This 2-bedroom, 2-bath, 8th floor condo overlooks the pool and beach. It is in the coveted Marbella del Caribe complex, which is right on Isla Verde Avenue. Surrounded by hotels, casinos, restaurants, shops and nightlife, the area is close to Condado and Old San Juan. The apartment is immaculately clean with central air conditioning, washer/dryer, plenty of linens, towels, kitchen utensils and flat screen TVs. The perfect spot for a relaxing vacation, or exploring, shopping and nightlife.

The space
This is a two-bedroom apartment with kitchen, living room/dining room, two bathrooms and balcony. There is a king-size bed in the master bedroom, two twin beds in the second bedroom and a small air mattress. One set of keys to the apartment is in the lock box and an extra set of keys is on the counter in the apartment. Combination for the lock box will be provided shortly before arrival. Fob (blue disc) is used to access the building and gates. $150 will be charged for loss of keys or fob.
On grounds facilities include pool, basketball and tennis courts, picnic tables and barbecues, playground, and beach access.
Apartment is centrally air-conditioned* and is equipped with washer/dryer (please clean lint filter after every cycle), microwave, iron, vacuum, coffee maker, blender, toaster, TVs, DVD player, alarm clock, bath towels, sheets, blankets, pillows, beach towels, and wireless internet. A starter soap and toilet paper are provided, but after that renters are responsible for their own.
The name and passcode are written on the modem, which is on the end table in the living room. Please be considerate of the next renter and do not take anything home with you. Replacement cost of missing items will be deducted from deposit.
There are tiny ants on the beach and by the pool. Renters are advised not to put anything on the sand or on the ground by the pool as this will bring the ants into the apartment. If ants are found, usually one spray of Raid (which is located under the kitchen sink) will eliminate them.
To turn on the TV and cable, use only the top left button on the cable remote.
Vertical Blinds: Do not pull on vertical blinds to open. Use cord located on left side of blinds to FIRST open slats then use second cord to draw blinds open.
Bedroom Blinds: Please make sure that blind slats are in the open position before trying to raise or lower the blinds.
Do not move furniture around. If furniture is not found in original place, renters will be charged $50.00 to move it back.
Guests: This 2-bedroom apartment has a maximum occupancy of 5 people. The administration will notify the owner if too many people try to gain access and they will restrict admittance. All people entering the building must register with the security guard.
The air conditioner control is located on wall between kitchen and bathroom. To make local phone calls, dial the area code and number. For long distance calls, dial 1 before the area code and number. Calls are free of charge to anywhere in Puerto Rico or the United States.
Garbage may be disposed of in room located in hallway, passed elevators, behind louver door. If anything doesn't work or you have a problem, please contact the owner immediately so repairs can be arrange. Do not go into building office. They do not attend to renters and are not responsible for individual apartments' repairs or keys.
Important rules:
• Do not wash towels with sheets as this will cause machine to unbalance and break
• Turn off the air conditioner and ceiling fans whenever you leave the apartment
• Do not open windows or doors while air conditioner is on…this will cause the unit to freeze
• Do not smoke inside the apartment, there is an ashtray on the balcony
• Do not bring the air bed to the beach or pool…it is for sleeping purposes ONLY
• Do not hang towels, clothing, mops, etc. on the balcony
• Pets are not allowed in the apartment nor anywhere on Marbella grounds without a permit
• You MUST vacate the apartment by 11 a.m. on the day of departure
Apartment will be clean upon arrival and it is expected that it will be in broom-swept condition upon departure. There is laundry detergent and cleaning supplies in the apartment. If the apartment is not found in presentable order (dirty dishes are left in the sink, refrigerator or oven; there is an excess of dirty towels or linens), the renter will be charged an $85.00 cleaning fee, which will be deducted from the deposit.
Please leave both sets of keys on the counter when you leave.
*The central a/c was damaged by Hurricane Maria. Temporarily, there are window air conditioners in each bedroom. As soon as the central a/c is replaced, these will be eliminated.

Guest access
Upon arrival guests must register with the security guard, who will then permit access to the building. On the door to the apartment there is a lock box, which contains the keys. There will be a second set of keys on the counter inside the apartment. Keys include a building fob, which is used to access the pool, beach, and building entrance.
There is a pool, barbecues and gate to the beach. There are bathrooms by the pool. Chairs by the pool are available for use on a first come, first served basis. The pool is closed on Mondays, otherwise hours of operation are 10:00 am to 7:00 pm. Lounge chairs and umbrellas are available for rent on the beach, just outside of the entrance gate, which are available from 9:00 am to 4:30 pm on weekdays and until 5:00 pm on weekends.

