My 1950's style family home is: 175m from the patrolled Stockton Beach; 25m to the tennis courts; 75m to bowling green; 100m to footy oval. Stockton is a quiet seaside town. The house is only a 2/3 min walk to the beach & to a children's playground. The house is ideal for young children.
The house generally gets refreshingly beautiful afternoon sea breezes. However for those really hot days the house has two 7.1kw split system air conditioning units, 6 ceiling fans and 6 floor fans.

This 4 bedroom 1950's style beach house sleeps 14 people in 11 separate beds.
It is available for holiday accommodation; it is also available for short term accommodation for professionals visiting Newcastle for work assignments. If you are looking for accommodation of more than a 7 day stay which is outside peak holiday time please contact me and I may offer you a special reduced rate for longer stays.
No Smoking, no partying/excessive drinking and no pets permitted at Stockton Beach House
Thanks for looking north of the river to lovely Stockton beach. Stockton is a 700 metre ferry ride from Newcastle CBD. Sooo close to the city.... yet a lifestyle away from it.
Stockton is a chilled out seaside town with a relaxed country feel to it. It has kilometres of long sandy beach to walk along, swimming pool, tennis courts, lawn bowls, flat terrain, wide roads and a great bike track - it is an ideal place for visitors to Newcastle to stay.
Golf courses are close by - Newcastle Golf Course 5km; Pacific Dunes (Medowie) 20km; Horizons Golf Course (Salamander Bay) 43km. For less serious golfers who prefer a less stringent dress standard there is Shortland Waters course 16km.
There is a variety of casual dining venues to choose from: 3 hotels, 2 licenced clubs, 2 fish & chip shops, a pizza place and also Lexie's at the Beach. You can stay for a week and not eat at the same place twice.
The minimum booking period is generally off-peak 2 nights; long weekends 3; and peak holiday periods can be 5 or 7.
BEACH HOUSE DETAILS
Smoking is not permitted at Stockton Beach House
The house is spacious and ideal for large family groups and for large sporting or work groups due to the number of discrete spaces within the house where people can gather together in smaller groups to socialise or relax.
The feedback I have received from all the large groups who have stayed at Stockton Beach House is that groups of 12/14 do fit comfortably in the house without feeling crowded. Groups have told me they like the fact that the large double roomed living/dining room (approx. 22sqm in size) is large enough that everyone can gather together in the same room to sit, relax and chat together as one large group; and they also liked being able to spread out over several rooms in smaller groups.
The house sleeps 14 people in 11 separate beds in 4 sleeping areas.

The beach house does NOT have internet WiFi: but it does have books, board games, poker chips and decks of cards available for your entertainment. Stockton Beach is only 175m from the house.
The beach house has:
- 11 beds
- Four bed rooms
- Two bathrooms.
- Two living rooms
- Two dining areas.
- Two outside entertaining/BBQ areas each 20sqm or more.
- Two 7.1kw split system airconditioning units
- Six ceiling fans and six floor fans
- A fully functioning kitchen in which you can prepare meals.
- A laundry if guests need to do washing during their stay.
The sleeping configuration is:
- Bedroom 1: Queen bed
- Bedroom 2: Queen Bed
- Bedroom 3: 3 single beds and a set of bunk beds - this room can sleep 5
- Bedroom 4: a trio bed (double bed on bottom and single on top) and a set of bunk beds - this room can sleep 5.
Please Note: Three of the beds are the top bunk of a bunk bed. Because of safety concerns I do not allow children under the age of 10 to use the top bunks.
The security bond is $600 for a group of 6 or fewer people; for mixed aged family groups of 7 or more people the security bond is $1000. For large groups of adults the security bond may be $200 per person.
BED LINEN & BATH TOWELS
Bed linen (sheets) and one bath towel per person is provided.
Stockton has the beach, surfing, kite-surfing, 4 km of walking and bike tracks, 2 boat ramps, beach fishing, river fishing, tennis, bowls, swimming pool and it is close to the entrance of the Stockton Sand Dunes and four wheel driving.
Stockton has 3 hotels, 2 licensed clubs, 2 hamburger/fish & chip shops, 2 Chinese restaurants and a pizza shop. It also has Lexie's on the beach for coffee and meals.
Stockton is about 15 klm from Williamstown airport - generally an 18 minute drive.
Stockton Beach House is located:
- 175 metres from the beach and from Stockton Surf Club;
- 25 metres from Stockton Tennis Club; and
- 75 metres from the fully licensed Stockton Bowls Club.
