Now available for the first time as a year-round vacation home, our cottage is a beautiful mix of vintage meets modern: the best of both worlds! Situated near the River Jetties, a favorite surf break, guests can enjoy off-boardwalk peace and quiet.

The space

Step inside our newly-listed, two-bedroom vintage cottage, and you will be greeted with a delightful blend of modern stylings within the original framework of a bygone era. Attention to detail has been emphasized for everything vacationers would want for a comfortable coastal getaway:

Guest access

We offer competitive pricing for our guests with beach-cruiser bike rentals for the entire family from infants to adults; free delivery and pick-up included, along with helmets and locks. Additional items available: ice chests, body boards, soft top surf boards, Pack n Play cribs, high chairs, rollaway twin beds, and more!

All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee. Four beach chairs are provided for your use.

PARKING: One vehicle (any size) parking in the adjacent driveway

Due to the moderate coastal climate, this house (like most in the area) DOES NOT have air conditioning.

Our Beachview Realty office is open 7 days a week with 24 hour emergency phone access.

Other things to note

If anything in the home needs our attention, we are quick and responsive to handle the situation. Most of our staff resides in the surrounding neighborhood. We are a wealth of information and customer service!

-Your vacation home will be clean for your arrival; however, daily maid service or linen change-out is not included. Additional services or supplies can be arranged with our office. Call for rates.

-There is to be NO FOOD or SNACKS or DRINKS (except bottled water) in the bedrooms at any time. Evidence of such will result in security deductions. Help keep our linens/carpets in good condition!

- Do not move or rearrange furniture or entertainment and internet equipment.

- All dishes, pots, pans, & utensils – including any dishes in the dishwasher - are to be left clean, dry, and returned to their proper place at the end of your stay.

-Rinse off all sand from your body/feet every time you enter the home to avoid clogging up the shower & bath drains. (The sand destroys our plumbing!) Foot wash tubs or hoses are provided. Some properties also have outdoor showers or accessible faucets.

-Always check the bottoms of your feet for black tar when coming back from the beach – this stains everything horribly! Vegetable oil on a paper towel is helpful to remove tar; please be diligent about this to avoid security deductions! Do not use our bath, kitchen or beach towels!

-Be energy efficient to help keep the cost of our rentals reasonable: turn off lights (including all outdoor lights) & turn down the heat or AC (if it exists) whenever you leave or go to bed. Turn off lights, ceiling fans, heat, AC, thermostats, etc. when you check out.

-Use water sparingly!! We are in a serious drought, and the City is now issuing fines for water usage beyond State parameters.

-We have “vintage” plumbing! Please ONLY toilet paper is to be flushed down toilets – sparingly!

-Do not put wet, sandy towels/suits/clothing in the washer OR dryer…hang wet, sandy items outside to dry first, then shake out all the sand outdoors. THEN, if necessary, launder. (The sand destroys our appliances!) Evidence of sand in our laundry appliances will incur security deductions. Guests must provide all detergent & laundry supplies.

-For the consideration of all neighbors and other property guests:
Hours of laundry operations: 9 a.m. to 7 p.m. only
Please prevent kids from running in upstairs units - especially before 9:00 a.m.
Please try to limit late night or early morning showers in upstairs units: loud plumbing(URL HIDDEN)
-Notify us if anything needs repair, replacement or attention upon arrival, as soon as possible:
1.) so you are not held responsible; 2.) to determine if we need to schedule repairs right away, or if it can wait until your departure. While we don’t wish to interfere with your vacation, we want everything to operate properly for you! (Don’t wait until you’ve checked out to report an issue we could have mitigated.)

BARBECUE: Close off gas line or propane tank valve completely after each use. You are expected to thoroughly clean the barbecue grate after each use, and especially at the end of your stay. Failure to do so will result in a $25 deduction in security.

NO-PET HOMES: Any sightings or evidence of a pet on the property (interior or exterior) will result in the loss of the security deposit amount, plus any related expenses.

SMOKING: All our properties are strict no-smoking zones. Patios, balconies & rooftop decks included. You will forfeit your security deposit. The City of Newport Beach prohibits smoking on all beaches & boardwalk areas as well.

DRINKING GAMES: Drinking games are prohibited on all our properties – inside & outside.

NOISE CONTROL: The City of Newport Beach enforces a “Noise Ordinance” for any occupants of a residence which can result in sizable fines to property owners. It states: Excessive noise at any time (but especially after 10 p.m.) such as loud music, drinking games, constant outbursts of laughter, profanity, yelling, fighting, drunken/vulgar behavior, OR too many guests on the property, will not be tolerated. Neighbors can and will call the police if there are any disturbances. If a police visit to our property is necessary, due to a valid noise complaint, you may be asked to leave immediately with NO REFUND of rental amount or security deposit. Any fines issued to the property owners that were incurred by overnight OR visiting guests, will be passed on to those guests. We monitor any police visits to our property via the police department’s website.

Likewise, if YOU are being disturbed – especially from sleep at a reasonable hour (after 10 p.m.) – we ask that you would call the police non-emergency number, so they can discreetly handle the situation: ((PHONE NUMBER HIDDEN). Notify our office if you are encountering neighborhood annoyances, so we can also mitigate the problem quickly: ((PHONE NUMBER HIDDEN)

Because everyone is in such close proximity with little foliage/barriers to buffer any sound, noise travels easily – even normal conversation outside late at night is very loud to neighbors. In addition, many folks around you are not on vacation. On the flip side, you are coming here to relax and have a good time, so feel free to enjoy yourselves in a considerate manner. The official City Noise Ordinance & L.U.G.O. (Large Unruly Gathering Ordinance) brochure is included in each unit for your reading pleasure, along with the number to the police department. Hint: the white noise of air purifier fans, music or T.V. can really help drown out neighborhood noise that just can’t be helped.

GUESTS: The City of Newport Beach requires the enforcement of a maximum occupancy of overnight & visiting day guests, specific for each property. Immediate termination of your occupancy may occur, with no refund of rental amount or security deposit for numbers of guests that exceed the maximum occupancy. EVENTS: All our vacation homes are licensed for residential purposes only – not for events.

TRASH: You are required to take all trash from the home to our large cans near the alley before your departure. Regularly-scheduled trash pick-up is Monday morning. (During summer months, there is an extra Saturday morning pick-up for all oceanfront and 100 block properties.)
NOTE: Please bag and tie all used baby diapers or feminine products before placing them in any of the indoor or outdoor trash cans. When possible, secure large cans with lids tightly to avoid insect pests. Let us know if you need more kitchen trash bags – all trash must be bagged!
FYI: You may put any recyclables in the regular trash cans, as all Newport Beach trash is sorted in a materials recovery facility, to extract all recyclables.
