The River House is a cozy 3 bedroom plus downstairs game room and basement, 2.5 bath 2300 square foot house with spa. The cabin has beds to accommodate 15 people. The two story deck has a fantastic view of the 1.7 acre property, and view and sounds of the river. Deer, wild turkeys, squirrels and a plethora of birds share the property with you.

The space

The 1.7 acre property includes the year around East Fork of the Chowchilla River. It is located about forty five minutes from Yosemite National Park's south entrance, and about an hour from Yosemite National Park's Arch Rock entrance. Both routes take about one and a half hours to get you to the heart of Yosemite Valley, Half Dome, Yosemite Falls, and other Yosemite Valley attractions.

Solar powered has been installed, and appliances have been replaced with energy efficient models.

We sleep 15 comfortably. There is a king bed in the master bedroom and a queen bed in the second upstairs bedroom. The quiet reading room, also in the top floor, has a second king size bed. Downstairs there is a bunk room with two sets of bunk beds (4 twin mattresses), 2 additional twin mattresses, and a double size futon. There is a queen sleeper sofa in the game room on the lower level. Air mattresses can also be supplied.

The top floor has two bathrooms; one with a tub and shower, the master has a shower. The bottom floor has a half bath, sink and toilet only.

The kitchen is stocked with dish, glass and 2 flatware sets of 12 each. There is stoneware set and a plastic ware set (for outside use). There are pots and pans for cooking, along with a rice cooker/steamer, microwave oven, blender, hand mixer, toaster, waffle maker, coffee maker and coffee bean grinder. The refrigerator is equipped with ice and cold-water dispensers. You’ll be happy to know there is also a dishwasher.

House Rules
Dear Guest,

Welcome to our house! We hope you have an unforgettable time visiting nature’s wonders. We must remind you of some of the rules you agreed to in signing the rental contract.

·Fires are never permitted outside. Fires are permitted inside the fireplace only during cool times (not when using air conditioner).

·Smoking is never permitted inside. Ashtrays are provided for outside smoking. Cigarette butts are never to be left on the grounds.

·The County has set aside the hours of 10:00 pm to 8:00 am as quiet hours. If the neighbors are disturbed, the Sheriff’s department will strictly enforce this ordinance.

·Please be respectful of our neighbors’ right to enjoyment of their property. There is also poison oak, rattlesnakes and open mine shafts in the neighboring area. Poison oak and ‘things to do’ are included in this binder.

·No parking on roadway is permitted during snow removal periods.

·Please turn off the heater and air conditioner when you leave for the day, or use the pre-programmed schedule. Instructions are posted by the thermostat. Please turn off lights when they not needed.

·There are separate containers in the kitchen area for disposal of waste. Blue is for recyclable materials such as tin, aluminum, glass, plastic, paper and cardboard. Please do not leave any leftover food or trash outside. We have provided four larger covered trashcans with lids. Please do not mix recyclable and non recyclable in those cans.

·Please do not bring food into the bedrooms and spa (bears like food and spas, not a good combination with people).

·Please observe all safety rules for the spa, especially the buddy rule. No one shall enter the spa alone. Children must be supervised by an adult.

·Please do not leave wet towels on the floor or on the furniture. We have installed hooks on the back of every bedroom door to provide you with a convenient place to keep your towels. Please do not leave them outside for extended periods.

·Please rinse all dirty dishes, place in dishwasher and run when you leave on your final morning.

·Check out time is 11:00 am. The cleaning crew arrives close to check out time so the house is ready for the next guest.

Incredible place!. I booked on less than 24hours notice and had a reply very soon after. The location is amazing and very scenic. The house it's self is perfect and the Jacuzzi was a great addition, I will defiantly be staying here when I come back to Yosemite.

The property is located in a quiet location surrounded by fantastic wildlife. The house is approximately 20 minutes from Mariposa and at least 1 hour 20 minutes from the entrance to Yosemite, in good traffic. The outside deck is a perfect place to relax and enjoy the wildlife which includes hummingbirds, blue jays, woodpeckers and wild turkeys. The fantastic wildlife is a real positive and we spent many a night marvelling at the display in front of us. Stepping inside you start to realise that the property is in need of renovation and a good clean. The double bunk sleeping area downstairs in the basement is not only depressing but totally unsuitable for children. As 2 families of four we were unhappy leaving our children downstairs and they were understandably uncomfortable with the whole sleeping situation. They ultimately ended upstairs on makeshift beds. I can see great potential in this property as long as the right commitment and investment is made, but unfortunately as it is, I would be unable to recommend it to others.

The house is beautiful. Lots of wild life in the back yard. There is a creek in the backyard. The night sky was full of stars.

Beautiful home located close to Yosemite for those who enjoy day hiking, but also relaxing in the hot tub at night. The house is well maintained and Kim and Keith were very accommodating and provided detailed instructions for our arrival. I would absolutely recommend this river house to friends looking for a relaxing "glamping" trip.

Great place, nice size home, a lot of extras. Location was perfect. The pictures alone don't justify how great the property is. Nice small river flowing in the back yard. I would stay again