- 200 m from the Stockton Beach children?s playground, Barbecue pavilions and Lexies? Café on the Beach
- 600 metres from the Stockton swimming pool which has a children?s pool and an Olympic sized pool.

- 18km to the entrance to the 4WD tracks onto the famous Stockton Sand Dunes
- Newcastle CBD with many restaurants, bars, shops and a cinema is a ferry ride away
CHILDREN AND FAMILY GROUPS
Stockton Beach House is a family friendly house and children are welcome.
Stockton Beach House has a strict smoking prohibition.
NO PARTYING POLICY
Stockton Beach House is located in a beach suburbs and has neighbors. Parties are not permitted to be held on the property.
Stockton Beach House is 5 km from Newcastle Golf Course at Fern Bay; 20 km from Pacific Dunes Golf course at Medowie; and 45 km from Horizons Golf Course at Salamander Bay.
Newcastle CBD is a 3 minute ferry ride away from Stockton. During operating hours the ferry departs Stockton wharf every 30 minutes during non peak hour weekdays and on weekends; and every 20 minutes during peak hours Monday to Friday.
Newcastle CBD has many restaurants, shops and a cinema all within walking distance of the ferry wharf. There are also major public transport links close to the Newcastle Ferry Terminal on the CBD side of the harbour.
There is on-street parking available.
Interaction with guests
I live in a granny flat in the back yard. I would guess that generally there will be minimal interaction between the guests and myself.
No Schoolies or teenage/university groups will be accepted.
No smoking, no offensive language, no parties/excessive drinking and no pets allowed.
Stockton Beach House does not allow partying. This is strictly a "no partying" property.
Stockton Beach House has a strict smoking prohibition. No smoking is allowed inside the building and no smoking within the boundaries of the property. If a person who is renting the property, or any guest, wishes to smoke they must do so outside the properties fence line.
The house is in a family suburb so no loud noise after 10pm on week nights or 11.30pm on weekends.
TERMS & CONDITIONS OF RENTAL OF STOCKTON BEACH HOUSE
Note: Variances can be agreed on but only by arrangement with the owner in writing.
Payment of the deposit constitutes the clients acceptance of these Terms and Conditions.
PROOF OF ID & GUEST REGISTRATION DETAILS.
Guest Registration details of the names and address of adults staying at Stockton Beach House during the period of your booking must be provided.
Proof of Identity of the person booking Stockton Beach House and of up to 50% of the other adults staying at Stockton Beach House during the period of your booking must be provided – the ID provided can be either a copy of Driver’s Licence or other photo ID.
CANCELLATION POLICY –
• If cancellation occurs more than 7 days before your arrival date, fifty percent (50%) of the accommodation fee is refunded.
• If cancellation occurs within 7 days of your proposed arrival date there is no refund of the accommodation fee.
Breach of these Terms & Conditions is a breach of the Terms and Conditions of occupancy. The Owner and Manager reserve the right to terminate permission to occupy and to evict from the Property, Guests or Visitors who refuse to follow these Terms and Conditions or who cause a nuisance.
CHANGE IN THE NUMBER OF GUESTS STAYING DURING THE BOOKING
The booking has been accepted by Stockton Beach House based on the agreed number of people. Stockton Beach House can accommodate large groups of up to 14 people. If the number of people in your group reduces from the number specified when Stockton Beach House was booked then NO REFUND will be given to you due to the reduced number of guests.
If you wish to increase the number of people staying at the beach house to a number greater than the agreed number (Stockton Beach House cannot accommodate more than 14 guests) then you must contact Stockton Beach House prior to your arrival to discuss this change. If Stockton Beach House does agree to increase the number of guests, then an additional accommodation fee and possibly an additional security bond, will be payable to cover the extra guests.
If the Guest has persons visiting them during their stay then the visitors must depart the property by midnight and must not make loud noises when departing. This is a strict requirement. The guest is responsible for the consequences of the visitor’s behaviour.
Whenever you are absent from the Property, close all windows and doors to maintain security and prevent rain and water damage.
The security/damage bond will be refunded within 14 days in full subject to these Terms & Conditions being met. The bond is designed to cover any additional costs incurred including but not limited to: breach of the no offensive language and no noise nuisance requirements, any breakage, damage or excess cleaning requirements including for smoking on the premises, extra guests beyond those declared etc.
The guest(s) agree that the guest(s) are personally liable for damage to Stockton Beach House property which occurs during the guest(s)’s stay at Stockton Beach House: and if the person, company or association indicated by the Guest who booked Stockton Beach House as being responsible for the damage does not pay for the damage the liability for the costs of the damage will be joint and several with the guest who booked Stockton Beach House.
