"A too beautiful to believe cottage just mins away from downtown Sarasota. It's like stepping into a time-space portal into a secluded section of woods miles from any nearby town, but you are only mins from downtown. Needs to be seen to be believed."

Welcome to my homestead! Settle into this serene, natural paradise in the middle of a bustling city. Nowhere else will you find this much tranquility hidden away in suburban Sarasota, just minutes from the city's attractions and stores. The property is 10 minutes from Siesta Key beach and downtown, and just a few blocks from the nearest stores and gym.

The newly remodeled guesthouse was built on Siesta Key in 1948 and moved by my father to its present location in the early 70s. Its permanent resting place is this beautiful homestead, nestled among age-old oaks, pine trees and lush Florida vegetation. This ecologically sound, nature-lover's paradise is also host to an organic garden and orchard, 12 hens (farm-fresh eggs, anyone?), a lake and a small creek (coming from nearby Red Bug Slough Preserve). The property, which is mostly wooded, is fenced in and gated for maximum privacy and security. Guests are free to roam, meditate and enjoy this unofficial natural reserve!

The house is spacious and cozy. There is a sun room, a fireplace and a huge screened-in porch. The floors, except for the kitchen, bathroom and sun room, are the original hardwood. Behind the house, there is a deck and a pond with a waterfall surrounded by lush vegetation.

The house is furnished with my mother's antiques and pieces from my childhood home. Everyone who comes here falls in love with this warm, charming cottage and its magical setting.

There is a queen-size bed in one bedroom, a full in the other and a futon in the living room. Please be advised that the bathroom is comfortable, adequate and newly updated, but not spacious. Washer and dryer are full (website hidden) has built-in DVD. There is a carport (one car). There are two bicycles available for your use: one beach cruiser and one hybrid (cross between a mountain bike and a road bike).

IMPORTANT SALES TAX INFORMATION: You are required to pay the Hotel and Resort Tax, which is 12% (7% for Florida and 5% for Sarasota County). Florida law states that this must be clearly stated and not included in the rental price. This tax must be paid directly to me by check 30 days prior to your stay.

Guests are free to roam the property, but please respect the privacy of the main house. The property is fenced in, but the lake, creek and pond are NOT enclosed.

I will give you a gate code and remote at check-in. Please do not share gate code. Failure to return remote will result in $30 being subtracted from Damage Deposit.

Guests are free to roam the property, but please respect the privacy of the main house. The property is fenced in, but the lake, creek and pond are NOT enclosed, and there is an electric wire around the hen house. For more information see the House Rules.

I will give you a gate code and remote at check-in. Please do not share gate code. Failure to return remote will result in $30 being subtracted from Damage Deposit.

Please be particularly aware of the following:
-Guests are free to roam the Property AT THEIR OWN RISK (see warnings below), but please respect the privacy of the Main House.
-There is an electric wire around the hen house to protect from predators (raccoons, bobcats, foxes, otters and others!).
-There is a lake and a creek on the Property and a pond behind the Guesthouse. These are NOT enclosed and are absolutely NOT intended for swimming.
-There is poison ivy on the Property, as well as other plants that may cause allergic reactions. To avoid the possibility of allergic reactions to such plants, Guests should wear closed footwear when walking around the Property and avoid touching the plants in the woods.
-Please check with Homeowner before picking vegetables/fruit from the garden/orchard and/or entering the hen house.
-NEVER eat berries or other fruit from trees and plants on the Property, as they could be poisonous.

This will be explained to Guest upon check-in. Evidence of violation of this rule may lead to forfeiture of the Damage Deposit.

12.Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the Rental Rate. Beach towels are provided. Bath towels, hand towels or linens may not be taken from the Guesthouse.

13.Garbage Day: Please put the trash and recycling bins out by the curb Monday nights, as garbage pick- up is every Tuesday. This will prevent unpleasant smells from developing and keep pests away.

14.Fireplace: Please do not throw any paper or other combustible materials in the fireplace. Fireplace may be used from January to March ONLY.

15.Septic: The Guesthouse is on a septic system. The septic system has been effective and problem-free for the history of this home; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. Never flush feminine products. If it is found that feminine products have caused the septic system to clog, Guest could be charged damages of up to $1500. Please instruct and supervise children staying at or visiting the Property to not flush anything other than appropriate amounts of toilet paper. Evidence of violation of this rule may lead to forfeiture of the Damage Deposit.

16.Pests: The Guesthouse is immersed in Florida’s nature and, as such, Guests may see an occasional bug or other pest inside the Guesthouse (mosquitoes, roaches, ants, spiders, lizards). This is an unavoidable part of Florida living. However, there are precautions Guests can take to discourage pests, including:
-Wash dishes by hand or in the dishwasher before retiring for the night. Do not leave dirty dishes in the sink, as they will undoubtedly attract roaches.
-Take the trash out to the bin in the carport every night. Be sure to close bin tightly, or raccoons will most certainly visit.
-Keep the countertops wiped down and the floor free of crumbs/spills.
-Do not leave ANY food out. Use ziplock bags or the provided sealable plastic containers to store opened food items, and store items in the fridge when possible. Storing items like cereal in the fridge will also ensure that they are not affected by Florida humidity.
-Keep exterior doors and windows closed as much as possible.

17.Use of Bicycles: Two bicycles are available for use by Guests. Please inspect bikes before use. Use of bikes is at Guest`s own risk. Please use locks to prevent theft. Please keep bikes clean and in good condition. Report any damage to the Homeowner immediately. Guest is responsible for stolen bikes and any damage or loss will be taken out of the Damage Deposit. Use of a helmet is strongly recommended.

