The apartment has just about everything you could need.
This large (32 square meter/344 square feet) studio apartment is located in a 1930s building with many original art deco features. It has a sea view, air-conditioning and was recently fully modernized. It is on the second floor and there’s a lift (elevator) for those too tired to walk up the stairs. The apartment is ideal for a couple or small family wanting to stay by the sea and close to top quality restaurants, shops, entertainment and transport links.
Sleeping area has double bed and is partially screened off from the main living room to enhance privacy. Comfortable sofa bed in lounge easily sleeps 2 people.
En-suite bathroom has shower cubicle, washbasin and toilet.
Open plan ('American') kitchen with oven (stove), hob, fridge/freezer, washing machine, dishwasher, microwave oven, kettle and toaster.
Living area with dining table and 4 chairs, large sofa bed sleeping 2 people and armchair. For entertainment there is a large screen LCD TV, DVD player and music centre. Wifi internet is provided at no extra cost.
Towels and linen included in the rental.
You have sole access to the entire apartment.
Interaction with guests
You will be met on arrival by our manager who will explain how everything works and makes sure you are well settled in.
Other things to note
Rental includes internet access, bed linen, towels, electricity and water charges, air conditioning, heating and all local taxes. A small amount of cleaning materials will be provided on arrival but you will need to purchase further if they run out. Towels must not be taken to the beach.
Arrival and departure. Normal arrival time is 4.00 pm (16:00h) onwards and departure time is 10.00 am (10:00h) – please note that penalty charges will be deducted for late departures not agreed with owners. We will try to be flexible regarding access to the apartments on arrival and departure, but it should be appreciated that our managers may have other apartments to service. If a left luggage service is needed there are left luggage offices at the airport and the main railway station. We regret that we are unable to offer this service ourselves.

We believe clear and detailed house rules are essential to prevent misunderstandings and problems especially because the Owners do not live on-site. Please be considerate to the neighbours and try to avoid making excessive noise.
Following confirmation of the reservation, all clients must complete a short form with details of your needs and contact details so that our managers can prepare the property to your satisfaction.
Arrival instructions will be provided on confirmation of the booking.
A NAMED RESPONSIBLE ADULT OVER THE AGE OF 21 MUST BE STATED ON THE BOOKING FORM. It must be noted, and is a condition of the booking, that all Clients are deemed to have accepted these terms and conditions and shall take full responsibility for their own well-being, health and safety at all times and the Named Responsible Adult shall accept all liabilities for any and all losses, damages or injuries to themselves or any other third parties.
A mobile/cell phone number in France must be provided so that our manager can arrange to greet you at the apartment.
On arrival, the Client will inspect the apartment for cleanliness. If ANYTHING is not acceptable, please do not hesitate to call our Agent.
The Client agrees to be a considerate tenant, to take good care of the property and leave at the end of the rental period. The Client also agrees to leave the property in the same and tidy condition that the next Client would expect to find it. The Owner reserves the right to give written notice of cancellation of reservations due to any unforeseen circumstances. In such circumstances you will be refunded in line with AirBnB's rules, however the Owners will not be liable for any other losses incurred by the Client.

Late arrival - after 8.00pm (20.00h) or Early Departure - before 8 a.m (8.00h), will incur an additional charge of 20€ payable directly to our Managers.
The Client will be subject to a 30 Euro Call Out Charge for matters due to the Client’s negligence.
The Client may in no circumstance re-let or sublet the property, even free of charge.
All Clients must arrange their own comprehensive travel insurance (to include full cancellation cover), sickness and health cover and all other insurances before departure, for all the party’s personal belongings, public liability etc. since this is not covered by the Owners' insurances.
The Agent or Owner will not be required to provide accommodation before the time stated above and the Client will not be entitled to remain in occupation beyond the time stated above.
As provided in AirBnB’s conditions of booking, the Owner reserves the right to claim against the Client the cost of making good any breakage or damage caused by the Client. Such breakage and damage will extend to all common areas of the building including hall, landing, stairs and lift. Deterioration of the property and its contents caused by fair wear and tear will be repaired at the Owner’s expense.
Although the after-stay clean is included in the rental, the Owner reserves the right to claim against the Client for additional cleaning costs if the Client leaves the property in an unacceptable condition.
The Client will report within 24 hours to the Agent any defect to the property or any breakdown of equipment/appliances within the property. Repair and replacement will take place as soon as this is reasonably possible. The Agent or the Owner will not be responsible or liable to the Client for any temporary defect or stoppages in supply of public services to the property or for any loss, damage or injury from adverse weather conditions, nor for any losses due to, war, strikes or other acts of God beyond the control of the Agent or Owner. Under no circumstances will the Agent’s or the Owner’s liability to the Clients exceed the amount paid in rental charges. The Owner will not provide compensation for any complaint made after the Client's departure. The Client will take care of any keys given in relation to his/her/their stay at the apartment, as replacement (lock and keys) is extremely expensive in France.
We reserve the right to refuse singles groups consisting of 3 or more adults of the same gender and access to the apartment.
Sorry, no pets or smoking inside the apartment.
The rules for the building do not allow babies buggies/strollers to be left in the hall areas, nether can bicycles be brought into the building or apartment.
