3 Bedrooms, 2 Baths (Sleeps 7) Cape Cod House with a modern addition- directly on the water and at the edge of a nature preserve. Located on a private cul de sac with 3 houses, only 60 miles from Manhattan & minutes from historic Bellport Village.

The space

Surrounded by panoramic views of the bay and neighboring nature preserve, my home gives you an opportunity to experience nature by stepping outdoors or from within the comfort of the pristine interiors. The home has three bedrooms and two bathrooms, new kitchen, upstairs and downstairs living/dining room and sun porch. This classic cape cod beach house with a modern twist is newly renovated in 2014 by noted architect David Ling. The interior spaces are flooded with light and surrounded by stunning views of nature and beautifully decorated interiors with midcentury Swedish (Malmsten, Nana Dietzel) and American (Wormley) furniture. An all season home for the individual or family looking for a private getaway convenient to New York City without the traffic or attitiude of the Hamptons.
note: the third bedroom is divided by a curtain and has two twin beds.

The fresh air and breezes are one of the enjoyable aspects of living near the ocean and bay.
Please lock the doors, windows firmly any time you leave the house.
When cooking on stove (other than boiling/steaming) please open window next to stove

No smoking/no frying (deposit will be forfeited) and no shoes
no access to roof, garage, masterbedroom closet and armoir in the kitchen
A cat occasionally resides in the house, so please note for those who are allergic.
check-in 4pm / check-out 11am. You're welcome to park at the house after 12 PM if you arrive early and hang out at the beach.


heat: there are 2 thermostats one for the upper living room and one for the master bedroom. The remaining rooms are individually controlled by the base board heaters

Upstairs
living/dining:
You're welcome to use the woodstove (at your own risk). The damper is on the front/below the door (left=open/right=closed)-please provide your own firewood available at the local grocery stores/farm stands.
No eating or drinking on any sofa.
Kitchen:
When cooking please open the upper window above the stove. Kindly always use the pot lids and absolutely no frying.

Stair:
Please accompany children using the stair.

There's a DVD player and monitor so you're welcome to bring your DVDs.

Departing:
please lock both doors and leave the key in the designated place
run the dishwasher to clean any used dishes etc.
place used towels in the bathtub.
there are 2 garbage cans, one for garbage (with lid) and one for recycling (without lid). we have racoons so secure the garbage can lid with the bunji cord.

if the heat is on, kindly turn it down to 55 when departing

David's place was amazing. Everything I dreamed of and more. My 5 friends joined me at the house for my 40th birthday celebration and it could not have been better! The atmosphere, the beach, the house and the neighbors all were SO welcoming! I could have stayed there the entire fall if I didn't have to carry on and work occasionally! Great decor, perfect beach cottage feel and delicious food not far away if it's restaurants you prefer. . I can't wait for the next occasion to have any excuse to go back!

The host was excellent at communicating right away. The house has amazing views of the bay and gets lots of light. In summer it must be wonderful to go into the bay water from the small private beach.

David was a fantastic host, he came through for us last minute and his beach house was everything we wanted and more. Can't wait to come back again!

We had a great time at David's house. Instructions were clear and communication with David was fast and easy. We stayed here with our family of four, and the kids enjoyed collecting rocks and shells on the small beach in front of the house. Especially on hot days the sea breeze is refreshing. The house is on a dead-end street and truly offers a peaceful stay with great views!
