This quaint, updated apartment in a 1910 home, with fresh paint and floor coverings, is perched over Tacoma's Lincoln International District. Our guests have described it as cosy, cute and comfortable. Just six driving minutes to all Tacoma's main attractions, it is convenient to universities, hospitals, downtown, the Tacoma Dome, and JBLM. This is a great spot to stay for short or long stays.

The space

The upstairs Guest House is a private 650 SQ FT apartment, with separate entrance, that can sleep a total of 4 people: 1 bedroom with a double bed and a double futon in the living room that can sleep 2 additional people. Includes kitchen and bathroom with tub/shower. It has a small deck with cafe table to enjoy outdoors and the urban territorial view. The deck is cool on hot summer evenings as it is in the shade after 3:00 PM. No unregistered guest(s) allowed.

Guest access

Guest parking is in the rear of the building, off the alley, with easy access to the Guest House. The alley entrance is between the "Flying Boots Cafe" and the "East Asian Market", halfway between G St and Tacoma Ave S. There is a stairway to the upper unit with it's own deck with territorial view. Guests are welcome to enjoy the back yard. No unregistered guest(s) allowed.

Interaction with guests

I'm flexible about spending time with guests, if guests would like to socialize we can make arrangements for events. I'm available to answer questions as well. No unregistered guest(s) allowed.

Other things to note

During the summer of 2017 there will be some street construction a few blocks away that may have traffic impacts.

For stays longer than a week, weekly cleaning is provided and an a $50 per week cleaning fee will be added to the bill.

No unregistered guests allowed. Any reasonable, timely request for extra guest(s) will be considered, but having unregistered guest(s) stay overnight puts your reservation at risk.

All reasonable, timely request for extra guest will be considered, but any extra guest will need to be approved ahead of time or you risk loosing your reservation.

Access: Since this is an up/down duplex house with occupants living beolw, we like to ensure everyone has their own space. We kindly ask guests to refrain from entering the 1st level or the lower deck. We’ll ensure your space is likewise respected in return."

Age Requirements: Guests under the age of 18 are still entirely welcome – they will just need to be accompanied by parents or guardians."

Amenities: This unit has a full kitchen, we only ask that you clean the stove after cooking, please wipe refrigerator if you spill anything. Please only eat at the dining table, we prefer if you do not eat in the living room or in areas that are carpeted. This helps keep our cost down, so we can pass on the savings to our guest.

LEAVE BEHIND WHAT YOU DON'T USE: We'll do our best to anticipate what you may need by way of extra towels, blankets or such. Shampoo, conditioner, and soap are available while you are staying with us along with some other spiffs and we expect you to leave behind what you don't use during your stay. If you don't see what you need, please ask.

Bathroom Etiquette: The easiest way to disrupt an enjoyable stay is a plumbing problem. To prevent this, we kindly ask you to please place things like sanity napkins in the sanitary bin we’ve provided in the bathroom. We simply want to ensure you have a royal flush kind of holiday :)

BEHAVIROAL EXPECTATIONS:

Please no entertaining; We are perfectly happy having people pop by to pick up our guests, but we would prefer that you not use our home to entertain them. We'd be happy to help you find other places to spend time with your family and friends, for example working out details to pack a picnic to take to the Gardens or making a dinner reservation.

Check-in / Check-out: Check-in is at 3pm, and check-out is by 11am. Arriving slightly earlier, or want that extra hour to sleep? Should be fine, but please check with us first.

Cleanliness Expectations: Whilst we do a thorough professional clean between each guest stay, we kindly ask that prior to leaving, you clean and put away any dishes or kitchenware used and put any dirty towels in the hamper. It helps us get through our cleaning process quicker and allows us to keep cleaning costs down for you and future guests. To ensure we keep the floorboards squeaky clean for our guests’ enjoyment, we have a no shoes policy inside our home."

Damage: What are your expectations around spills or damage to property?
We understand that accidents happen. But we do ask that you please let us know when they do. Chances are we can fix them as effortlessly as possible which also means better chances of having your full security deposit returned too."

Smoking Policy:
Smoking is allowed on the upper deck, in the rear yard, or on the front side walk, but please no smoking inside the unit. Please use ash tray provided on deck and do not flick ashes on deck.

Illegal Drugs Policy:
What you do in your personal time is entirely up to you, but when staying at our place we have a strict no illegal drug use policy. This is just the law… not so much one of our rules.

Electricity / Lights / Heating: To keep our costs down (and pass those savings on to our guests) we kindly ask that you switch off lights and the heating when its not in use or leaving the house. Mother nature thanks you too.

To be considerate to the other house mates, we kindly ask to keep things on the quieter-side after 9pm. And if you want to listen to music, please remember the other house mates and enjoy via headphones or in your personal space. We’ll make sure to reciprocate the favor.

Maximum Occupancy: We ask that you kindly respect our maximum occupancy requirement. We have this in place instead of an additional guest charge in an attempt to keep costs down for you." All reasonable, timely request for extra guest to stay will be considered but brining in any unregistered guest puts your reservation at risk.

Pets: Unfortunately, we do not except furry friends at this time.

Security: To ensure full safety of our guest’s belongings, we like to keep the front and rear gate closed as a precautionary measure. We suggest you do not leave valuables in your car.

Todd's place was as advertised, clean, convenient and well run. Todd was a great host, even when I told him the place looked great and it was rock solid, he took it upon himself to re-clean some spots that were already clean, because they weren't up to his "standards". Now that's a host! I was in town on a business trip and downtown Tacoma was an easy 6minute drive away..... Overall the area is interesting and there are some great spots around, but late at night, it can have a little bit of sketchiness -- but certainly something you can avoid easily.
