The space

This property brings together peace, privacy, charm and convenience. Only 1.5 hours or so north of San Francisco and near the heart of the Sonoma wine country and Coast. Only 10 minutes from the town of Sebastopol.

Guest access

Immediate lawn and gardens surrounding the house are available. Guests have access to the whole house with the exception of the laundry area and Library. The Library is for extra guests and is available upon request. The Laundry area is for extended stays and is agreed to on an individual arrangement.

Interaction with guests

I live in an out building a short private distance from the house.
I like to give guests their privacy so I'm available upon request.

The Main house is listed for a party of up to 4 people, (babies included) with 2 beds:
- 1 King, MB.
- 1 Queen, 2nd BR.

The house can accommodate a 5th person upon request, I do have a Library with a Queen bed that can be set-up for a third bed or an extra guest.
- Extra bed set-up is 1X fee of $40.00
- An additional guest is $40/night/max 3 nights/booking.

I like dogs and accommodate them frequently upon request. There is a $40.00 pet fee/pet/wk. I have free roaming chickens so if your dogs chase them they'll have to be leashed. Pets stay with their owners unless other arrangements are agreed to.

My house is Biologically Friendly :). I clean my home with organic and truly natural, petro-chemical free laundry and dish soaps. Other cleaning products used are hydrogen peroxide, organic white vinegar, baking soda and water :)

• For your Breakfast I provide:
- Fresh ground Coffee, a pour-over style coffee maker is provided.

- I also provide some of our fresh, free-roaming hen eggs, (most always available),
- a loaf of bread
- a stick of butter, for your morning toast.
• An electric kettle for hot water is provided for your hot beverages.
• The house is listed for 4 people, (babies included) and can accommodate up to 5 people with an extra Queen bed set-up in the library.
• An additional guest is $40/nt for a maximum of 3 nights/booking, including extended stay bookings.
• A bed set-up is a 1X, $40.00 fee.
• Sleeping accommodations are for beds, sleeping on the couch or air mattresses are not permitted.
• Pets are not encouraged, however I often make exceptions for family dogs. It's dog heaven here and I love to accommodate them. I clean vigorously after each pet so there should be little trace of an animal when you get here or when you leave, however if there is significant hair or smell left behind I will ask for an additional cleaning fee.
• If we do agree upon a pet to accompany your visit, there is a fee of
$40.00/pet/week, (2 days into the next week will start a new fee if leaving before the next week is over).
• Pets are to be with their owner at all times, they are not to be left alone in the house unless we agree on specific arrangements.
• Pets staying 5 days or more, a $250.00 carpet cleaning fee will be charged.
• 2 or more Pets staying 3 days or more a $250.00 carpet cleaning fee will be charged.
• The property has a number of open-range chickens that roam, if your pet/s start to chase the chickens they need to be leashed when outside, thank you.
• If children are agreed to, please do not let them work with art materials on the fabric furniture or carpets. Please do not let children throw things into the fountain or play in the water as there are fish in it and the pump is sensitive to debris. Children must be accompanied at all times. Thank you.
• HEATING - The home is heated by a Wood Stove. I give you a tutorial on this upon arrival however if ongoing questions arise or a need to assist, I'm available and will help out any time.
• Cable TV is provided.
Electric Water Kettle, Iron, Hair Dryer, all work as standard.
Sonoma County recycles, there are 2 bins one for recyclables: clean paper, plastic, metal and glass and one for non recyclables: Food scraps, diapers and non recyclable material.
• For extended stay guests, (anything over 3 days), I request the home and it's goods and appliances to be left in the condition you found them in or restored to it's start date condition before you leave, otherwise an additional cleaning or replacement fee may be applied.
• I use only organic and natural ingredients to wash all things with. If you run out of one of my products while staying here, please replace them with the same products, 7th Generation products work great.
- If replacing toilet paper, please use 365 brand or 100% paper tissue as some have plastic in them (such as Kirkland brand) and can clog the septic.
• The washing machine and dryer are not included in the listing but arrangements can be made providing you use approved, organic products in them.
• My house is in the country surrounded by nature and I'm organic as possible so with occasional mice control I use small traps. As they like food it's best to put the traps closer to the food areas.
I do not like poisoning them as this gets into the outdoor food chain or they die in the walls causing fly's later on so I prefer to trap them as humanely as possible. I will occasionally need to manage the situation and possibly come into the home during your reservation to dispose of mice should they be in a trap, unless you prefer to take care of it.
• There are occasional maintenance issues that require access to the house for professionals to repair or replace things. I will try to let you know ahead of time as much as possible.
• There is no "Smart Meter" here.
*PLEASE TURN OFF ALL SWITCHES AND APPLIANCES BEFORE YOU LEAVE (except the Wood Stove, please put that to Low).
- If Items are left behind that you request back, a $10.00 shipping fee is required.
**PLEASE let me know if you Take, Break or Misplace any items as I notify AirBnb and resolve this without issue.

Catherine is a wonderful host and we had a great time in Sebastopol. The property is just as described. My daughter fell in love with the rose garden just outside her bedroom. I don't want to forget to mention that Catherine has the three sweetest dogs who were always up to play. If you are looking for a place to stay in this area we highly recommend this place.

