This premium 331 sq ft condo is located in the historic and elegantly restored Bab's building. The charismatic Babs, built in 1905, will take you to the soul of the Missoula community in a heartbeat. The luxury studio condo has been completely remodeled and thoughtfully designed for a very slick, contemporary, but homey 'Industrial feel' and is ideal for out of town visitors looking to explore Missoula and the surrounding area. Completely new, natural and clean interior materials and a big egress window bring lots of natural light to the space. New appliances and other new amenities are complimented by the original sheet rock and brick walls reminding visitors of the old times. The condo comes with a spacious private bathroom, a fully equipped kitchen with solid beech wood counter tops, and a comfortable queen-sized bed. The condo compliments also high speed wireless internet, HD flat screen TV and three person couch, which folds down into a two person sofa sleeper.
Along with this clean, comfortable and secure condo come the additional onsite features for relaxation and entertainment:
- An entirely renovated, communal basement lounge including an official sized pool table, a big screen Cable TV and comfortable seating. Also an icebox, sink, toilet, and washer and dryer are easily accessible.
- A classic, fenced garden with a large communal patio including chairs, tables, benches and a propane Viking grill.
Kindly note: Families with kids welcome! Available for guest use are: a pack and play crib with blankets, pillows and linens. Also a high chair, an umbrella stroller, books, toys, stuffed animals and some kid's dining ware.
The luxury condo is in the basement. The washer and dryer and the communal lounge are located in the basement as well. The condo's ceiling is well insulated from sound and you wouldn't be sharing next door walls with any other condos in the building.

Check-in time is at 3 pm MST on the day the reservation starts and check-out time is at 11 am MST on the day the reservation ends.
Early or late check-in is often available upon request. Late check-out can possibly be available upon request, but if not agreed beforehand, a later check-out penalty can apply. The owner is allowed to withhold money from the security deposit due to a later check out than 11am. A no shoes policy is highly recommended.
If there are any lost keys, the owner is allowed to withhold 50$ from the security deposit.
This is a non-smoking condo. A penalty of 200$ applies, if smoke odor is detected in the condo.
No cats allowed. Other animals or dogs are allowed with permission from the owner only. Additional fee of $25 per dog applies. All dogs must be leashed at all times. Dog owners are responsible for cleaning up any/all pet refuse. Dogs are not allowed on furniture at any time. Any evidence of dogs on furniture may incur extra cleaning fees. All dogs must be up-to-date on rabies vaccinations and all other vaccinations. Heartworm prevention is highly recommended. All pets are to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival. All items above are the sole responsibility of the dog owner. The owner assumes no responsibility for illness or injury that humans or pets may incur while on the condo.
A damage/reservation deposit of $200 is required. This is required in order to book the reservation. The deposit automatically converts to a refundable security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met.
a)No damage is done to the condo or its contents, beyond normal wear and tear.
b)No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
c)All debris, rubbish and discards are placed in dumpster, and dishes are put away and cleaned.
d)Keys are returned as agreed with the owner. (Either left on the kitchen table or put inside a lock box outside the main entry). All charges accrued during the stay are paid prior to departure.
e)No linens are lost or damaged.
f)No artwork is lost, stolen, or damaged.
g)No early check-in or late check-out, if not agreed and approved by the owner in advance.
h)The renter is not evicted by the owner, or representative of the owner, the local law enforcement, or the security company employed.
Damage Caused by Renter. In the event that renter or renter’s agents cause a casualty as a result of gross negligence or intentional misconduct, renter shall:
a)have no right to walk away from the situation, but held financially responsible for the damage caused;
b)promptly repair the damage (and any insurance proceeds that are paid for such damage shall be made available for such repairs), though owner at its option may at renter’s expense repair any damage caused by renter or renter’s agents; and
c)continue to pay all rent and other sums due hereunder and shall be liable to owner for all damages that owner may sustain resulting from a casualty caused by renter or renter’s agents.
Damage Caused by Weather, Wear and Tear, or Other Casualty. In the event the condo is damaged by a fire or other casualty, owner is responsible for repairing and paying for the damage in a timely fashion. Renter shall notify owner immediately in the event of any malfunction of any equipment or a condition creating an unsafe condition at the condo. Owner shall make such repairs, unless due to the acts or omissions of renter, renter or renter’s guests, in which case such repairs shall be made by renter, or renter shall immediately reimburse owner, at owner’s option.
Payment in full is due to latest at check-in and can be paid with any major credit card, unless agreed with the owner differently.
A cleaning fee of $35 is required for cleaning of the condo before renter’s arrival and after renter’s departure.
A fourteen (14) day notice is required for cancellation. Cancellations made more than fourteen (14) days prior to the arrival date will incur no penalty and advance payment and reservations deposit will be returned in full. Cancellations made within fourteen (14) days of the arrival date forfeit the $200 damage/reservation deposit. Neither early departure nor late arrival warrants any refund of rent or deposit.
