This is a summary of our most important house rules. Our complete house rules are included with our quote and you will be requested to accept them when booking.
No loud parties. This is a quiet neighbourhood and we wish to maintain friendly relations with our neighbours. The guest agrees to not act in any way that would cause disturbance to local residents. Strictly no hen dos or stag parties.
Strictly no smoking allowed anywhere in the house. Smoking only allowed in garden where ashtrays must be used and all cigarette butts disposed of safely.
No pets allowed anywhere in the house or garden.
No casual visitors:
The rental varies according to the number of guests. The house is rented to you for no more than the occupancy declared and agreed in the booking (not max occupancy). No other people should be allowed in the house at any time.

Heathrow airport - 15 min by car, longer via buses that run between Heathrow and Windsor which stop close to the garden flat.
London city centre via train - walking distance to Egham and Staines-upon-Thames train stations with 40 min train ride to London Waterloo station (which is very close to the London Eye, South Bank Centre, Royal Festival Hall, Westminster, Buckingham Palace, St James Park and Trafalgar Square).
River Thames - walking distance to Runnymede and Staines-upon-Thames, beautiful river side walks along the tow path.
Countryside and lovely walks - walking distance.
Fishing - in local lakes or river Thames, rod license required.

The guest agrees not to act in any way that would cause disturbance to the residents in neighbouring properties. Between 10pm and 10am noise must be kept to a minimum to not cause disturbance to local residents. The walls between our house and our neighbours are thin.
Please ensure not to disturb, annoy, endanger, or inconvenience neighbors, nor use the premises for any immoral or unlawful purposes.
Should a complaint be received you may be asked to leave. All monies paid will then be forfeited.
Strictly no smoking allowed anywhere in the house. Smoking is allowed in the garden - please place all cigarette butts in ashtrays provided. Please note that if a guest smokes in the house, we will need to have the property professionally super cleaned at the expense of the guest.
No pets allowed anywhere in the house or in the garden.
No casual visitors:
We would request that you do not bring casual visitors to the premises unless they have booked to stay with us.
off-street parking for one vehicle is available in front of our house. Please do not park in the street in front of our neighbours´ houses (ie houses number 30 and number 32) as these parking spaces are dedicated solely for their use. There is plenty of parking up and down the street or in nearby streets. Please be considerate to our neighbours when parking to ensure our neighbours are not inconvenienced.
Waste management and minimization:
Waste collection in our area is a nightmare, our local council only empty the black waste bin and blue recycling bin every 14 days.
We ask our guests to help us reduce the waste left at the property in the following ways:
-please minimize waste by placing all recyclable waste (glass, plastic, metal, paper and cardboard) into the blue recycling bin in front of the house. Never place non-recyclable waste into the blue bin as the council will then not collect it.
-non-recyclable waste can be placed in the black bin in front of the house. However, as the black bin is only emptied by the council every 14 days we ask all guests not to overfill the bin or leave us with any waste bags which do not fit into the bin. The council does not collect any bags outside of the bin.
- the black and blue wheelie bins must always be kept as close to the street as possible, this is the only place from which the council will empty them. Collection day is currently Tuesdays. If bins are kept too close to the house the council will not empty them and rubbish will build up causing signicant inconvenience to our neighbours.
Your co-operation to minimize and manage waste is most appreciated.
Arrival, departure and keys:
Check-in time: after 4pm
Check-out time: before 10 am
All keys must be left on the dining table on departure. Failure to do so will incur a charge for replacements.
No shoes in the bedrooms upstairs to avoid staining the carpets.
Children are always welcome and the property is family friendly. However, children should be closely monitored and not left alone in the property, especially near windows and stairs on the upper floor of the property, around the large sliding glass doors or around the BBQ area.
Please ensure that proper control is exercised over children and never allow them to jump in beds or sofas.
If children are likely to wet the bed, please place a water repellant mat or let us know so we can provide a special mattress protector too.
No candles or burning matters may be used in the house.
No disconnecting / removing / tampering with the smoke alarms please - they are there for your safety.
Cutlery and inventory:
If you move items (cutlery, plates, pots, pans etc) between cupboards or BBQ area, please return them to their original position at the end of your stay to make inventory taking easy for our property manager so we can return your security deposit in a timely manner.
(Inventory sheets are available in all kitchen cupboards and drawers to make it easy for our guests to return kitchen items where they belong.)
No moving of furniture:
All rooms are carefully furnished to ensure our guests enjoy their stay with us - please refrain from moving large furniture to avoid unnecessary damage to floors, walls and furniture.
A BBQ is provided for your use during the summer months only. If you wish to use this could you please empty the ash and leave the grill tray in a reasonably clean condition before you leave for the benefit of the next guests. Apologies if the previous guests have not extended this courtesy to you but as our cleaner has a lot to do in a short time and just can't physically manage this as well between changeovers this is one job we respectfully ask guests to undertake themselves.