The guest(s) agree that the security/damage bond may be charged for: non-return of items of the beach house; for costs of damage caused by the guest(s) or visitors of the guests; for offensive language; for excessive noise; and/or if Stockton Beach House has been left in a state requiring excessive cleaning.
If the security bond is insufficient to cover the consequences of the guest(s) breach of the Terms & Conditions of Rental of Stockton Beach House then legal action may be taken to recover additional amounts from the guest(s).
All guests shall accept liability for themselves, their children and their guests. Stockton Beach House shall not be responsible for personal injury, or be liable to compensate guests or their visitors for loss, theft or damage of any vehicle or personal property on or brought into the premise except to the extent that such loss or damage is caused by the negligence of Stockton Beach House.
ARRIVAL & DEPARTURE TIMES
Arrival time is from 3.00pm on the check in date.
Check-out time is 10:00 by the latest, to allow time to prepare property for next guests.
RESIDENTIAL AREA - NOISE LEVELS& OFFENSIVE LANGUAGE
Guests and Visitors must not engage in anti-social behaviour and must minimise their impact upon the residential amenity of neighbours and local community.
Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental and loss of bond. Guests and Visitors must not create noise which is offensive to occupiers of neighbouring properties at any time and especially not between 10pm - 8am or during arrival and departure at any time throughout the occupancy.
There are to be no loud noises, including loud conversations and loud laughter after 10pm on weekday nights or after 11.30pm on weekend nights.
Offensive language or swearing is prohibited at all times of the day or night. If you breach this requirement then a financial penalty will apply – the level of the penalty will depend on the degree and severity of the offensive language or swearing. There are young children in the neighbouring properties who must not be subjected to overhearing inappropriate language from house guests. Offensive language or noise is prohibited and may result in termination of permission to occupy the Property, eviction, loss of rental paid and extra charges for security and other expenses which may be deducted from Security Deposit or Bond under the Terms and Conditions.
During the day and evening your music should not be so loud that the neighbours are able to readily hear the music that you are playing.
Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with parties and functions in terms of cleaning, garbage removal, wear and tear, repairs etc.
Use contrary to these conditions may result in loss of your entire bond, part of your bond and/or additional payments.
Breach: If your group create a noise nuisance after 10pm weeknights/ 11.30pm on weekend nights then a penalty of $15 per 15 minute period past 10.00pm weeknight/ 11.30pm weekend night may be applied; if you create a noise nuisance after midnight then a penalty of $25 per 15 minute period will apply; if you create a noise nuisance after 1.00am then a penalty of $35 will apply for each 15 minute period after 1.00am. However if the nature of your noise nuisance is severe or intimidating then the penalty rate imposed will be for higher amounts then these rates and the police may be called.
EXTERNAL DECKS & other external areas – restricted from 10.00pm
Guests must not remain in the external areas of the beach house after 10.00pm. The noise made by guests who gather on the external decks or other external areas transmits to the neighbours. Therefore guests are not permitted to use the external decks or other external areas after 10.00pm
Smoking is strictly prohibited on this property. There is to be no smoking anywhere within the boundaries of this property - ie smoking is not allowed inside the house or anywhere inside the yard. If a guest or a guest’s visitor wishes to smoke they must remove themselves to the outside of the property’s boundary prior to commencing to smoke. If smoking occurs within the house or on the property it will result in immediate termination of the rental and loss of the rent paid [no refund will be given for rent paid which is related to the period from the date of termination of the booking to the end of the booked period]. Cleaning expenses associated with cleaning up discarded cigarette litter, repairing damage and/or cleansing the house of smoke odours will be deducted from the security/damage bond.A cleaning fee of $10 applies for each separate individual litter item.
Alcohol is to be consumed in a responsible manner. Cleaning expenses associated with cleaning up discarded litter, repairing or replacing damaged items and/or cleansing the house of spills and odours will be deducted from the security/damage bond.
There are strictly no drugs or illegal activities permitted on the property. Immediate termination and eviction from premises will occur & Authorities notified.
Pets are not allowed. Cleaning expenses associated with cleansing the house because a pet was brought to the house will be deducted from the security/damage bond.
To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.
Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. Fees will apply for excess guests not agreed with the owners in advance.
The bedding in the house includes bunk beds. Due to safety concerns there is an age restriction rule which a guest who rents the house must comply with in regards to the age of the guests who use the top bunk of the bunk beds. Children under the age of 10 years are not permitted to use the top bunk of the bunk beds.
