Everything in the room is there for your use: pillows, throw pillows, quality towels, wi-fi, clothes hangers, etc. The front door leads into a large garden area, which is shared with other tenants. Feel free to use the tables, benches and chairs.

Due to work commitments, I won't be available in person. However, you may see me around the property from time to time. We will provide you with a web-based guidebook on many places where local Thais eat and go. It will also contain what tourists love to see/eat/do when in Chiang Mai. (If you find any new ones let us know so we can add them for future guests!) Let us know if you have any questions before or during your stay! 1. Smoking: Smoking indoors is NOT permitted. FINE 2,000 THB. Please go outside to smoke and close the door behind you.
2. Pets: No pets allowed.
3. Shoes: In Thailand, footwear is traditionally removed prior to entering a home. However, it is not mandatory to remove shoes at East Moat.
4. Quiet Hours: Quiet hours are from 22:00 (10pm) to 08:00 (8am). Our neighbours will call the police if there is too much noise.
5. Additional Visitors: Visitors are NOT allowed to stay overnight. Additional charges will apply.
6. Parties/Events: No parties or events are allowed to be organised in the room or at the property.
7. Power: Please switch off AC, lights and other electrical appliances before you leave.
8 (a) Key: If the key is lost, an additional fee of 300 THB will be charged for replacement. (b) Pillow: Extra pillow = 50 THB Each (c) Blanket: Extra blanket = 100 THB (d) Bath Towel: Extra towel = 40 THB Each (e) In-Stay Clean including amenity refresh = 175 THB
9. Durian: No durian allowed in the room. FINE 2,000 THB.

Cancel up to 5 days before your trip and get a full refund. Cancel within 5 days of your trip and the first night is non-refundable, but 50% of the cost for the remaining nights will be refunded.
