Sunset Villa is a spacious 5 bedroom/2 bathroom (that sleeps up to 10 guests) open-plan living house with amazing sunset vistas, a huge entertaining deck & pool, perfect for friends & families getaways. There's also a separate self-contained cottage that sleeps up to 5 guests. Please note that we do not accept schoolies or parties.

The space

Perched on the highest point of a beautiful and private 5 acre elevated parcel in the Byron Bay hinterlands is this stunning open-plan home with breathtaking views. A private pine-tree lined entrance frames a long drive-way that leads up to the villa.

Sunset Villa is a peaceful, spacious abode with high ceilings and an expansive multiple-purpose living, dining and kitchen area with a wood burning fire. One is immediately captured by the view to the west through a combination of large wooden doors & bi-folds which lead to an enormous covered outdoor entertaining deck. The hinterland views from the fenced pool are stunning, particularly at sunset.

The main house sleeps 10 adults comfortably with 3 QB's, 2 king-size beds & a double bed (4 bedrooms are equipped with TVs & DVD's in each room plus a TV & DVD in the main lounge room & 1 TV on the outside deck). There are two bathrooms including a master suite with an ensuite that leads out to a private sun deck. The positioning of the home maximizes light and the breezes & has plenty of room for all with two living areas inside and a huge entertaining deck outside.

On the same property as the main house is Sunset Cottage which can be holiday let with Sunset Villa or on its own. Sunset Cottage is a fully self-contained 1 bedroom cottage that can sleep up to 5 guests (it has a QS bed, a QS sofa bed & a smaller sofa bed ideally suited for 1 adult or 2 children).

The cottage has two walls of floor to ceiling glass to maximise the beautiful views and a free-standing bath with sunset, garden & hinterland views. Sunset Cottage offers those looking for a romantic, private & relaxing getaway.

The Master bedroom contains a lush queen bed, TV, DVD & iPod dock sound system with views of the garden. The lounge room has a relaxing & private feel, that opens up to an expansive deck ideal for outdoor dining or curling up with a good book on the deck chair enjoying the beautiful country breezes & views. The bathroom creates complete relaxation, allowing views to be enjoyed from the glass shower & free-standing bath.

The kitchen is fully equipped and bi-fold doors in the living area open onto the deck, where there is an outdoor setting for four and a BBQ. The garden is home to many impressive fruit trees enhancing the lush garden surrounds.

Sunset Villa & Cottage is a ten minute drive to Byron Bay town & beaches, Bangalow, Brunswick & Mullumbimby and only 25 mins from Ballina airport and 35 mins from Gold Coast airport. Transport to and from airport is also available upon request as are pre-prepared picnics and food for your stay stocked in the fridge. Any other requests are welcome.

Dear Guests
Welcome to Sunset Villa! We hope you have a relaxing and enjoyable stay. For your convenience we have outlined in this document some information in relation to your stay at Sunset Villa.
Arrival and departure times: Arrival is available from 2.00pm and departure is strictly 10:00am. Please be aware that early arrival or late departure cannot be accommodated unless prior arrangements have been made. A charge will be incurred for late checkouts, unless agreed in advance with the owner. A charge will be incurred of $150 per hour for late checkouts, unless agreed in advance with the agent/owner.
Keys: Please ensure you leave the key in the house with the front door unlocked when you depart, unless alternative arrangements have been made with the owner. A charge maybe incurred for any keys lost or locked in the house to cover the expense of changing the locks.
Damages: Guests are responsible for all damages to the premises or, loss of or damage to any items in/on the premises. Please notify us immediately should any breakages, damage or loss occur during your stay. We have an inventory of property items that are checked at the end of each stay but we would prefer guests to be honest with us about any damage or breakages. We reserve the right to withhold the cost/s of repairs or replacements from your bond. Whilst all care will be taken, we accept no responsibility for personal property left on the premises.
Departure Policy: Prior to departing, guests are required to ensure all dishes, glassware, pots and pans etc. are washed and put back into cupboards. It is expected the property is left in a reasonable condition as it was found at the beginning of your stay, including the BBQ/s, which must be thoroughly cleaned on departure to avoid excess cleaning charges. Additional cleaning required beyond a standard clean will incur a fee due to the dirty condition in which the property has been left. This will be calculated on the number of hours required over and above normal cleans. If extra washing due to excessive linen stains or dry cleaning of furniture is required these will also be charged at the cleaning rate. Any coffee/red wine stains, cigarette butts, marked walls, excessive stains on linen, glass or odd items left in pool or around property may also be charged at the cleaning rate.
Rubbish Policy: At the end of your stay, all rubbish should be placed in the council bins provided at the beginning of the driveway on the street end. Please note the council bin removal day is Thursdays. If the council bins are full or you have excess rubbish we recommend that you take it to the Byron Resource Recovery Centre located at 115 Manse Rd, Myocum (ie less than a 5 minute drive from the property) which is open Mon – Fri from 8am – 4pm and Saturday & Sundays from 8:30a.m. – 11:30a.m, but is closed on all public holidays. All recyclables are free and general mixed waste is $12 up to 50kgs.