Please do NOT strip the sheets from the beds or the doona covers. When the beds are stripped it makes it harder for the cleaner to check that all sheets and pillow cases are present in the house when completing the security bond checklist.
There are to be no items attached/connected to the walls, ceilings or fittings of the property – this includes items such as to streamers and other decorations.
Damage, Breakages, Theft and Loss are the tenants’ responsibility during their stay.
The responsibility of the tenant extends to include bed linen, towels and linen – such that if any of these are missing from the property, or left in a damaged or stained condition, then the cost of replacing or cleaning these items will be deducted from the security/damage bond. Tea/Coffee or Blood stains on linen will automatically attract these damage deduction amounts. The cost which will be deducted from the security/damage bond for the following damaged, stained or missing items are:
• Doona - $100.00
• Doona Cover - $100 single bed; $180 double bed; $180 queen bed
• Sheets - $50.00 single bed; $120 double/queen bed
• Pillow - $25.00
• Bath towel - $20.00
• Hand towel - $10.00
PLEASE NOTE: Quilt Sets, pillow protectors & Mattress protectors which are left in a dirty, stained or soiled condition have a charge of $50 per dirty/soiled quilt/mattress protector and $20 per pillow protector.
If you discover any item in the house has pre-existing stains or damage please email me or text me immediately that you notice the item – in order that I can note that the item was damaged prior to your arrival.
LIQUID SPILLS AND BLOOD STAINS
If you spill liquids in the house please notify me of the type of liquid spilled, what you used to clean it up and whether you successfully cleaned it up.
If any member of your group has an injury which involves a bleeding wound please ensure that the wound is bandaged and that blood is not left on the bath towels, bed sheets or other items in the house. Please notify me immediately if any item is blood stained so that I can attempt to minimise the damage from the blood stain.
GUEST RESTRICTED AREAS – Rear of block restricted area
The Beach House is on a large “double” block of land of 1000sqm with dual occupancy in the rear half of the block. The rear of the block of land (which is the area behind the line of bamboo trees) is not available for your use.
The external rooms and other buildings on the property are also NOT available for your use - except for the outside toilet located near the BBQ area which can be used by guests.
ON DEPARTURE: -
• the property should be left in a similar state to its condition on arrival.
• if you have damaged or stained any item or if you have spilled liquids please notify me of this prior to your departure so we can inspect the item together.
• the floors are to be generally clean and not littered with debris, dirt or other substances.
• all of the towels and hand towels are to be hung on the hooks and rails in the bath rooms (so the wet towels can air and dry) prior to your departure.
• please do NOT strip the sheets off the beds as it makes it harder for the cleaner to check that all sheets and pillow cases are present in the house for the purposes of the security bond checklist.
• the quilt sets, mattress protectors and pillow protectors are to be left clean.
• the stove and the oven are to be left in a clean condition.
• all dishes and cooking utensils are to be washed and put away; or be placed in the dishwasher and the dishwasher started prior to you vacating the property
• all garbage and rubbish is to be removed from the house and placed within the rubbish bin or the recycling bin.
PLEASE NOTE: the rubbish and recycling bin lids must be fully shut. No bags of rubbish or recycling are to be forced into an already full bin and no excess rubbish or recycling is to be left beside the bins - if you have excess rubbish or recycling which does not fit into the bins then you must take it with you.
If you have not left the house in a condition generally similar to the condition in which it was when you arrived then an excess cleaning fee will apply – the amount of the fee will be determined by the condition in which you have left the house. This fee will be deducted from the bond.
Kitchen/Stove/Oven – if you leave items which need to be washed or cleaned by my cleaner then a cleaning fee will apply. NOTE: if you use the oven to heat frozen convenience foods such as chicken nuggets, chips etc then these items splatter inside the oven and create a grease film on all the oven trays and walls. A minimum cleaning fee of $75 will apply is the oven is left in an unclean condition.
Smoking as listed above is strictly prohibited. Some guests choose to smoke outside the front fence which is acceptable. However if butts, cans, bottles or bottle tops are left littering the grass, footpath or road gutter then a cleaning fee of $10 for each separate individual litter item will be deducted from your security bond.
Cancel up to 7 days before your trip and get a 50% refund. Cancel within 7 days of your trip and the reservation is non-refundable.

I have lived in Stockton for 6 years and love the relaxed vibe of the place.
I love travel and have been to many parts of Australia as well as overseas.
The holiday which I enjoyed most was a 5 day Swag tour with my two teenage children which took us to Uluru, Kings Canyon and Alice Springs.
I have used airbnb quite a few times as a guest and thought it was such a great concept that I decided to become a host myself.