Any problems, please contact us as soon as possible in order to give the us the opportunity to remedy the cause of the complaint. If you fail to notify us of a complaint immediately or do not notify us until after your departure, then no liability for any subsequent claim will be accepted.
In this Agreement, the following terms are defined as:
- the Owner: Simone Claesson accommodation provider of Egham house
- Lead Guest: the person entering into the agreement with Simone Claesson to rent Egham house
- Occupant(s): all other persons accompanying the Lead Guest
- Visitor(s): all non-resident persons invited into the property by the Lead Guest. No casual Visitors are allowed on the premises (day or night), only those booked to stay with us are allowed.
- Agent(s): other persons appointed by the Owner to act on their behalf
This Agreement is made on the basis that the premises is to be occupied by the Lead Guest and other Occupants for a holiday of a specified period. The Lead Guest must be over 21 years of age, and will have responsibility for the house and must have the authority to ensure that all Occupants observe these House Rules.
The Lead Guest or other Occupants under license have the right to occupy the premises for the purpose of a holiday only for the period stipulated and are not protected tenancies under the Rent Acts. It is not permissible to assign, let, part with possession of the accommodation, nor allow any casual visitors to occupy the premises. This occupancy license is granted by the Owner to the Lead Guest and other Occupants for the Holiday Period and is not intended to create the relationship of landlord and tenant. The Lead Guest and other Occupants shall not be entitled to a new tenancy, or to any assured tenancy or any statutory protection under the Housing Act 1988 or other statutory security of tenure now or upon termination of this Agreement.
If casual Visitors are found to be staying in the property the Owner reserves the right to terminate the holiday and all members of the guest party will be asked to leave immediately. The Owner will have no further responsibility to them. No refunds will be made and the Owner will not pay any compensation, expenses or costs incurred as a result of the termination.
The Owner undertakes to provide a furnished holiday let; the total contracted remuneration includes the provision of accommodation and use of facilities as described, the provision, use and laundering of towels and bed linen, the supply of utilities (water, electricity, broadband and wi-fi), and an end-of stay cleaning. Additionally, there is one off-street parking space for a single vehicle.
The Lead Guest and all Occupants are required to maintain the premises and its contents in a clean and tidy condition.
Non-smoking and no pets:
The Lead Guest accepts there are strictly no pets and no smoking allowed in the house and garden. If Occupants admit a pet in the house or garden, the security deposit will be forfeited and in addition further cleaning charges will apply. If a guest smokes in the house, the security deposit will be forfeited and in addition further cleaning charges will apply.
All mattress covers, fitted sheets, duvets, duvet covers, pillows, pillow protectors, pillow cases, towels and tea towels are provided for the duration of your stay. Under no circumstances will Lead Guests and other Occupants be allowed to sleep in beds without adequate bed linen.
There is a charge for the cleaning of stained mattresses so if children are likely to wet beds you are required to bring and use your own waterproof mattress protectors.
The accommodation is cabled for Virgin Media fast broadband, a Wi-Fi/ Ethernet hub is installed to access the internet. This service is provided free of charge; it is a domestic service and not a business service; the Owner accepts no responsibility or makes any guarantees to the availability or the speed of the service. Lead Guests who require a guaranteed business service should make their own arrangements for internet access.
Personal/Cancellation Insurance Cover/Liability:
The Lead Guest and other Occupants are strongly advised to arrange insurance cover against personal loss and cancellations, the use of the holiday accommodation is at the Guests risk and no liability will be accepted by the Owner for injury to Lead Guest, other Occupants, Visitors, loss or damage of belongings. Your insurance company or broker will be pleased to advise you. The Owner does not provide insurance cover for Guests personal belongings or money.
The Lead Guest shall be liable for any loss, costs, expenses or claims arising from any damage caused to the house and/or its contents by the deliberate or negligent act or omission of themselves or any Occupant or Visitor.
The Lead Guest will be held responsible for all breakages and damage that occur during your stay, such incidents must be reported as soon as possible to the Owner in writing via email. Compensation will be charged against your security deposit, in such cases where the security deposit is insufficient to cover all the compensation, we will issue an invoice for the additional amount. The Lead Guest will be expected to pay this invoice within 7 days. Failure to do so may result in legal proceedings. If you break items such as crockery and glasses you can leave the inventory replacement value in the holiday property when you leave. The inventory is checked at each changeover and any omissions noted before the property is released to occupancy
The purpose of the property rental is holiday use only and the Lead Guest and other Occupants are not permitted to conduct any business, trade or profession (other than the maintenance of business communications by telephone, post or electronic means) from the premises.
The Lead Guest and other Occupants are required to apply normal security precautions for the prevention of theft or burglary, including locking all doors and securing all windows when the property is unoccupied and the securing of doors whilst occupants are asleep to prevent entry by an intruder.
If the Owner or any other person in authority is of the reasonable opinion that the Lead Guest or any Occupant is behaving in such a way as to cause or be likely to cause danger or upset to any other person or damage to property, we will be entitled to terminate the holiday of the person(s) concerned. The person(s) concerned will be required to leave the accommodation or other service and the Owner will have no further responsibility to them. No refunds will be made and the Owner will not pay any expenses or costs incurred as a result of the termination.