Other things to note
Renters must be at least 25 years old. Arrival is after 3 pm; departure is by 11 am. If renter fails to vacate the apartment by 11 am, the cleaning personnel will enter the apartment to begin cleaning and the renter will be charged an extra night.
If the renter cancels anytime prior to the rental date or is delayed arriving for any reason (weather, illness, etc.), they are still responsible for the full rent. To cover these costs, trip insurance can be purchased at www.insuremytrip.com, by calling 1-800-487-4722 or a company of the renter’s choice.
If any items are missing from the apartment (towels, sheets, etc.), or there is willful damage, the renter will be charged accordingly. Fee for the loss of the master building fob or parking beeper is $150.
Apartment will be clean upon arrival and it is expected that it will be clean upon departure. There is laundry detergent and cleaning supplies in the apartment. If the apartment is not found in presentable condition (dirty dishes are left in the sink, refrigerator or oven; there is an excess of dirty towels or linens; garbage is not disposed of; or the apartment is not broom swept), the renter will be charged an $85.00 cleaning fee. This fee will be deducted from the deposit.
Renters are required to notify owners of any problems. Owners will tend to problems as soon as possible, but are not responsible for problems or malfunctions within the building or due to utility companies. In case of emergency or requested repairs, owner or repair personnel may enter the apartment. Occupants are not permitted to purchase anything for the apartment, nor will they be reimbursed for purchases made, without the prior approval of the owners. If the furniture is not found in its original place, the renters will be charged a $50 fee to have it moved back. Pets are not permitted in apartment nor anywhere on Marbella grounds.
Illegal drugs or other substances are not permitted at any time. In addition, if more than five people occupy the apartment, or occupants are over-boisterous, they will be asked to vacate the apartment immediately and will receive no refund. Smoking is not permitted inside the apartment, but is permitted on the terrace providing the sliding doors are closed.
Owners assume no responsibility or liability regarding physical or personal property while residing in the condominium and all occupants agree to relinquish all responsibility.
My apartments are smoke free. I do allow smoking on the balcony, but require the doors and windows be closed so that smoke will not enter. They are also pet free. There are pets in the building that belong to permanent residents who must have a permit for their pet. Pets are not allowed on the building grounds.

Supermarkets and Shopping
• Walgreens and CVS are across the street and are open 24-hours. Each carries a wide array of products/groceries.
• Supermarkets include: Pueblo Supermarket, located on the highway to the left of the Embassy Suites, and Super Max, west on Isla Verde Avenue, past the cemetery.
• American brands of coffee are usually not available in Puerto Rico, so bring your own.

Restaurants in Isla Verde:
El San Juan Hotel:
• Yamato, Japanese food and sushi.
• Napoles Pizza & Gelato has a variety of dishes, good pizza, cakes and ice cream.
• Marea is a new Mediterranean restaurant, no reviews yet, but is has been very crowded
• Meat Market is billed as a hip alternative to traditional steak houses. Reviews are conflicting.

The Intercontinental Hotel:
• Ciao Mediterranean is a beachfront restaurant that is good for lunch but expensive
• Ruth's Chris Steak House is the classic steak house, the food is very good but expensive
• Saki is a new Asian restaurant so no reviews yet.

Plazoletta Shopping Center:
• MiCasita Puerto Rican Restaurant has local food and is famous for their Mofongo. Breakfasts are great and inexpensive. (Tell Howard that Nora and Dominic recommended.)
• Entrevinos is a new restaurant that has fabulous food, a great atmosphere and a wide selection of wine. Tell George that Dominic recommended.
• Chinatown Express for dine-in or take out at really great prices (same owner as MiCasita, Howard)
• 24 Market, Burger King, Subways, Pasta To Go, and Church's Chicken are also in Plazoletta.

Verdanza Hotel
• Yee's Asian Bistro offers good Asian fusion cuisine
• Burger Bar is a casual restaurant and sports bar

Embassy Suites:
• Outback Steakhouse is part of the national chain.

East on Isla Verde Avenue:
• Wendy's, Taco Bell, Pizza Hut, Los Gorditos are other fast-food restaurants close by
• Lupi's is a Mexican restaurant and bar located just east of ESJ Azul. Prices are reasonable.
• Chili’s (part of the U.S. chain) is located across from El San Juan Hotel
• Platos is located in Coral By The Sea, between Lupi’s and Denny’s. Prices are reasonable.
• Pui Bello is also in Coral By The Sea. They have great breakfasts, lunches and gelato.
• Denny’s, part of the national chain, is located in the small shopping center past Platos.
• Metropol Restaurant is a popular Cuban restaurant located east, just before the highway. The service is great, the food is tasty, the prices are right and the menu is large. Tell Belkyes that Dominic & Nora recommended

Ritz Carlton Hotel:
• BLT Steak is the classic steak house
• Il Mulino New York is a very popular Italian restaurant, quite expensive, but good food.

Courtyard by Marriott:
• Salsa is a reasonably priced Latin-inspired restaurant that has a very limited menu during the week and a fabulous buffet on weekends. It also features a daily breakfast buffet.
• Sirena is located right on the beach offering Caribbean fusion cuisine in a romantic setting.

West on Isla Verde Avenue:
• Ferrari Gourmet is a friendly Argentinian restaurant famous for their pizza
• Ceviche House is a very popular Peruvian restaurant on Isla Verde Avenue just before the highway.
• Chez Argentinan Steak House is located a little further west and has good food

Bebo’s BBQ is a roadside restaurant across from the airport (next to the McDonald’s). It has typical Puerto Rican fare such as roast pork, chicken, rice and beans, rice with pigeon peas, plantains, etc.

El Alambique (a.k.a. The Hungry Sailor) is a great local bar and restaurant on the beach, east of Marbella. Tell them Dominic recommended.

La Playita is a bar and restaurant located in the Hotel La Playa (at the east end of the beach). It has a beautiful view and great hamburgers but be prepared to wait a very long time for your food.

Condado has numerous restaurants, many of which are very good, such as:
