Currently the dishwasher has been removed for repair the the stove top isnt working we so have a hot plate :-/
The space is located above the garage so you must walk one flight of stairs to enter.
Master bedroom is furnished with Full bed, twin trundle and twin pull out. Flat screen Tv, Wi-Fi and full bath (bath has private access off master room and access from living space, "Jack'n'Jill Bath") so you can use the door from your bedroom or from the kitchen depending on your privacy wishes.
Tankless hot water heater is eco friendly and supplies endless hot water. Unit is equipped with standard amenities, ironing board, iron, minor toiletries are provided for your convenience.
Living area is attached to the kitchen and has a flat-screen TV with Roku Box and sitting area. There is a wall heater in this area that facilitates the entire unit- the cover of this unit can become hot when in use so it is not best for small children to be left unattended in this area.
Kitchen is functionally equipped with fridge, microwave, hot plate/oven, utensils, plates, glasses, and more.-
Pets may be permitted but please contact me prior to booking for pet deposit info. No litter boxes, no pets on the bed. (pit bull is ok, cobra snake is not).
Guests have exclusive use of the unit
Interaction with guests
The entrance has a coded lock so you will be able to check yourself in and out. I live on the property so if you have any problems i'm only a few steps away.

No behavior that would be disturbing to the neighbors (ie loud music, parties, etc.)
Please recycle (we live in California, there is limited garbage space).
Park in the street, not in the drive way.
No "guests". You are a guest, any person that comes with you is considered a guest and should be accounted for on the reservations, contact me before booking if you feel you have an extenuating circumstance.
We are happy to offer you modern American plumbing; however, please be cognizant that the neighborhood is historic and has old plumbing pipes- please don't flush anything down the toilet that could otherwise be thrown away.... it will be embarrassing for everyone involved.
No open flames or burning anything.
Pets will be considered on a case-by-base basis- please ask before booking.
When sending your pet request please answer the following questions
- fixed/not fixed
- would you be willing to keep him/her off the furniture?
- would you be willing to take him/her off the property for all bathroom needs and clean up
- how long would he/she be left unattended?
- how is he/she with noise issues like barking/whining
- are you willing to pay and additional $50 pet cleaning fee?
Put food waste in the trash... it cannot go in the sink.
Ask for a tutorial before using the laundry so that the machine does not get damaged from mis-use.
No moving of or bringing in outside furniture.
This is a multi-level house in a quiet/residential neighborhood and we do have neighbors on each side. So please no party or loud noises.
Quiet time is from 10.00pm to 8.00am.
Please do not use our address to receive mail/packages. They will be returned to sender.
SECURITY CAMERAS – Guests understand and accept that the property is protected with outside security cameras. These cameras are used to protect the property from potential break-ins and theft. There are NO cameras inside the apartment
ENTRY OF PREMISES: With Guest’s permission, which is hereby given, Owner or Owner’s representative may enter the premises during reasonable daylight hours without securing prior permission from Guest, but shall give Guest notice of such entry immediately prior if possible and immediately thereafter. For inventory and maintenance purposes a property management employee of the Owner may need to enter the premises. The same permission procedure applies as above. In any emergency, Owner or Owner’s servicing agents may enter the premises at any time without permission of Guest for the purposes of making repairs to alleviate such emergency. If Guest abandons or vacates premises, Owner may, at this option, terminate this agreement, re-enter the premises and remove all Guest's property.
Arbitration. All claims and disputes arising under or relating to this rental contract are to be settled by binding arbitration in the state of California. An award of arbitration may be confirmed in a court of competent jurisdiction.
