside the house.
Please be courteous and keep noise to a conversational level, it’s fine to invite your friends over for dinner etc but please respect the house and neighbors by keeping disturbances to a minimum. Quiet time is 10:00pm.

Redmond recycles, so please place recycling, food waste and garbage in the three separate containers provided on the street at the front of the house. Please rinse out the recycling, ie jars, cans, bottles etc before putting them in the container. Collection is on Thursday morning so please empty out the house waste containers into the large outdoor containers on Wednesday evening.
Use the counter compost bin for food scraps.
Bins: Green container for garbage, Grey for food waste, Blue for recycling. - Located on the street in front of the house & fence.
Eco & Safety:
In order to conserve energy and water, when you leave the house for the day, please turn off all lights, heaters, faucets, stove etc and lock the front door behind you. Please also make sure all windows and the patio doors are closed and locked otherwise you may find you are sharing the Treehouse with Rocky the Raccoon.
Please don’t cook anything too “smokey” as the smoke detectors are extremely sensitive and will set off the fire alarm which is linked to all the other alarms in the house.
There is a stationary exercise bike downstairs for an indoor work out. Use at your own risk.
Washing Machine & Dryer:
Please do not overload Washer or Dryer. Detergent Pellets have been provided for your convenience. Place 1 Pellet per each load of laundry with clothes.
Dryer: Please clean out lint filter after every load.
Vaccum: There is an ironing board and iron in the downstairs office bedroom closet.
A vacuum cleaner is at top of the stairs and brush and pan in bathroom, please feel free to sweep or vacuum as necessary during your stay.
Utilities - Water, Gas, Electrical:
The furnace, water heater are all located in the locked Garage, please contact Kim at (PHONE NUMBER HIDDEN) immediately if there is a maintenance issue.

Deposit & Cleaning Fee
Of course we don't expect there to be any damage done but we do have some items of value within the house and the deposit is in place in case an accident occurs with one of these items.
So the answer is Yes it is refundable deposit. Airbnb only puts a brief "hold" on the $250 funds until your check-out date. We never see any of it unless there is a damage that occurs in the house and then we would notify you and submit a claim through the proper Airbnb claim Dept. The Cleaning Fee would is non-refundable.
We have a house on Phinney Ridge and are currently living in Shanghai. We are are back in Seattle for the summer and love Greenlake. We are very mindful and will respect your home.
