Interaction with guests

I will be just a message / email away when you have any questions about the apartment or need any tips for the neighbourhood.

It is unfortunate that Mike (who left a very bad review for the apartment) and his family were at the apartment while I was on holiday in Europe and the electricity run off. Even with 6 hour time difference and I was on holiday myself, I replied any of their emails as soon as I received them and even spoke with them on the phone to make sure things are ok. It absolutely broke my heart to see a review like this while you have been trying your best to make sure the guests would enjoy their stay.

Well, what can I say, luckily all other guests are quite content about the apartment and I will make sure that it stays that way, and definitely still trying my best to make you feel home while staying over at the apartment.

Other things to note

There is an instruction of the apartment and a list of international and local restaurants in the neighbourhood marked down on a map, which are available in the apartment upon your arrival.

There is an aerobed available in the apartment in case there are more than 3 people staying.

We stayed at Xiao's apartment for nearly a month during July 2015 - comments below: Positives: - Great location - Nicely remodeled, good sized apartment, especially for Beijing - Great to have a washing machine in the unit While the bones were nice, we did experience some difficulties and stressful situations: - Electricity went out in the middle of one night due to the electricity money running out. We had to call on relatives in Beijing who had a Chinese bank account to wire money to the electrical company to get it back on. If we didn’t know locals and speak Mandarin, we would have not been able to resolve until the owner was able to get back to us the following afternoon. To the owners credit, we did get a refund for the amount we spent to get the electricity running and were offered a small refund for the inconvenience. - Hot water would go out every other day or so - you can call a handy man to fix it, but again, it is helpful if you speak Chinese to talk to him. We eventually figured out how to fix it ourselves. - Air conditioning did not seem to work correctly in one room and was weak in the other. The owner offered to send a fan as a solution. Given the existing air conditioner worked as a fan, we decided that would not help the situation. - Very steep steps to enter the apartment - it would be difficult if you have large luggage or are mobility impaired - Received notice after check-out that a kitchen pan and lid were missing and that we would be charged for them. As we did not use any of the owner’s kitchenware, we’re not sure how that went missing during our stay. Recommend to inventory and take pictures of the kitchen supplies when you check-in. Overall - up and down stay - if we did not have family in the area and speak Mandarin, it would have been extremely challenging to overcome the day-to-day issues we encountered.

Xiao's place was clean and very comfortable. The space was more than enough for our group of 3 and was very accessible overall. The closest subway station, which is on line 1 of the subway map, was about 10 minutes walk from the apartment. There was a bus stop about 5 mins from the apartment which could be taken to the forbidden city, xidan shopping district etc. The apartment is in a nice area with lots of restaurants and stores. There's a convenience store just downstairs of the apartment which was good for purchasing water, drinks, snacks etc. Xiao was quick to respond to us whenever we had a question or issues with the hot water in the apartment. The hot water ceased to run at random times but one call to the reception desk from either us or Xiao and there would be a handyman within a few minutes to come fix it. Overall my friends and I had a comfortable stay at Xiao's and would highly recommend her place to other travellers for it's accessibility and comfort.

Hello! My family and myself stayed at Xiao's apartment for five nights in May 2015. We were four people and for those cases Xiao had an air mattress ready. We had a problem with it because it didn't keep the air and became flat in the middle of the night. As she had been the whole time to answer our questions or queries, Xiao was responding almost immediately to try to help us out. Finally her husband brought a bendable mattress to solve the problem. Xiao's response during the whole stay for general questions or for this specific problem was always almost immediate and always trying to help and find a solution. Very good support. The location of the apartment is very convenient. It is close to Yong'Anli subway station, direct line to Tiananmen. There is a well supplied supermarket in the way to the subway station. There are also a few interesting restaurants in the area and it is also close to Silk Street (for those interested in buying silk) and the CBD where some places to hit the nightlife of Beijing can be found. The apartment itself has been recently renovated and looks very nice, modern and spacious and there is plenty of natural light. It is a vey good option for one or two people or even three if one is willing to sleep on the couch. For four people it can be a bit tight and the bendable mattress is needed. I can without any doubt recommend Xiao and her apartment to other travelers, specially, as said before, for one or two people. Thank you Xiao!

Xiao made us feel very welcome at her apartment. Although we never met in person, she was always available at the other end of the phone and very quick to reply to any questions we had right from before our stay to after our departure. We found the apartment to be as described. Spacious and clean, with all the modern amenities one would expect. The apartment is in an 'international apartment' block so the reception was always staffed and made it easy to resolve any problems we had. The closest metro station is about 15 mins walk away along main roads, we felt very safe even walking at night. There wasn't many international eating options close by, but there were many Chinese food places.

We stayed for 4 days in this beautiful down town apt. Xiao was the perfect host always at the end of email or phone to help us. I would have no problem in recommending this apt. Garvan and Patricia
