We stayed for 10 nights in February/March. The place is very spacious: two large bedrooms (one king-size, another with two double beds), lots of closet space, a huge dining/living-room area, large bathroom with walk-in shower and a kitchen (fridge, microwave, coffee-maker, pretty good gas stove/oven). The villa is very secluded: six houses on a large lot in the middle of the jungle -- our 9-year-old had a blast exploring the remnants of the amusement park and the wildlife (iguana, exotic birds). The place is very safe -- it's a gated property with someone at the gate 24/7. Two steps from your door is your own private pool. No A/C, but ceiling fans were perfectly adequate. No TV, no wifi -- helped keep the husband from relapsing into work mode. Cellphone worked fine.
The villa is remote, so you definitely need a car to stay there. 5 minutes driving gets you to the nearest restaurant/beach (Alberto's), 10 minutes to Palancar or Chankanaab, 15 minutes to Punta Sur or downtown -- pretty much in the center of the places we wanted to explore.
The host (Arturo) is phenomenal -- picked us from the airport, helped arrange rentals / diving trips, took the time to show us places we never would have found on our own. Any problem -- we text and he responds within minutes.
Overall -- very happy experience, would stay there again.
