The room is located on 1st floor of our spacious three-level house, there are 3 guestrooms total in the house.
In the flat there is also comfortable living room and large modern kitchen at your disposal.
There's good choice of bars, restaurants and shops in the area, but room is pretty quiet.

The space

It's double bed room with, in case of 3 people booking, addition of a fold-up mattress (Foam mattress About 180 x 60 cm 15 cm thick).

Guest access

In the house, on 1st floor, there is bathroom with shower over bath for guest's use (2 guestrooms) and additional toilet on 2nd floor.
Available living room and dining kitchen with an oven, a microwave and a fridge.

Interaction with guests

The house is set to let the guests get in at any time, so it's likely that I won't see the guests but I'm available for any info or other request if needed.

Other things to note

Some guests claims that the sound insulation in the house is not the highest quality and the sound of people walking stairs, the floor above or talking behind the wall can be disturbing. It never bothered myself when I lived there for few years, but the more sensitive people might consider that.
There are total 3 rental bedrooms in the house. While, in most cases, due to the size of the place, it's not a problem, sometimes it happens that f.e. everyone wants to eat at the same time and the area might feel crowded.

As there are other guests staying in the same house, please adjust your behavior (especially noise level) and usage of common spaces, so the other guests can stay happy as well.

If you are leaving any food in the fridge, after your stay, please label it as for the public use. As there are 3 rooms with guests changing in the various days, sometimes it's hard for me to do it myself and the food my gets wasted before the day of "empty house" comes :).

Recycling in Edinburgh is getting more pressed recently so please help me dealing with it. Please follow the Recycling Manual on the wall in the Kitchen.

The room was exactly as shown in the photos, bright, large, and very comfortable. We also made good use of Stefan's large kitchen/dining area. Off-street parking right outside the front door was a plus, though we caught the bus every day from just round the corner to go into the city centre. a great location for our week in Edinburgh.

It is a good place to stay. Directions are clear to get there. Rules are also quite straightforward. There are near bus stops with good connections to city center.

I stayed for 5 nights while waiting to move into a permanent residence in Edinburgh. The location for this was great as a student attending Napier Uni. The bathroom with the shower is next to this room and has no lock. The room itself was spacious. However particularly for longer stays, your experience will fully depend on other guests in the house, over the course of my stay, there were a few different guests. Some were considerate, some arrived after 1am and rang on the doorbell/hit the door for 20 minutes. Its sort of like a hostel vibe apart from less safe as there's no staff presence. However the kitchen/communal area is really lovely and overall my stay was good.

Thanks for review. In short words: If there's any issue, please tell me straight away, hard to deal with that 2 weeks later. The lock to the bathroom seems to be a problem for some reason - while I'm replacing the handle, kind of, regularrly, it seems to take guests 2 to 6 weeks to dismantle it and then no one tells me about that untill someone gets annoyed enough to put it in the review and I can read it 2 weeks after the person left... :( It's sorted by now, as I read about that in another review about week ago. :) About the other guests breaking the House Rules: In case I'm noticed at that moment, I can ask them to behave, regused, ask to leave/offer you some refund to be payed by them but only if I do the action at the moment it happen.

This airbnb is on a great bus route into the centre as well as the airport. As it is described it is shared with 2 other air bnb rooms, so be prepared for other people to be there. There isn't a lock on the toilet door at the moment, so perhaps a sign or something would help. I would bring earplugs just in case the other residents are not respectful of the guidelines Other than that it is a great place for a couple to use as a base when exploring the beauty of Edinburgh.
