LINEN AND TOWELS
Our price does not include linen.

•We can provide linen and towels to guests at a cost of $20 per guest
•If we do supply linen, pillows, and towels they must be left in the bedrooms or bath room on departure. Beach towels are not included.
•If guests choose to bring their own linen, management will inform guests prior to arrival of the bedding configurations. Guests will need to bring bath & beach towels, fitted sheets, pillow covers and doona cover for beds.
•All beds have pillows with protectors, mattress protectors and doona. If linen is not used on the beds, a dry cleaning charge of $350 will be charged to clean doona’s and protectors.

1.DEFINITIONS
“Booking" means the period for which you have paid to stay at the Property.
“Property" means Anakie ROSEBUD VIC 3939 and all its fixtures, fittings and equipment.
“Management" means the owners and managers of the Property.
"Guests" means the persons who stay overnight in the Property during the Booking.
"Visitor" means a person a Guest permits to visit the Property during the Booking.

2.ACCEPTANCE & RESPONSIBILITY
•Payment of the Deposit constitutes acceptance of these Terms and Conditions.

3.CHECK IN/ OUT
•Check-in time is not before 2:00pm on the arrival date and check out time is not later than 10:00am on departure date.
•Late departure is subject to prior arrangement and availability and extra charges may apply.
•You must notify Management of expected arrival time and a mobile contact number at least 2 days before arrival.
•Check-in/check-out and key collection/return procedure will be as follows, unless special arrangements have been made prior to arrival :

Check-IN
•Keys are located in Key Safe, Key Safe is located near the front door. Management will provide key safe combination on the day of arrival.
•Guests are to inform Management via SMS or phone when they have arrived and gained access to the property.

Check-OUT
•Switch off Lights, Heater and Air Conditioner, and all other electrical appliances and equipment
•Lock all Doors and Windows
•Before departure, all food must be removed from fridges, all rubbish put in the appropriate council rubbish bins provided, and crockery and cutlery washed and packed away. If BBQ has been used, ensure it is has been cleaned. The Property must be left in a clean and tidy condition.
•Keys are to be placed back in the Key Safe, which is located near the front door
•Guests are to inform Management via SMS or a phone call when they have left the property

4.UNAVAILABILITY
•If the Property becomes unavailable for your occupancy due to unforeseen circumstances (eg. fire, storm, damage, etc) then Management will inform you immediately and endeavour to obtain suitable alternative accommodation for your occupancy; failing which any monies paid will be refunded in full.

5.PARTIES & FUNCTIONS
•Parties and Functions are strictly prohibited.
•Breach of this condition may result in immediate termination and eviction without refund and extra charges for security, cleaning, garbage removal, wear and tear, repairs etc.
•We strictly do not accept schoolies bookings. Failure to disclose a Schoolies booking will result in the termination of the booking and all monies paid will not be refunded.

7.PETS
•Pets are not allowed at the Property. Pets found to have been either inside the home or the outside yard will render a $250 fee. Damage caused by an animal to the property or yard will also attract charges to repair/replace.

8.YOUR OTHER RESPONSIBILITIES
•You must comply with all applicable House Rules and all instructions from Management and the caretakers of the Property concerning occupancy, property, health, safety and quiet enjoyment of the Property and our neighbours.
•You are responsible for damage, breakages, theft and loss of the Property and any part of it during your stay. You must notify us of this immediately. Management may recover from you repair or replacement cost (at Management's discretion)
•Only the guests nominated and agreed in the Booking may stay in the Property over night. If any other guests stay extra charges may apply or the agreement may be terminated without refund.
•Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination and eviction without refund and extra charges may be made for security and other expenses.
•Before departure, all food must be removed from fridges, all rubbish put in the appropriate council rubbish bins provided, and crockery and cutlery washed and packed away. If BBQ has been used, ensure it is has been cleaned. The Property must be left in a clean and tidy condition.
•Extra cleaning charges may be incurred for the cleaning of dirty dishes, washing machine, dishwasher, emptying the fridge, removal of excessive rubbish, cleaning of BBQ etc. Should the cleaning fee be more than the usual cost for cleaning the property, you will be charged the additional costs over and above the normal cleaning fee
•All furniture and furnishings must be left in the position they were in when you arrived
•The property should be vacated on time and secured. All windows and doors are to be locked. All keys must be returned to Management or as otherwise directed.
•You are responsible for the safekeeping and replacement of accommodation keys. In the event that keys are lost, for security purposes you are to contact Management immediately. Locks will need to be replaced and the cost of replacement will be incurred.
•Smoking is not permitted in the Property.

9.PROBLEMS OR COMPLAINTS
•In the case of any problem or complaint, you must inform Management at the earliest opportunity so Management has the chance to rectify the situation as quickly and efficiently as possible. You must allow repair/service access to the property during reasonable hours.
•Any complaint, which cannot be resolved locally, must be notified in writing to Management prior to departure from the Property.
•Failure to follow this procedure may hinder the ability of Management to rectify the problem or complaint and reduce or extinguish any claim you may have.

10.OTHER
•Management will make every effort to ensure the property is available as booked. However the owner reserves the right to make changes to the booking due to unforeseen circumstances.
•Management take no responsibility for guest's personal property on or left on the premises or personal injury howsoever caused.
•Management reserves the right to conduct spot checks on the property during the booking period if breaches to the terms & conditions are suspected.
•Guests will have no access to locked rooms, shed, pantry and linen closet. All other cupboards and unlocked rooms can be used by guests
•We recommend all guests purchase travel insurance since Management are not responsible for any injuries, illness or accidents that may occur whilst staying at our property.

Cancel up to 5 days before your trip and get a full refund. Cancel within 5 days of your trip and the first night is non-refundable, but 50% of the cost for the remaining nights will be refunded.

Loved the house! Very clean and cosy. It had a beautiful fire place and a lovely outdoor area with a BBQ. Was only about a 5 minute drive to the shops and about 10 minutes to the beach. Lovely location and amazing property!