Water: The property uses tank water so please be conscious of water use and although tank water is fine to drink it is advisable you drink bottled water.
Air-conditioner, fans, appliances: Please ensure that the air-conditioners, fans and appliances are switched off when not in use or when guests not on the property.
Owner’s private property: Please note that any cupboards etc with locks on them have been secured as they contain personal property of the owners and are not permitted to be opened by any guests. Guests are welcome to use the DVD’s, books and magazines left in the house but please refrain from removing them from the property. Any missing items per inventory will be deducted from the bond.
Starter Pack: A starter pack of basic items such as toilet paper, tissues, tea, coffee, spices, hand wash etc has been left for you. Once this is used it is expected for the guests to replenish these items for the duration of their stay.
Smoking Policy: Smoking inside the house is not permitted. Additional cleaning costs will be charged to guests who do. Smoking outside and on decking only. All butts must be deposited into bins.
‘No Party’ Policy: Sunset Villa has a strict ‘no party’ policy and no extra guests are permitted on the property during your stay unless a specific request has been sought from the Owners and they have approved it. The number of guests must not exceed the number specified in the booking and failure to adhere to this will mean a charge of $100 per person per night and/or immediate cancellation of the booking with no refund. The property is to be used strictly as holiday accommodation only.
Whilst we want you to enjoy your stay we ask and expect you to respect the rules of the property. All loud noise is to cease by 11pm and the neighbors and guests staying at the Cottage are not to be disturbed during your stay – please be aware that you are in a residential area and loud noise (including music, swearing and screaming) is not tolerated at any time.
Should the neighbors or Cottage guests make a call to us or any authorities for unruly behavior or excessively loud/late noise, a call out fee will be incurred at your cost and you may be asked to leave the premises and your bond may not be refunded.
Should the maximum guest numbers with respect to your booking be exceeded without approval, you will be charged for it, and you may be asked to leave the premises and your bond may not be refunded.
Pool Policy: All children are to be supervised by an adult at all times. The pool is not to be used after 11pm and before 6am. No alcohol or glass is allowed inside the fenced pool area or in the pool.
The pool is always cleaned before a guest stay but if during a guests stay, leaves etc fall in the pool, it is up to the guests to clear them out with the pool cleaning apparatus next to the pool.
Queries, Complaints and Unforeseen Events: In the case of any problem or complaint, it is important that the guest informs us at the earliest opportunity so that we have the chance to rectify the situation as quickly and efficiently as possible.

The property is in a suburban location where, from time to time, there may be building/construction on houses/properties within the vicinity of Sunset Villa. We take no responsibility for any issues relating to noise on neighboring properties. The description of the property is given in good faith and no responsibility for misinterpretation will be accepted.
Repairs to Appliances: During your stay, we will endeavor to have repairs to appliances attended to as soon as possible after being reported. In some cases, circumstances beyond our control [e.g. having to order parts or non- availability of trade’s people] mean that immediate repair may not be possible. No responsibility will be accepted by the property owners in such circumstances. There will be no refund or discount deducted from tariffs for unusable appliances awaiting repair. If repairs cannot be attended to, we will endeavor to supply a substitute appliance if possible.
Internet Usage: Wi-Fi internet access is available on the property. The service is provided free of charge and as a convenience to our guests, it is not provided as a service with economic value. High volume data transfers are not permitted. In the event that your use of this service is deemed excessive, you will be held liable for all charges in excess of what is deemed as reasonable.

Wow, such an amazing house and cottage. It has all the amenities you would want and more, all set in the beautiful surroundings of Myocum. Our kids loved the pool. This was a perfect retreat for our large family get together. Close to Byron Bay. This is an unforgettable place to stay! Would love to come back again! Jen was the perfect host.

The view here is beautiful and the outdoor space is designed to take advantage of this view. Would be great for a getaway during the warmer months where you could maximise this space. The place is situated in a quiet area and is perfect for a tranquil getaway. It's about 10 minutes from The Farm (which is excellent, we went there twice during our stay) and about 20-25 minutes to the centre of town. Note that the listing actually describes and shows 2 separate listings - the villa and the cottage - and that it is these two combined that makes up the 'sleeps 13, 6 bedrooms and 2 bathrooms' that is listed in the property listing. On its own, the villa is a 5 bedroom house with 2 bathrooms - one of which is in the ensuite, which can get interesting with 10 people in the house. The owners have told us that this has not been a problem previously but I think it's worth pointing out as this can be misleading in the event that you rent this place expecting it to accommodate a group of 13. Some of the amenities are a bit dated but it's enough if you're just after basics. The toilet in the ensuite also was running and needed a temporary manual fix while we were there. The owners were responsive in talking us through how to fix it and advised us that they had a plumber already on the case, however we would have appreciated a heads up so the problem didn't keep us up and night and waste a whole heap of precious tank water. This experience has somewhat tainted my previous wonderful airbnb experiences but overall, the company and the view made it all ok.

What a spot! Stunning house with a stunning view. Perfect for 10 friends catching up over a weekend before the Christmas mayhem. Beautiful open areas for mingling and private areas when we wanted some downtime. No need to go to the beach when you have it all in this quiet spot. Thanks so much, will certainly recommend!

This is my second stay in the Sunset Villa. It's a beautiful home in the perfect location for a stay near enough to Byron to enjoy town but further enough away to have your own peace and quiet. All the rooms have everything you need and the kitchen is perfect for entertaining. I would recommend this place for a holiday.

I booked Jen's incredible house for one of our artists, who were performing at Splendour in the Grass. Although I personally was not staying at the property, my boss said that is was beyond expectations! Jen was so helpful and quick to respond leading up to the booking. Thanks SO much Jen!