Maximum number of quests allowed is 4 adults and 1 child, 2 people per bed and 1 child in a crib. The condo is furnished with one queen-sized bed and one double-sized pull-out sofa sleeper. Additionally, the condo will have one children’s portable crib (pack and play) available, if requested by renter in advance.
The condo requires a minimum stay of 2 days/nights. If the condo is taken for less than two days, the guest will be charged the two-night rate, unless agreed differently with the owner. Longer minimum stays may also be required during holiday periods.
Rates include a one-time linen and towel setup. Maid service is not included in the rental rate. Additional clean linens and towels for four (4) people are included in the condo. There are also children’s linens and blankets for the pack and play crib available if requested by the owner in advance. The Bab’s Condos LLC does not permit towels or linens to be taken out from the condo, expect two purple beach towels. A washer and dryer are provided in the basement of the Bab’s building and can be used by renters only.
Any reservations obtained under false pretense will be subject to forfeiture of deposit and/or rental money, and the party will not be permitted to check-in.
Vehicles are to be parked on street public parking. Any illegally parked cars are subject to being towed. Applicable fines & towing fees are sole responsibility of the vehicle owner. The condo does have any designated parking areas for the renters.
Water and Septic
The condo is on city water and septic systems. The septic system is effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to two hundred dollars ($200).
Weather Refund Policy
No refunds will be given unless the National Weather Service orders mandatory evacuation.
Use of Premises
No part of the premises of the Bab’s building and the condo shall be used at any time during the term of this Agreement by renter for the purpose of carrying on any business, profession, or trade of any kind, or for any purpose other than as a private single family dwelling. Renter shall not allow any other person, other than renter’s immediate family or transient relatives and friends who are guests of renter, to use or occupy the premises without first obtaining owners written consent to such use. Renter shall comply with any and all laws, ordinances, rules and orders of any and all governmental or quasi-governmental authorities affecting the cleanliness, use, occupancy and preservation of the premises.
Alternations and improvements
Renter shall make no alterations or improvements on the premises of the Bab’s building or the condo or construct or make any other improvements without the prior written consent of owner. Renter shall not change window coverings, paint the premises or put hardware, nails, screws, bolts into the walls on the premises without the prior written consent of the owner.
Non-delivery of Possession
In the event owner cannot deliver possession of the condo to renter upon the commencement of the rental term, through no fault of owner or its agents, then owner or its agents shall have no liability, but the rental herein provided shall abate until possession is given.
Renter shall not keep on the premises of the Bab’s building and the condo any item of a dangerous, flammable or explosive character that might unreasonably increase the danger of fire or explosion on the premises or that might be considered hazardous or extra hazardous by any responsible insurance company.
Inspection and Construction
Owner and owner's agents shall have the right at all reasonable times during the term of this Agreement and any renewal thereof to enter the condo for the purpose of inspecting or constructing the condo and all buildings and improvements thereon, and for the purposes of making any repairs, additions or alterations as may be deemed appropriate by owner for the preservation of the condo or the Bab’s building. The owner is not responsible for the maintenance of the communal spaces or communal equipment available for the renter in the Bab’s building. Any other owner, who has property in the Bab’s building, is allowed to do alternations, construction or repairs to their property. In case of general construction taking place in the Bab’s building, no refunds will be given. Owner and its agents shall further have the right to exhibit the premises and to display the usual "for sale", "for rent" or "vacancy" signs on the premises at any time before the expiration of this Agreement. The right of entry shall likewise exist for the purpose of removing placards, signs, fixtures, alterations or additions that do not conform to this Agreement or to any restrictions, rules or regulations affecting the premises.
If at any time during the term of this Agreement renter abandons the condo, owner may obtain possession of the condo in the manner provided by law, and without becoming liable to renter for damages or for any payment of any kind whatever. Owner may relet the condo for the whole or any part of the then unexpired term, and may receive and collect all rent payable by virtue of such reletting, and hold renter liable for any difference between the rent that would have been payable under this Agreement during the balance of the unexpired term. If owner’s right of reentry is exercised following abandonment of the condo by renter, then owner shall consider any personal property belonging to renter and left in the Bab’s building or the condo to also have been abandoned, in which case owner may dispose of all such personal property in any manner owner shall deem proper and owner is hereby relieved of all liability for doing so.