Right of Entry:
The Lead Guest shall allow the Owner or his Agents entry to the house for all reasonable purposes. The Owner has a right to enter the property at any reasonable time to effect urgent essential repairs to the property or the fixtures and fittings of the property and this right extends to any trades person or maintenance worker appointed by the Owner. In an emergency where the safety or security of the premises or the occupants is endangered, or serious damage to the property would ensue if an emergency repair were not carried out, this right may be exercised at any time of the day or night. The Owner will endevour, so far as practicable in the circumstances, to make the best possible arrangements for the continued comfort of the Lead Guest and the Occupants, the keep the Lead Guest informed about the progress of the work, and to carry out the work at a time convenient to the client where this can be arranged. The Owner may enter the premises at any reasonable time to carry out an inspection or for other purposes.
No electrical appliances (other than radios, mobile telephones, portable computers, and other small consumer electronic devices) may be brought into the premises.
Complaints and Liability:
In the event that the Lead Guest or Occupant has a complaint about any aspect of the premises or the service provided they must immediately bring this to the attention of the Owner in writing via email in order to give the Owner the opportunity to remedy the cause of the complaint. Failure to notify the Owner of a complaint immediately or not notifying the Owner until after departure will not give the Owner the opportunity to remedy the cause of the complaint and will affect your rights under this Agreement. All such complaints should include all relevant information, failure to do so will affect the ability of the Owner to investigate the complaint and will affect your rights under this Agreement. If the Lead Guest and Occupants vacate the property prematurely as a result of any alleged dissatisfaction, or makes any claim upon return home from the property, and has not followed this procedure, then no liability for any subsequent claim will be accepted or correspondence entered into. Under no circumstances will the Owner’s liability exceed the rental paid for the property.
The Owner takes no responsibility for the failure of public utilities including suppliers of electricity, gas, broad band, digital TV or water / sewerage services, whether planned or not. The Owner takes no responsibility for the level of service provision offered by any of the public utility suppliers. The Owner does not guarantee the uptime or speed of service of the Broadband Installation.
Virgin Media TV channels are provided for the enjoyment of our guests; this is provided free of charge. The Owner cannot guarantee the performance or availability of these TV channels at any time.
Third Party Acts and Omissions:
The Owner does not accept any responsibility or liability for acts or omissions of third parties, which may prevent or disrupt a booking. It may be possible that certain facilities or features may not be available on occasions due to circumstances beyond the Owner’s control for which the Owner accepts no liability. In addition, no liability can be accepted by the Owner for any injury, loss or damage to the Lead Guest or Occupants arising out of or in connection with the use of the house.
Description and Overall Standard:
The information and descriptions supplied, whether in writing, verbally or in our listing, are believed to be accurate and are offered in good faith. The Owner endeavours to ensure accuracy, but whilst every care is taken to ensure that all information regarding the property is accurate, there may still be errors or omissions. 30) The Owner reserves the right to change or modify decoration or furnishings (including fixtures, fittings or equipment) provided as necessary, though will endeavour to maintain the overall standard described in the listing. Accordingly, the Lead Guest will have no case for recompense in the event that decoration, furnishings or equipment varies from that described between the time of booking and commencement of the let.
The Owner will not be liable for breakdown of any equipment, nor for any accident, damage, loss, injury, expense or inconvenience whether to persons or property which the Lead Guest or other Occupants may suffer, except where such failure renders the apartment uninhabitable (eg total electrical failure, or failure of the boiler resulting in lost of heating/hot water). The Owner will make every endeavour to repair or replace equipment that fails during the period of let, but cannot guarantee this can be achieved.
Security Deposit/Guest Obligations:
The Lead Guest agrees to provide a security deposit, which may be retained, in whole or in part, to meet the cost of breakages, other damage, missing equipment or other fittings or facilities or extra charges for non-compliance with the obligations detailed below. The security deposit is fully refundable provided all house rules have been complied with and the following provisions are met:
- all keys are left on the kitchen table and the house is left locked
- the number of Occupants booked and paid for has not been exceeded at any time during the stay
- no casual visitors have been staying at the premises at any time
- no damage has been done to the property or its contents, beyond normal wear and tear
- no linens have been lost or damaged
- all dishes and kitchen utensils and appliances have been left clean
- no debris, rubbish and discards has been left in the house nor overfilling the waste bin or recycling bin.
- no charges are incurred due to illegal activity during the stay
- no early arrival or late departure
- the Lead Guest or any Occupant has not been evicted by the Owner (or Agent representing the Owner) or the local law enforcement
If, because of actions or omissions by the Lead Guest or other Occupants, the Owner is unable to meet his obligations with respect to subsequent guests, the Owner reserves the right to recover other losses from the Lead Guest.
Cancel up to 7 days before your trip and get a 50% refund. Cancel within 7 days of your trip and the reservation is non-refundable.
