The apartment is located near Preston Park in a quiet neighbourhood a five-minute walk away from Preston Park Train Station in a quiet street. Being newly refurbished if has all the amenities. A few food shops and a Tesco are close by. You can easily walk into downtown Brighton or take a bus from the bus stop which is 200 yards away.

The space

The bedroom offers a double bed.
For extra guests, there is a double sized sofa bed in the living room for which we will provide extra linen. The bed is simple for guests themselves to fold down for sleeping, and pack away for sitting.

The kitchen is fully equipped and the bathroom offers a bathtub/shower.
There is a little patio outside for you to relax.

Guest access

Guests will have access to the entire apartment.

I will be available to assists with any queries via AirBNB, email or phone.

Other things to note

Check-in time is usually after 3pm and check-out time is usually before 11am. If you would like to arrive or leave at a different time, please let us know and we will try our best to accommodate.

Please note that you will be charged £100 for lost keys, so please be careful with them.

The linen for the sofa bed/air mattress will be provided, and left next to the respective item if needed.

Parking: on-street parking is possible for four hours as “pay and display”. However, there is free on-street parking just a few streets away across Dyke Road on The Droveway at Lancing Preparatory School.

Nicole's place was up to great standards and exactly what she describes. We mostly used the bus to get around which is about 5 minutes by foot up the road. The center is reachable in about 10 minutes with the bus so really it was located very conveniently, with buses coming every 10 to 15 minutes. The neighbours were friendly and did not make much noise, which allowed us for a quiet and peaceful stay. The flat was spotless when we arrived and the check-in was quick, and Nicole was very responsive to any of our concerns. Minor inconveniences were perhaps that the WIFI was not very strong in the entire flat and the pots for cooking are a little small if you want to boil pastas for example. But really these things did not bother me enough to rate Nicole's flat any lower. The price in my opinion is fair as you get a flat of very high quality in terms of cleanliness, usability and location.

Lovely little flat in the heart of Preston Park -short drive into Brighton and ideally placed to get out into surrounding countryside. We were there for 2 days either side of a wedding in Henfield. Nicely decorated, clean and tidy, nice linen. Comfortable sofa bed (probably more for one than two) and modern bathroom facilities. Be aware that there's a 4 hr limit on daytime parking every day outside the flat. Little tip - fresh bread and great coffee about 5 mins drive away - The Flour Pot bakery at the top end of Preston Drove and Tilt coffee shop next to it. The apartment is managed by a company - at times it felt like we were just getting standard automated texts and there were a couple of queries about the parking and a broken bathroom door handle that went unanswered. However, the pre-arrival communication was very clear and we had a good time here so I wouldn't mark that down too hard. All in all, a very pleasant stay.
