Comfy, quiet room in the hustle and bustle of Fitzroy, just meters off Smith St. Roll out of bed and grab a world class coffee 10mtrs away.
Central yet quiet laneway location in spacious house. Close to cafes, shops, restaurants, bars, galleries, parks, CBD and sportsgrounds. Tram only meters away if you don't feel like a nice 20 minute walk into the city.

The space

Bright and comfy room with double bed futon and built in robes. An extra mattress can be placed in the room if you need it.
The room is on the first level of the house, with the bathroom just across the landing.

The house itself is a large 3 bedroom, 3 storey house in the middle of the hustle and bustle of Fitzroy, the first suburb north of Melbourne CBD. Despite being so central, it's quiet and removed from the main drag. We are located at the end of a little laneway, between Smith and Brunswick Streets, and within easy walking distance of all that Fitzroy, Carlton, Collingwood and the CBD have to offer. The area is packed full of shops, cafes, bars, galleries and the house is right in the middle of it all.

The house has large living/dining/kitchen area, bathroom, another separate toilet and sunny north facing yard with a big active lemon tree.
It's well laid out, with a closed off kitchen, entertainment/ social space and toilet on the ground floor, and three bedrooms and one bathroom on the upper two floors. There is bamboo flooring throughout, while solar panels and a water tank allow for environmentally conscious living.

We work hard to provide our guests a clean, tidy and welcoming space. Please be aware, though, that the house is 30 years old, with the original kitchen and bathroom. This means that no matter how much we scrub, the stove and bathroom fittings look to be well used (they are). This is a private home, not a hotel, and not a house or apartment maintained professionally for the exclusive use of Airbnb customers. We promise to provide a clean and well-loved home, not a sterile place of business.

We have unlimited wifi, and you are welcome to use the kitchen or the cute backyard BBQ ‘Ladybug’ and relieve us of as many lemons as you can take. There is a snazzy little espresso machine so you can grab yourself a coffee whenever you like (if you don’t feel like venturing out - Fitzroy is a coffee lover's paradise!).

We have two bedrooms available. This one is furnished with a comfy futon bed, the other one with a "proper" double bed. There are also built in robes and plenty of space to store your belongings. An extra mattress can be placed in the room if there is another person staying with you. PLEASE NOTE that if you book the room for two people, we assume that you are sharing the futon unless you specify otherwise. (The extra mattress will only be provided on request.)
You can rent both rooms together (if both are available - contact us for a special price) or separately, allowing you to stay by yourself or in a group of up to six people.

If you have a car with you, we can provide a parking permit in exchange for a $100 refundable deposit.

We love to meet people and explore the possibilities! There is always space for you in our life.
That said, both of us work a fair bit, both at home and out - Nina is a massage therapist and yoga instructor who teaches overseas part of the year, and Karl is a writer and editor who works mostly at home.
During busy times you might just get to see one of us over a glass of wine; and then again, we could drag you along to events, dinners or a weekend away - who knows!
Our home is not a big party home - we respect your privacy and need for sleep.
Please note that this is one of three bedrooms in the house. All three bedrooms are listed on airbnb. It is quite likely that you will be sharing the house either with us or with other guests. Or both us and other guests.

Other things to note

While we do have a washing machine, it is connected to the water tank and complicated to use. We are happy to include your laundry with ours, but do not permit your independent use of the machine.

We are environmentally conscious and try to act in a conscious way around resource use. If you could show regard by being mindful with showers, lights, heaters/coolers etc, that'd be highly appreciated. Short showers are also a courtesy to other guests' need of bathroom use and hot water :)
We ask you to take your shoes off when entering the house to prevent scratching and marking of the floors.
Please be mindful of other people present in the house - avoid loud conversations at night time and showers after 11pm.
We know that accidents happen and things break or get irretrievably dirtied. Please communicate freely with us if damage to our property occurs so we can discuss solutions.

No parking on property - You are welcome to use our parking permit at a refundable deposit of $100
Some spaces are shared - The kitchen/dining/living area and the bathroom are shared

Nina and Karl were great hosts and I would love to go back to stay with them if visiting Melbourne again. Their house (and dog) are incredibly welcoming and the ethos of the house is admirable with sustainability a key. Great value, fantastic proximity to Smith St and the centre of town. Thank you both and I must book further ahead in future!

Nina´s got a simple but honest and comfortable place to stay. She´s absolutely welcoming and easy-going: I´m still sorry about getting to her place an hour latter than the time I thought we´d be there. The bed is a comfortable futon, the bathroom is big and all the house is nice, clean and quiet. However, you´ll find pubs, cafés and great nightlife 1 minute far from her door! And what is better you can absolutely walk to town, it´s not a short walk but we walked to Southern Cross, Victoria Market and the CBD from there. We couldn´t really get to know Nina as we just slept a few hours at home, but she´s been really easy to deal with and helpful.

This is a great part of Melbourne, very convenient, surprisingly quiet for the locale. The room is ultra spartan. nothing but the bed & a light on a side table. The downstairs is compact, but it is pleasant. The kitchen good. Its also an airbnb where you take the hosts room and they go stay with friends. You might find yourself with two or maybe three other strangers in a strangers house. Strange. BUT it suited me. Karl was there to greet me and kindly lent me his computer cord. Nina was very calm when I called her about the security system, which WAS explained to me, I just forgot. And we had a good chat too. She was very flexible, helpful and thoughtful about my booking time in. Best thing for me was Karl's library.

Nina and Karl were very friendly, communicative, easygoing and super helpful as I needed a last minute place to stay when another airbnb fell through. The room itself is pretty basic but perfectly adequate and the location couldn't be better. Thank you!

Karl is friendly and nice to talk to. The location is great as it's near to the city and there's heaps of good food especially if you're a vegetarian or vegan.

We're very sorry that you didn't enjoy your stay, Ayshen. Perhaps before you book the next place, you might take the time to read the house description, which in this case would have informed you that you were booking a futon bed and a shared bathroom. It's very annoying that we've received a bad review because you were in too much of a hurry to make sure you booked a place with the facilities that you require. But having stuffed all of that up, there was still a chance, when I asked you in the morning how it was, for you to express your complaints. If you had told me then that there was a problem, we could at least have given you a refund. But at 5pm, when you finally bothered to tell me you were checking out early, it was much too late for us to do anything with the room. So two tips for your next trip : read the house description before booking, and communicate your issues clearly with your hosts asap.
