About this listing

The apartment is on the top floor of a magnificent Regency family home. Sharing only our staircase, it is self contained with ensuite bathroom, walk-in wardrobe and kitchenette. All in the heart of Regency Brighton, just minutes from the sea.

The space

The apartment takes up the top floor of our townhouse sharing only the staircase (and a washing machine/dryer) with the rest of our home.

It consists of a large bedroom & sitting room with two comfortable armchairs, a dining area, central heating, TV/DVD, WIFI, iphone radio clock, hair dryer etc and wonderful sea views across the Brighton rooftops.

The bedroom area has a queen size double bed but I can arrange a roll out single bed if you'd prefer two beds.

The large ensuite bathroom is accessed through a big walk-in wardrobe. It consists of a bath with a separate shower overhead, sink, WC and an armchair.

The apartment also includes a small kitchenette The fridge will be stocked with breakfast provisions and a welcome Prosecco for your arrival but breakfast will not be provided daily.

The kitchenette has a sink, fridge, toaster, kettle and microwave, iron & ironing board solely for guest use. There is also a washing machine & dryer which are shared with the rest of the house.

NB: Kitchenette does not have a cooker or a hob.

Guest access

You will have your own front door key and a key to your room. The apartment is on the third floor of our house so is only suitable for those who are happy to climb the stairs. (We are however regularly told that the views make it worth the climb!)

Interaction with guests

We will be delighted to welcome you to our home and give hints and tips for the best that Brighton can offer.

Other than that the apartment is pretty much self contained to come and go as you please.

We are a family of three. My partner Tiago and I and our dog Walt. He is a very friendly Rhodesian Ridgeback who will be delighted to welcome you to his patch!

The rental includes the entire top floor of the house, the communal stairs and hallway but not any other part of the house.

Pets are permitted in the property only with prior approval. 
Pet owners are responsible for cleaning up any/all pet refuse. 
Pets are not allowed on furniture at any time.
Any evidence of pets on furniture may incur a charge.

A security deposit of £200 is required via AirBnB

The deposit is NOT applied toward rent; however, it is fully refundable within 2 days of departure, provided the following provisions are met.
· No damage is done to property or its contents, beyond normal wear and tear.
· No charges are incurred due to illegal activity, pets or collection of rents or
services rendered during the stay.
· All keys are returned.
· All charges accrued during the stay are paid prior to departure.
· No linens are lost or damaged.
· No early arrival or late departure.


MAXIMUM OCCUPANCY – The maximum number of guests is limited to two (2) persons.

MINIMUM STAY – This property requires a two (2) night minimum stay.

INCLUSIVE FEES – Rates include a one-time linen & towel setup. Facilities fees are
included in the rental rate.


RATE CHANGES – Rates subject to change without notice.

FALSIFIED BOOKINGS – Any booking obtained under false pretence will be subject to
forfeiture of advance payment, deposit and/or rental money, and the party will not be
permitted to check in.

WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be
approved in writing in advance.

No off street parking provided. On street parking is charged by Brighton and Hove council as pay-and-display. It is expensive at £3.50 per hour so not recommended. There is £1 per hour parking three streets away and NCP car parks ten minutes walk away. Alternatively there are park and ride car parks outside Brighton.

JP's home, and the use of the self-contained apartment is perfect for a stay in fabulous Brighton. The location is perfect...central enough to be in walking distance of all the attractions but in a quiet area to get away from it all. We felt very welcome throughout our stay, and JP has put a lot of thought and attention to detail into the apartment. The whole place is spotlessly clean, is very comfortable and has real character to it. Even the little kitchen is stocked with all you need. I can't recommend it enough.

JP's house is utterly beautiful. The location is perfect with a lovely stroll into town and sea views to greet you when you come home. I'd say the pictures don't even do justice to how lovely this space is. I was tempted to sneakily hide here forever ;) As well as the lovely home, JP was a great host. Super accommodating about arrival and departure times, great at keeping in touch when we were making arrangements and he even left provisions in the fridge. I can recommend this place to anyone looking for a gorgeous home from home. Thank you!!!

JP is great host, he was very responsive and helpful. Flat is great and has indeed amazing view to the seaside. Just the right location, close to all the restaurants and shops (10-15 min walk), train station, beach as well as more quiet area in just minutes walk. We went for morning run by the sea side and it was really nice, highly recommend it. We also loved the charm of the flat, much better than staying at the hotel!
