~The availability of this room is on a limited basis. This room is generally not available to rent if there is a vacancy/availability in the upstairs apartment. Check-In/Check-Out Time: Generally Check-In after 3 pm and Check-Out by 10:30 am. You must SET a check-in/check out time with me and stick to it, or let me know if it needs to be changed ahead of time. Please be considerate in following this as I need to clear time in my schedule to have the house ready at a certain time for both you and in many cases, the guests checking-in after you check-out.

*Note on aesthetics: There was a leak (which is now fixed!) which caused some of the paint on the ceiling to scale/peel a bit. It is not a safety issue, as it is not lead paint. I thought it was good to note though, so people are aware of it. I just need to re-paint.

Guest access

The bedroom is on the first floor of my home. It is a comfy place to stay when you are in the area, nothing very fancy, but comfortable. The room has a Full Bed (sleeps 2), two desks, a small 4-drawer dresser for your belongings, and a bookshelf with some room for a few extra things. The closet does not have much room in it, but if you need to hang a few items, let me know ahead of time and I can make some room. *NOTE: I do need to access this room at times because I have some clothes and other items I sometimes need to get to. I will, however, completely respect your space and your belongings.* Your room has two windows: one next to a desk, looking out into the sunroom and backyard; the other next to the other desk, looking out to the pool and side yard. You have a full length mirror in the bedroom. There are ceiling fans in your bedroom, the dining room, living room, and kitchen. I might be able to provide a desk fan in the warmer months. In the living room, there is a TV with BluRay/DVD Player. There is a dining room attached to the living room with a bay window to view the front yard. The kitchen has a stove/oven, microwave, toaster oven, and full-size refrigerator with freezer. There is a full bathroom with shower/tub and this is a shared bathroom.

*As far as Handicap Accessible: There are 5 steps leading up to the front door, but a few years ago, a friend of mine made a ramp for my grandmother's wheelchair which I keep in the garage. That ramp will allow you to skip those 5 stairs, however there is still 1 more step up into the house from there. Also, the bathroom is small and will not fit a wheelchair, and does not have handicap bars.*

Respect me, my stuff, my property, my neighbors, and any other guests at the house. This includes being aware of your noise levels. Please remember that aside from me sharing the downstairs with you, there will usually be guests upstairs as well, so please be aware of your voice/tv volume (particularly late at night/early in the morning).

**For safety and privacy reasons, Airbnb guests staying in the Guest Room are not allowed to have other guests.**

No smoking at all inside the house. Outside smoking with use of ashtrays is fine if you clean up the ashtrays before you leave.

No illegal drugs on the property.

No pets.

No eating/smoking/glass/diving in the pool. (It's only 4.5' and is too shallow to dive.) Use of pool/yard is at your own risk - Please be responsible & careful.

Please respect the fact that you are sharing my living space with me and clean up after yourself.

I recycle and would appreciate your participation to keep our garbage costs down. Just rinse all cans/plastic/glass/cardboard and put them aside for recycling.

I don't think this should have to be mentioned, but as it's been an issue already: If you must light candles, please do so in a thoughtful and safe manor. Only light candles in/on a candle holder and do not leave lit candles unattended.

Please don't leave open food/dirty dishes around so that we can avoid bugs and/or other unwanted guests.

Shut off all lights/TV when you're not around and lock the doors to the house (as well as the sunroom windows if you've had them open)!

*I occasionally have particular work-out equipment in the house. THIS EQUIPMENT IS NOT FOR THE USE OF GUESTS** PLEASE, RESPECT THIS.

It was heaven to float in Nell's lovely pool on a hot summer day. Nell and Adam are a lovely couple, warm and welcoming. its obvious they put a lot of time into their local guidebook which covered a wide range of eateries and interesting places to visit. They have a huge music collection on CDs and are very willing to let the houseguest determine the music.

We visited Cold Springs, NY for hiking in October. My boyfriend is an adventurous person, who believes in the beauty of spontaneity, so we didn’t book a hotel in advance. After calling many local hotels, we had almost given up as everything was overbooked and overpriced ($200-300 the cheapest). We found Eleanor on AirBNB at the last moment, she replied to us right away, saying that she has a room available. She has provided us with the clear directions how to get to her place. She even sent us a picture of the house so we could easily find it. The house is impeccably clean and very, very cozy. You have a feeling like you are home. Everything is super organized. Maps, booklets, cards featuring local attractions, places to eat, local art galleries etc. are conveniently placed on the table. You will also find the list of the phone numbers you can call in case of emergency and precise instructions how to log into the Wi-Fi or even turn the TV on. Clean towels are provided as well. Everything is well thought out, from convenience to entertainment to visitor’s safety. We were thoroughly impressed! Eleanor’s hospitality is remarkable, and she really took her time to help us out with where we can go and what we can do in town. She made us feel like home, and we wished we could have stayed longer. It was a great experience, the one that you would never get staying at a hotel. Outstanding experience overall! Great location, great house (clean, well organized, perfect facilities) and above all, terrific hospitality. Eleanor is an amazing host, kind and pays particular attention to details to ensure you feel at home. I'd highly recommend her and her wonderful house, either for a short stay (1-3 days) or a long one (one month and beyond)!

This was my 1st airbnb experience. I must admit I was a bit apprehensive but that quickly went down the drain after meeting Eleanor. Kind, professional, clean, well planned rules and regulations, a great activity sheet for visitors. The $ is phenomenal. I had to leave a gift to show my appreciation. Staying here was an incredibly pleasant and convenient experience. Eleanor is so kind. She welcomed us and had great information available for us. She even had parting gifts for us! If you're looking to spend some time in the Newburgh or Beacon areas (Beacon was really interesting with all of its galleries and restaurants!) The only thing that kept this from being perfect was that it wasn't hot enough to use the pool! Maybe next time.

I've lived in Newburgh since late 2008, but have lived in the general area for most of my life. (I grew up about 40 minutes away in Putnam County.) I'm very friendly. I can be very quiet, or very talkative depending on the vibe, the people I'm with, and the situation.

I love to eat - especially different new things, or just food that isn't on your generic restaurant menu.

My apartment and room for rent are located in a great place to experience Newburgh, Beacon, New Paltz, West Point, Orange County, Dutchess County, Ulster County, and so much more of the Hudson Valley. There are plenty exciting and relaxing things to do in this area: Hiking, Music, History, Art (DIA Beacon & Storm King Art Center), Farms, Wineries and so much more.

I always show my guests respect and expect the same from them in return. I've really been enjoying hosting on Airbnb, and I hope to make it a great experience for those who stay here as well.