18.Storms: If there is a storm or hurricane, no refunds will be given unless the state or local authorities order mandatory evacuations because of a Tropical Storm or Hurricane Warning for the area in which the Property is located.

The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, the Homeowner will refund:
-Any unused portion of rent from a guest currently registered;
-Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and
-Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.

If no mandatory evacuation order is issued, no refunds will be given. All Refunds granted will be paid to Guest within 30 days of the original evacuation order. If a mandatory Evacuation order is issued, Guest(s) MUST leave the property and take all their belongings with them. Hurricane Season in Florida is June through November

19.Utilities: Utilities are included in the rental fees. Please keep the thermostat no lower than 75 degrees Fahrenheit when running the A/C and no higher than 70 degrees Fahrenheit when using the heat. Please keep all doors and windows shut when using the A/C or heat.

Kat thanks for being a great host; we appreciated the ease and comfort we felt from u and and in the cottage. We slept well in the comfy beds and futon, there was plenty of space for our family of 5; kitchen is well equipped and loved the warmth of the antiques and being surrounded by all the natural beauty. It was hard to leave! I Will definitely recommend to others!

That was our second stay in Kat's house and it was as amazing as the first one. We love the garden, the house and the location. The house is 10 minutes by car from famous Siesta Key and 20 minutes from our favorite Lido Key. I can recommend the house to anyone who loves peace, quiet and nature.

We had a wonderfully relaxing week at the "homestead"! Kat and Joan were great hosts. The location is very convenient yet completely isolated and tranquil. We loved the side porch (especially the hammock), the beautiful grounds, and the fresh eggs and limes!

Kat was professional up front and kind and with each conversation more friendly and talkative. She initially wasn't going to be able to host us the dates we chose but changed her plans to include us which was very generous. She lives a vibrant life but was very easy to get a hold of, her responses were almost immediate and that's not always easy to do when you have a full life and business so it was appreciated! The property is exactly as pictured and very clean and though not expected the berries she let us pick and the fresh eggs she left us were absolutely delicious. For us personally waking up to a beautiful quiet jungle outside was an experience you usually get only when visiting an island. The hammock on the porch was very relaxing and the history she told us about the home and property made it more special. We had a very enjoyable time and took pleasure in all the little details of the property and Kat's hard work to maintain it in her family's memory. We would recommend it to anyone who is looking to stay close to the beach and city while still enjoying a one of a kind residence in one of the few places left like this.

Response from Kat:
I truly enjoyed hosting Lisa and her family. It was refreshing to see an all-adult family vacationing together! From our pre-booking communications to interactions during their stay to the way they treated my cottage and the thoughtful note they wrote in the guestbook... they were wonderful. I wish they could've stayed longer. I would open my doors to them anytime! Thank you for your heartfelt review, Lisa. There's nothing like knowing that your efforts are paying off. I am flattered - and moved :)

Staying at Kat's cottage exceeded our expectations (and we began with high expectations after viewing the lovely photos of her place). Her property and cottage provided us with a quiet retreat with easy access to the rest of Sarasota. We especially enjoyed the screen porch which houses a colorful (and comfortable) hammock and a beautiful view of the jungle beyond. Kat and one of her close friends, who helps to care for the place, were very responsive to all of our requests from the get-go, and gifted us with fresh eggs from the hens on the property as well as fresh fruit from the garden. If we return to Sarasota, we hope that we will be able to stay at Kat's place again. It is what made our trip!

Michelle and Mark were A+++ guests - in every way! I'm so glad you enjoyed the cottage. I hope you'll come again, and I hope I'll get to meet you in person next time :)

Staying in the cottage is like having your own private oasis in the middle of the town. The garden is lovely, and the cottage is charming and equipped with everything you'd need. On top of that we enjoyed fresh eggs form Kat's hen house almost every morning. The location is very good so that you can get to Siesta Key and downtown in ten minutes by car. While Kat wasn't in town during Christmas time, she kept in touch with us to ensure that everything was going smoothly. And she had people in the area who could quickly step in if we needed anything. I'd definitely recommend the cottage to anyone who wants to stay in Sarasota.

Response from Kat:
Too bad I only got to meet Lukasz and his family briefly before leaving town for the rest their stay (a first for me). Our communication leading up to and during their stay was easy and positive and made me feel comfortable leaving them under the care of my property manager. We have also touched base a couple times since their stay. They left my home tidy and in great shape. I would gladly welcome them back for a return visit!

I am passionate about nature, gardening, fitness, nutrition, traveling, languages, food, living off my land, mountains, hiking, writing, name just a few of my “hobbies!”

My family has been in Sarasota since the 40s. I was born in Sarasota but lived over a decade of my adult life in Italy (Siena and the Alps). I own a private fitness studio where I offer one-on-one training sessions and nutritional coaching. I am certified in personal training, corrective exercise (including pain management), sports nutrition and peri- and post-menopausal fitness.

I moved from Italy to Sarasota a few years ago to take care of my parents. This magical property has been in my family since the 60s, when this area was mostly undeveloped. It is my oasis, my connection to my roots. I have an organic garden and orchard and 14 hens. I am an acknowledged “plant geek” and somewhat of an environmental, food and nutrition activist. I thrive on helping people make positive changes in their lives. I realize how lucky I am to live on this slice of paradise and am very excited about sharing it with others who appreciate it.