As a warning to anyone traveling in a party larger than 4, I'm posting the negative portion of my review first. Catherine's house is a 3 bedroom that she advertises as being a 2 bedroom -- and she indicates in her listing that any guest past 4 is extra (this was $30/p/night, now changed to $40/p/night) and that a 3rd bed can be setup for an extra charge (was $30, now $40). When my party changed from 4 to 5, I texted Catherine to let her know and told her that we would like to bring an air mattress. (Beds that need to be setup usually aren't very comfortable... I preferred an air mattress.) Instead of telling me that she didn't want me to bring an air mattress, Catherine called Airbnb and asked Airbnb to call me to deliver the news that Catherine wanted me to pay her bed setup fee, and would that be okay? It was really weird. Not wanting to spoil our vacation or begin a stay in someone else's home on a bad note, I told Airbnb I would pay the additional fees. (We had already paid $30 for our service dog, making the total additional fees we paid after an additional person and a bed setup fee $90.) Upon arriving, it was clear that this is really a 3 bedroom home. None of the beds appear to have been "setup." They're not pullout couches or rollaway beds. They're all bonafide, comfortable, apparently permanent beds -- in bedrooms, of which there were 3. Maybe Catherine locks one of the doors in the home when she's hosting 4 people. I'm not sure how or why it makes sense to advertise this as a 2 bedroom that sleeps 4 except that Catherine is looking for any opportunity to charge her guests extra money -- and it's not a nice experience to be on the other side of this. Now for the positive portion of my review: The home itself is beautiful and spacious and has a gorgeous view of the countryside from the upstairs balcony. Catherine provides coffee, creamer, butter, bread, and fresh eggs, which we turned into an amazing breakfast. She even, upon my mother's inquiry about whether she could buy an onion, gave us a red onion to use as well. Each of the three beds are comfortable and well made. And the house is situated on a nice country road that's not far at all (less than 1 mile!) from Iron Horse, which is a lovely place to taste sparkling wines, Chardonnays and Pinot Noirs. Because I had such a great time at the property, I want to give Catherine a wholly positive review -- but the extra fees and dishonest representation of how many people the house actually accommodates and how many beds the property actually has leaves a bad taste in my mouth. Catherine, you have such a good thing going! Advertise this as a 3 bedroom that sleeps six, charge an appropriate...

Erin: Thank you very much for the constructive comments. As per the Sonoma County regulations regarding my sewage system, my house is legally permitted as a 2 bedroom home. I do not want to deceive anyone, nor do I want to run into issues with the county. As you mentioned, we have an extra room that can fitted with a bed, but my normal rental audience is 4 adults and 2 bedrooms. With regards to charges, my policies and those by AirBnb are very transparent and up-front and known in advance to anyone that is looking to rent the house. I'm sorry these seemed to surprise you. I enjoyed meeting all of you and I am glad you had a wonderful stay otherwise.

My friends and I had a great stay on this lovely country property. The house had amazing views, a lovely kitchen, and a central (but secluded) location. The only point I would want to share with future visitors would be that the listing isn't completely clear as to what you are getting. It's listed as an entire house with the access rules stating: "Guests have access to the whole house and the immediate lawn and gardens surrounding it." If you continue to read the listing it says that only certain bedrooms are available (but this isn't very clear). We were a group of four people - one couple and two singles. Three bedrooms would have been perfect for us, but unfortunately we were told after booking that the 3rd bedroom costs extra. She had sent revised house rules that stated this, but for some reason I didn't receive it (I'll attribute that to a technical error). She confirmed when we arrived and we agreed, but we would have been more comfortable if the two singles didn't have to share a room or sleep on the couch. Ultimately, if your group is smaller or they don't mind paying even more for the "library room" then this is an awesome spot. Catherine was accommodating and provided us a great experience. It's always nice when we can find a dog-friendly Airbnb, so extra points for that!

Catherine's house was a dream. The land is beautiful and being surrounded by all the chickens and her three dogs gave this place a real country feel. My three year old played fetch with her dog Sugar every single day and even got to collect the eggs one day. All this made our stay so special. If you are sensitive about spiders and bugs this place might not be ideal for you. It was not a problem for us and we were happy the spiders helped us catch some of the flies. That being said, I had never experienced so few mosquitos in a country setting like this. That was a huge plus for someone like me who usually gets bitten so much by mosquitos. Communication with Catherine was excellent, she always made sure we had everything we needed. We will always have happy memories looking back at Catherines very special country retreat! :))

Catherine was an excellent communicator. She always responded to me quickly. She was very friendly and really liked our dogs. She made us feel very welcome. She gave us organic cream for coffee, butter and a loaf of bread along with the fabulous fresh eggs from her chickens. The property is super quiet at night.

I live in Sebastopol in a house next to the one I rent. I am an artist. I like to paint plein air landscapes and people. I am an avid cook and prepare all my own organic, gluten/casein free meals for several years now. I love my chickens, I currently have about 45 including a rooster. My other past times are gardening for vegetables, butterfly's and bees.
