Occupying the principal ground floor rooms of an 1820s townhouse and enjoying plenty of natural light, this outstanding Flat offers generous, comfortable accommodation and is beautifully and thoughtfully presented to include art and antique pieces complementing the elegant Georgian proportions.
The well-regarded, quiet location is ideal for your short stay in Edinburgh, being within easy walking distance of the Royal Mile, Edinburgh Castle, Princes Street and Waverly Station. Broughton Street, with its specialist traditional butcher and fishmonger, excellent restaurants and other shopping is just two blocks away.
The Flat is grandly proportioned—with a ceiling height of 12 ft 10 inches in the principal rooms and huge windows—and contains furnishings of rare quality yet is also a cosy home with functional, modern bathroom, kitchen, laundry and heating.

This special place is my home. I ask prospective guests—especially if you are a new, un-reviewed AirBnB user—kindly to introduce yourself to me and give some information about your upcoming visit to Edinburgh. As an additional safeguard I ask for a physical damage deposit of £200, refundable at the end of your stay, to be paid to me outside the AirBnB system after confirmation of the booking; please message me if you have any questions about this or any other aspect of making the booking.
There are a couple things to note: there is only one sleeping area in the Flat, the 60" (150cm) wide bed; the antique sofas cannot be used for sleeping and therefore the Flat is rented only to guest parties of 1 or two persons sharing the bed.
The Flat is furnished with antiques which have stood the tests of time. I hope you enjoy them as much as I do and ask you to help me best preserve these pieces in their present condition by observing the following guidelines:
•please use the placemats provided for all plates and glassware; please do not leave cold or iced drinks unattended on polished surfaces even on placemats since the condensation from the cold glass can pool on and spill over the table mat and damage the finish
•sit gently into the seat furniture
•do not move large furniture
•if moving smaller furniture, such as chairs, please be aware the joints are old; also please do not position furniture close to the central heating radiators since the heat will dry out the wood and cause irreparable damage
•do not clean furniture and furnishings; some of the antique items need to be cleaned in specific ways and the housekeeper will take care of everything on her weekly visits and after the end of your stay
•go easy on cleaning/tidying up at the end of your stay; we understand you like to leave a place as you found it but this is not expected by the housekeeper and is not required for your deposit return; our experience is that a hurried clean by a guest just before leaving is not helpful to us
You are also asked to observe the guidelines for use of the central heating.
