Room 1

Available is an en-suite room (shower) with king-size bed within our family home for your sole use. This bedroom has a TV available. A second bedroom may be available for additional guest(s) in your party but please enquire.

The price includes cereals, freshly squeezed orange juice, full english breakfast, freshly made bread, homemade marmalade, coffee, tea etc.

The village is quiet. The village pub is 100m away. Sharpham winery/cafe plus 2 other pubs are within walking distance.

The space

Room 1

The bedroom has a very comfortable king-size bed within our family home. High quality cotton bedding is used. The ensuite shower room is finished to high standard.

A second bedroom may be available for additional guest(s) in your party but please enquire about it. That bedroom has a double bed and those guests would use the bathroom via 'Jack and Jill' doors. Robes supplied.
We would charge £65 for that bedroom/night.

Brooking is one of the oldest houses in the village. The house has been renovated so that you will enjoy a comfortable stay.

Home made cream tea or cake on arrival.

Excellent and ample breakfast made from locally sourced ingredients where possible

There is a very private garden which you are welcomed to use.

We live here so we hope our guests will feel at home all the time.

It is a lovely peaceful village, situated in beautiful countryside. The creek at Tuckenhay at the bottom of the hill is on the river Dart.

We are in the South Hams which has a huge amount of interesting places to see and things to do. Totnes is 3 miles away. There are lovely walks just on the doorstep. Dartmoor is not far away either.


Unfortunately we are not well served with public transport.
We are happy to pick up our guests from Totnes station.
There is ample parking in the village, no yellow lines anywhere!
If you have bicycles there is a garage where they can be parked.

We have dogs. They are friendly. We will make sure that they are not in your face.

There is a pub in the village that serves good food, at Tuckenhay a 10 minute walk down the hill there are a further 2 pubs serving food as well.

Sharpham nearby and again within walking distance is a source for their wine and cheeses. There a restaurant on site during the summer months.


There is a very private garden which you are welcomed to use.

We try to give guests as much privacy as they like, however we like to make them feel at home, and there are opportunities to chat if you so wish.

For instance an English breakfast is cooked and served in the kitchen.

There are lovely walks just on the doorstep.

We spent four nights at Brooking and found Ali and William to be delightful hosts and their hospitality second to none. Not only did we have a lovely comfortable bedroom with a big en suite shower and plenty of hot water but they went the extra mile with a cream tea on arrival, a vase of flowers from the garden and fresh milk in a flask for teas and coffees. No review would be complete without mention of Ali's breakfasts which were delicious and substantive and freshly cooked whilst answering all our questions. We can thoroughly recommend a stay here and enjoyed exploring the area and local eateries.

A wonderful country bed and breakfast. We were greeted by William who kindly served us delicious cream tea with home made scones in the garden. Their house is a traditional English country house with antique furniture, white company bedding, a very comfy bed and a modern en suite with a large shower. The pub in the village was excellent and just across the road. Ali served us a delicious cooked breakfast in the morning after home made granola and fruit compote! I can thoroughly recommend this place if you ever in Devon.

We loved it that Ali and William were so welcoming and made us feel very at home. We travelled with our 4 and a half month baby who decided to do some teething during our stay! They took his crying in their stride and didn't mind at all which was very much appreciated. We were very well fed and benefited from Ali's in-depth local knowledge about places to visit and importantly eat and drink! We'd definitely stay with Ali and William again, the location is beautiful and we were made to feel at home. Thank you for being great hosts!

Ali was fantastic- super helpful when we were coordinating our arrival and very knowledgeable about the local area. The room we stayed in was bright and beautifully appointed- the very comfortable bed and stylish ensuite made for a lovely and relaxing stay. Would recommend very highly!

From start to finish we had the most wonderful stay. Ali very kindly picked us up from Totnes station - a wonderful welcome with the offer of tea and scones on arrival. Our rooms were delightful, immaculately clean and very comfortable. We spent some time sat in the lovely garden, and breakfast was extremely tasty with homemade compotes and bread, as well as a fantastic cooked breakfast including eggs from their own hens. Ashprington is a very pretty Devon village, and Ali and William are both very warm and generous, making you feel like you are visiting friends. Also, lots of fun spent with their adorable Jack Russell, Nelly.

I felt so very much at home at William and Ali's beautiful country house and my thanks go to them both for a wonderful stay. On arrival we were served a cream tea in the garden where my mother and I sat in complete silence listening to the hum of bees and call of birds. It was a struggle, but we managed to make it all the way to our king sized bed for an early evening nap. Make time for this part of the world and in particular this cottage with it's interesting history, delightful bedding and marvellous breakfast - but mostly because William and Ali are two of the warmest people we've ever met.

Ali and William were most welcoming hosts. On arrival we were served a wonderful Devon cream tea with freshly baked scones and clotted cream. Ali and William are both very friendly and went out of their way to ensure that our stay was comfortable and special. They are adept at talking to their guests and putting you at ease and yet allowing you privacy too. The house is lovely and our room was decorated in a simple and classic country style. We had a wonderful night's sleep in a really comfy bed and the village is very pretty, peaceful and quiet. Ali's breakfast was delicious, an excellent range of cereals, fruit and yoghurt, followed by a fantastic English breakfast cooked on the aga and home made bread. What a treat! We have had a super weekend and will definitely be back!

We are a semi retired couple. I am a physiotherapist and my husband used to farm sheep. We have 4 children (all flown the nest). We love the outdoors and good food.
