You get your own private room which is big, clean and comfortable and is meant to comfortably accommodate two people, and there are three rooms altogether. Every guest gets a key to his room, and is assured total privacy for the time being.

IMPORTANT:
we could be out from home during the day, so it's very important for the organisation to NOTIFY ME about your arrival time, if it's possible at least 1 day prior arrival.

The space

It's a nice and big apartment located near the bridge to Venice island with a short and easy tram drive (only 10 minutes to all the main attractions in Venice!).

It's a really convenient solution for people who want to stay close to Venice without the thought of carrying big and heavy luggage thru old steps and bridges in Venice, and just enjoying their time rested, away from the tourist crowd.

Finding places in Venice by walk with heavy luggage is tough, complicated because of the canals and of the short little streets with similar houses, putted all together in a quite short space.
Could take you half of a day to find it, and the water bus is expensive(7.50 euro in one way!).
Instead, you take a bus from the airport or from the train station and leave everything here, with the bus stop in front of the home and a ticket cost of 1.50 E.

We are on the 1. floor of the building and it's accessible with the elevator.
Outside in front of the building near the bell you'll see the bed&breakfast sign. On the bell it's written Rooms BnB.

You can rest a little bit, take a shower and change your clothes from the long journey, eat something, I can make you a coffee,(if you need: go shopping in the center) and then, you take a short tram(electric bus) drive that will lead you directly to the beginning of your beautiful Venice exploration, rested and light.

Also, we are a short bus ride from the airport, train station and main bus stations. The bridge is the only thing that separates us from Venice historical center.



5 minutes distance where you also may be interested in supermarkets, shopping centers, Chinese stores and restaurants, Indian food and shops, H&M, Italian food, other stores, etc. To refill the resources before or after a long journey.

BREAKFAST INCLUDED! Free internet Wi-Fi, AIR CONDITIONING, SMART TV - YOU TUBE AND NETFLIX (BIG SIZE), heating, BATHROOM ESSENTIALS, FREE PARKING SPACE in front of the building.

On the arrival you immediately get the keys of the apartment and of your room, then you can freely come and go as you wish.


WASHING MASHINE IS NOT AVAILABLE!
we have limited space where to dry our sheets and clothes.
Near home you have a cheap laundry service where you can wash and dry your clothes for a few euros.

Many useful shops (grocery, supermarket, wine, baker, pharmacy and others) are at 1 minutes from the flat.

Other things to note

On the arrival we do the check in and give you the keys to the apartment, then you can freely come and go whenever you like.

IMPORTANT:
At the arrival, we must make a copy of your documents and will return them immediately ( either passport, identity card or driving license), like they do in every regular hotel, It's because of the city laws regarding taxes.

City tax is charged upon arrival and it's 2.50 euro per person per night.

I'll now write you a short definition of city tax:
A hotel's owner, operator, or manager must collect hotel taxes from their guests. For the purposes of the tax, a hotel is considered to be any building in which members of the public rent sleeping accommodations for $15 or more per day.
The tax covers hotels, motels, and bed and breakfasts, as well as condominiums, apartments, and houses rented for less than 30 consecutive days.

I could be out from home so it's VERY important to notify me of your arrival time.

-Check-out time:
The check-out time is 10 AM.
However, you can ask if there is the possibility to leave your luggage for a while if your train or flight departures is late in the afternoon.
(If there are no other guests after you, it's fine to stay in the apartment during the day), IMPORTANT: you have to notify me if you wish to leave luggage or stay after check out time, so I can wait for you when you come back to take the luggage or prepare the room for other guests that may come.

IMPORTANT-At the check in I have to copy your documents. It's a normal procedure in all regular accommodations. I must write you a bill for the time being.
IMPORTANT: City tax is charged separately at the arrival, and it's 2.50 per person per night, even if you all ready payed thru Air bnb.

-Breakfast is from 8 to 10 am. If you're leaving really early in the morning please notify us so we'll not going to prepare breakfast for you. If you want to have breakfast later than 10 am please notify any of us.

-After using bathroom or kitchen please leave it clean for other guest that come after you.

-You can freely smoke on the balcony's.

- Small pets are allowed.

-IMPORTANT: please do not slam or in any other manner make much noise with the doors.

-Please don't steal my towels, it's been happening lately. They are not cheap and it costs me quite a lot of money to replace them.

-Try to be respectful in relation with other guests staying in my bnb and shearing a beautiful experience in the same place.

Dunja and her family are very nice and helpful. Her dad cook nice breakfast for us. The room is nice and clean. 5 mins walk to the trim. All good thank you.

Great experience however we didn't end up staying at Dunja's apartment as she had a family emergency and the room was needed. Because of this Dunja booked a hotel down the road and happily paid the difference, she also paid the parking and city tax for us as that had been included in her apartment. This was all sorted before we arrived in Venice. Thanks Dunja, we had a great time in Venice.

Easy to relax at Dunja’s place. Good breakfasts good wine good neighborhood zither a couple of decent restaurants, much less expensive than out where you spend your days.

Location is great as you just take the tram to Venice. You are renting a room at the host apartment and sharing there bathroom in case that isn't clear to anyone. They have a dog for those who might be allergic or afraid. The area is safe and has a few local restaurants nearby. Dunja will meet you at checkin and will help you get around the city and provide any information you need to her best of abilities.

Nice rooms. Shared bathrooms/kitchen. Breakfast self serve included. Easy 5 min walk to tram for venice. Near tram stop there's a tabac, a supermarket and a gelato place if you have 5 minutes.

Hi I'm Dunja,
originally I'm from Slovenia but have been living in Venice for almost 15 years and there is always something new to see! I study on Venice art school Venice Art Academy Belle Arti.
I like sports, art, movies, music, good food, travelling and meeting new and interesting people and their traditions :)

I work with my good friend and family member Natasha. You can address any questions or issues you have to any of us. It also means that in case l am missing for whatever reason, Natasha will do her best to make you feel welcome (accommodating and organizing breakfast, give all the information needed, etc.)

We love this job and I can assure that we've put all our heart into it and still doing so. Once moved in the apartment was dark and old.. it's been more than three years now since we started, and the apartment looks amazing and it will get better and better every year :)

I'm sure you'll feel really relaxed and welcome with us and in Venice! We'll do our best!!! :)