Maintenance and Repair Rules
Renter will, at its sole expense, keep and maintain the premises of the Bab’s building and the condo in good and sanitary condition. Without limiting the generality of the foregoing, renter shall:
(a) Not obstruct the driveways, sidewalks, courts, entryways, stairs and/or halls, which shall be used for the purposes of ingress and egress only;
(b) Keep all windows, glass, window coverings, doors, locks and hardware in good, clean order and repair;
(c) Not obstruct or cover the windows or doors;
(d) Not leave windows or doors in an open position during any inclement weather;
(e) Not hang any laundry, clothing, sheets, etc. from any window, rail, porch or balcony nor air or dry any of same within any yard area or space;
(f) Not cause or permit any locks or hooks to be placed upon any door or window without the prior written consent of owner;
(g) Keep all heating filters clean and free from dirt;
(h) Keep all lavatories, sinks, toilets, and all other water and plumbing apparatus in good order and repair and shall use same only for the purposes for which they were constructed. Renter shall not allow any sweepings, rubbish, sand, rags, ashes or other substances to be thrown or deposited therein. Any damage to any such apparatus and the cost of clearing stopped plumbing resulting from misuse shall be borne by renter;
(i) And renter's family and guests shall at all times maintain order in the premises and at all places on the premises, and shall not make or permit any loud or improper noises, or otherwise disturb other residents;
(j) Keep all radios, television sets, stereos, phonographs, etc., turned down to a level of sound that does not annoy or interfere with other residents;
(k) Deposit all trash, garbage, rubbish or refuse in the locations provided therefore and shall not allow any trash, garbage, rubbish or refuse to be deposited or permitted to stand on the exterior of any building or within the common elements;
(l) Abide by and be bound by any and all rules and regulations affecting the premises or the common area appurtenant thereto which may be adopted or promulgated by the Condominium or Homeowners' Association having control over them.
Should it become necessary for owner to employ an attorney to enforce any of the conditions or covenants hereof, including the collection of rentals or gaining possession of the premises of the Bab’s building and the condo, renter agrees to pay all expenses so incurred, including a reasonable attorneys' fee.
Recording of Agreement
Renter shall not record this Agreement on the Public Records of any public office. In the event that renter shall record this Agreement, this Agreement shall, at owner’s option, terminate immediately and owner shall be entitled to all rights and remedies that it has at law or in equity.
This Agreement shall be governed, construed and interpreted by, through and under the Laws of the State of Montana.
If any provision of this Agreement or the application thereof shall, for any reason and to any extent, be invalid or unenforceable, neither the remainder of this Agreement nor the application of the provision to other persons, entities or circumstances shall be affected thereby, but instead shall be enforced to the maximum extent permitted by law.
The covenants, obligations and conditions herein contained shall be binding on and inure to the benefit of the heirs, legal representatives, and assigns of the parties hereto.
The descriptive headings used herein are for convenience of reference only and they are not intended to have any affect whatsoever in determining the rights or obligations of the owner or renter.
The pronouns used herein shall include, where appropriate, either gender or both, singular and plural.
No indulgence, waiver, election or non-election by owner under this Agreement shall affect renter’s duties and liabilities hereunder.
The parties hereby agree that this document contains the entire agreement between the parties and this Agreement shall not be modified, changed, altered or amended in any way except through a written amendment signed by all of the parties hereto.
Any notice required or permitted under this Agreement or under state law shall be deemed sufficiently given or served if sent by United States certified mail, return receipt requested, addressed as follows:

Renter is advised that the property contains an electric range, a fridge, microwave, coffee maker, toaster, TV and DVD player, and will seek help from the owner if the proper operation of such items is not fully understood.
Owner shall provide towels, linens, pots, pans, cups, plates, utensils, knives, forks, spoons and other items as commonly used in a bathroom, bedroom and kitchen setting. Toilet paper, soap, dish detergent, laundry soap, shampoos, and other consumables are to be purchased by the renter. No reimbursement will be made for unused consumables left at the condo. If consumables exist at the condo when the renter arrives, the renter is free to use them.
The condo has a fire extinguisher installed near the kitchen area. The fire extinguisher was fully charged at last inspection. It is the duty of the tenant to inform management immediately should the fire extinguisher become less than fully charged. Renter agrees to use the fire extinguisher only for true emergencies.
The condo has fire alarms installed and they are believed to function properly at the time of rental. Renter will notify management without delay if a fire alarm “chirps” or has a low battery condition.
This condominium is owned by the Bab’s Condos LLC and is not responsible for any accidents, injuries, or illnesses that occur while on premises of the Bab’s building and the condo. The owner is not responsible for the damage or loss of personal belonging. The owner is not responsible for any damage or loss that may occur to any guest’s vehicle(s). By accepting this reservation, it is agreed that all quests are expressly assuming the risk of any harm arising from their use of the premises. This acceptance includes any/all others who the guest may invite to visit the premises.

About the owners:
Missoula, as for many people, is a special place to us. It is where we met as students in college and where we always knew we wanted to call home. After school, however, life and work took us to Asia, Finland and New York City, before we could both settle back in Missoula together and start our family. Now with our daughter Maija, we are pleased to share all that the Missoula community has to offer with visitors at our Bab’s condo.

Jenni first came to Missoula as an exchange student attending grad school from Finland. She immediately fell in love with the surrounding landscape and community but most of all Kurt. Kurt’s family is from the area and always knew the Montana lifestyle was the only one for him. They both enjoy the outdoor and cultural opportunities Missoula has to offer including skiing up Pattee Canyon, taking their daughter Maija to Missoula’s award winning Children’s Theater or enjoying Missoula’s restaurants, breweries and distilleries. They feel fortunate to call Missoula home and are pleased to share their love of the area with each of their guests.
