Victorian home, overlooking the Saxtons River, and just a short 4 minute walk to town. 2nd floor rooms (6) sleep 2 - some may accommodate 3 - 4 all with private, modern baths. One room has a jacuzzi - not always available - please request it when you reserve. We also offer an apartment with kitchen, liv rm, 3 bedrms & 1 bath.

The space

Beautiful, updated, old home in small-town setting.
Close to many "Vermont" activities & adventures -
cross country skiing, snowshoeing, downhill skiing,
snow tubing, country fairs, harvest festivals, apple picking, strawberry picking, foliage drives, farms.

Guest access

Small upstairs sitting area, large front porch, yards,
fields & woods with walking trails.

Interaction with guests

We live on first floor & are continually available - but guest accommodations are separate from ours.
We will interact as much or as little as guest would like.


House Rules

Respect others - so "quiet hours" from 10 PM - 7 AM.
Unfortunately, we do not allow pets. We do have a cat who does not go into quest rooms - but is available for visiting with on porch or outside. Smoking is permitted on porch & outside.

Very nice location and beautiful , well kept place. Room was very comfortable and was equipped with fan and very comfortable bed. Carol was very hosiptable and was very nice stay.

A beautiful Victorian house in a great location. There is a bit of traffic on the street, but in the pauses—and there are many—you can hear the rushing of little river across the street. The property is full of lovely trees, the house has a magnificent porch, and our rooms were spacious and simply but nicely decorated. We were very comfortable. And Carol made us feel welcome and then left us to enjoy our rooms. We highly recommend two Bellows Falls restaurants, both just 10 minutes away on the same street as the Inn: Miss Bellows Falls Diner for breakfast and Poppolo for supper. It's a lovely area.

Carol's B&B is quiet and comfortable. I enjoyed the sound of the river and the quaint small town atmosphere. The jacuzzi was a great bonus. Our hosts were friendly and helpful. We ate breakfast at nearby Cafe Loco--which was also fabulous. Would definitely stay here again!

This is such a beautiful and comfortable house. My Mum and I had a wonderful stay. It was quiet, peaceful, and our hosts Carol and David were wonderful. The neighborhood is great for cycling and biking, and walking.
