If you love great design and want a perfectly central location, this Studio is your personal oasis! In a gorgeous historic neighborhood within 1 mile of downtown, our Studio is located one tree-lined block from either the Riverwalk or lively Alamo Street. This lovingly renovated property combines historic materials with fresh design, and is perfect for those who want to spend time in a unique place. Enjoy a book on the private shady wood porch or stroll to a fabulous nearby destination.

The space

The Studio is perfect for a single traveler or a couple who are looking for a comfortable, intimate, beautifully-designed space to call home. The bedroom features a mix of original and new wood, while the unique bathroom features plaster and copper piping details. The design is definitely unique among any room you have stayed in before--we had fun with these rooms!

The queen-sized bed has nightstands, lights, and outlets on either side of the bed. On the opposite wall, the amenity shelves have all the essentials: wifi, Roku TV, mini-fridge, microwave, coffee-maker, and basic glassware and dishes. In one corner is a full-height wardrobe with room for hanging and drawer storage. The bathroom has a spacious stand-up shower, toilet and single sink with mirror above.

The ceiling fan will do a lot to make the space comfortable year-round, especially when combined with open windows on a lovely day. However, on hot summer days and cold winter nights, a new minisplit on the wall opposite the bed will do the heavy lifting to efficiently heat and cool the space.

The room features 100-year-old long-leaf pine on the bed wall, all of which is original to this 1907 house. The hardwood floors are also original. New white-washed pine boards line the other walls (and serve as the backdrop for some of our architecture drawings). The east-facing windows get beautiful morning light, which can be softened with translucent white curtains.

To bring daylight into the bathroom while maintaining privacy, we installed a frosted sliding glass door. The bathroom itself has a distinct palette of custom plaster, rich floor tile, and custom wood shelves (also made from long-leaf pine harvested from the house). We hand-made the vanity and mirror base with backlight. The plumbing is all new with custom-design exposed copper piping.

Don't forget to enjoy the private porch--perfect for relaxing outdoors under the trees, with great street/people-watching views from the right angle.

Guest access

The Studio and its porch are private to you during your stay. Your room is on the ground floor of a larger main house, but it is not accessible from within the main house. The Studio is accessed by a side porch and door, which is off the well-lit driveway that runs alongside the main house. There is another separate back unit at the end of the driveway. You are welcome to share the outdoor non-porch spaces on property, especially the shade of the enormous pecan tree that towers over our backyard.

Generally, we have one parking space available for the studio in the back area. However this is not guaranteed depending on the occupancy of the main house. Guests always have access to the driveway to unload and load at the studio and street parking is also readily available. Even at busy times (like First Friday), we generally find parking within a block or two of the house.

Interaction with guests

We are happy to be as interactive as you like. Ryan will handle most communication and will be on-site to check you in for your stay.

We currently live in Austin, but we both have work in San Antonio and stay in town frequently. We love this property--we used to live there, and hope to live there again one day.

This is a really sweet spot in a great neighborhood. I had never been to San Antonio before and balked at the hotel prices for the conference I attended at the Gonzalez center. Staying at Ryan's place and making the 20 to 30 min walk was very enjoyable. This King William neighborhood is very historic and fun to stroll around. There are plenty of good places to eat and drink mere blocks away. I'm so grateful I did not end up in the noisy, sterile and expensive environment of downtown. The Bcycle bike share nearby enabled me to see all the missions, Riverwalk, Market square destinations so easily without a car. Just remember to bring a helmet. The space is nicely decorated and thoughtfully appointed with things you might need (coffee, iron & band-aids). The LED color lights in the bathroom, internet TV, and keyless lock all added to the magic. If I ever return to San Antonio, my first choice would be to stay at Ryans!

This well-done private studio is the perfect small getaway. Ryan has put plenty of thought into creating a comfortable, clean and well appointed space with a comfy bed and spacious modern bath. It is comfortable for up to two people and is in one of the best walking neighborhoods in San Antonio. You will get a feel for the real San Antonio by being in this area, something a hotel stay cannot provide. It is now on my "recommend" list to other traveling friends.

This is a gem of a place! Ryan couldn't have been nicer and we were so happy to call this little spot home for the night! The home is just a few blocks from the river walk, restaurants and The Alamo. Easy to find, wonderful neighborhood, quiet location, and the perfect place to stay in with some take out. Communication with the owner was prompt and he also had a lot of great reccomendations for things to do and places to eat. 10/10 will stay again next time we are in San Antonio!

Ryan's place was gorgeous! This was the perfect weekend get away, especially to spend with a significant other. The neighborhood is quiet, peaceful and safe. It is also walking distance to some great restaurants, riverwalk and parks. The style to this room was beautiful and the shower was great with a very modern style. The stay was better than I expected. Ryan is very accommodating and responds quickly! 10/10 would recommend, would love to stay here again in the future! Lots of thanks from Kaitlin & Tim

Ryan and Ashley are both architect-builders in Texas. We've been lucky enough to live and travel in amazing places around the world, but we love central Texas for the gorgeous hill country landscape and relaxed culture. We renovated this beautiful property, while living in it…
