A gorgeous, sunlit room with a comfortable full-size bed and views of the Washington Bridge; in an apartment with well-lit living room, renovated bathroom, and a full kitchen. Located in an elevator building, steps away from the subway!

The space

The room is spacious, sunlit, and extra comfortable. It is fully furnished, including a full-size bed, storage space, a working desk and etcetera. Most notably, it has an unbeatable view of the whole neighborhood. You are certainly going to love it!

The place has high-speed wireless internet, an exceptionally well-lit living room, a nicely renovated bathroom, and a full kitchen with all the amenities... all of which, of course, you are free to use.

You'll have a/c during the summer (if you want it or need it) and heating during the winter; and, during fall and spring, the multicolored leaves and the flowers of NYC's, blooming just outside your window!

Guest access

Guest would receive a set of keys ( one per room) for the apartment and building doors.

Interaction with guests

Ours is an "international" apartment, so we are happy to receive people from all over the world--I am a native Spanish speaker, in case you feel more comfortable speaking in Spanish.

The person who stays in the room will usually be sharing the apartment with me and two other roommates/guests--there is a lot of traveling going on here. We are friendly, open minded, and try to remain drama-free. We foster an environment of respect and friendliness. We enjoy meeting new people and sharing with them our knowledge of the city and its "best kept secrets". And, whenever possible, we like to grab a drink or bite with our guests.

Other things to note

Reservations will not be accepted without some kind of preliminary contact with me. Please, send me a message and wait for a response before making any bookings. I will be pleased to answer promptly, set a time for us to chat, and, hopefully, being able to meet you in person soon!

Please note that the AC would be installed upon the guests´ request on June 21, the first day of summer, and can remain in use until late August.

House Rules

Most generally, the rules are commonsense, respect, and conviviality. More specifically:

APARTMENT
1.Generally, the only people allowed inside the apartment is the guest (s) registered in the reservation. No visits are allowed without our explicit approval...
2.We have wood floors that get easily scratched. Please, do not drag the furniture and do not roll suitcases with wheels ( lift them instead).
3.We don´t use shoes inside the house at all to make the cleaning of the floor easier. There is space for you to leave a pair in the shoe rack by the entrance. Also, please note we don´t use home-shoes inside the bathroom --leave them outside the door when using it.
4.You are free to use the kitchen, as long as you clean after yourself . Please, pay careful attention to the garbage separation instructions.
5.You are free to use the common areas to rest or read. We just ask you to keep them clean and bring your things back to the room.
6.Please, be mindful of others when you make use of the bathroom and clean after yourself. Pay special attention to the "bathroom etiquette".
11. No smoking is allowed inside the apartment.

ROOM
1. Please, keep the room in good shape, as you found it. You are responsible for cleaning your own space and taking down your personal trash.
2.This room includes a small one-time cleaning fee for preparing the space before your arrival.
2. Please, do not eat in the room (remember, we are in New York and we don´t want to get unpleasant four-legged visitors). If you want to have a meal or a snack, use the common areas!
3. Please, be careful of not placing hot or cold recipients directly on top of the furniture in order to avoid leaving marks on it. There are costers available in the apartment for this.
4. Do not move the furniture of place without consulting with us first.
5.Please, take care of our things as you would like someone else to take care of yours. If anything breaks or gets damaged by accident, talk to us about it so we can figure out a solution. Do not wait until we find out by ourselves.

WHAT WE PROVIDE
-You´ll be provided with one set of clean bed sheets for the lenght of your stay. In the case of long term stays (28 nights or more), if you want to wash them periodically, you are free to do so by yourself.
-You will be provided with one towel per guest ( same instructions as bed sheets cocerning washing).
-We provide toilet paper and hand sop. All other toiletries run on your own.
-We do not provide any meals.

Very efficient host and clean specious place. Subway was also easy to get to downtown. Thank you! The road on the side of the room I stayed in is noisy even very late night hours. Cars driving by constantly because it's a major intersection and people hanging outside talking loud. One last thing the building number doesn't match the posted building number.

Definitely a great place to for first time NY travelers! Literally the train station is right downstairs of the apartment. Clean! and just like in the photos. Although I did not meet Ivan his communication with me was impeccable. I did indeed meet his gf Xime..and she was an awesome host.Very kind and friendly also shared with me some great places to eat around the area. Over all my stay here was amazing to say the least. Looking forward to future trips to NYC and staying again

The apartment is great, there are everything I need. Furnitures are great, location is convenient. However, my room is too noise since it is right beside broadway. It's perfect for short term staying. If you are kind of people needs quiet, it might not be the best choice.

Ivan was a great host. I was very satisfied with my stay. Everything worked out very smooth, the communication was very good and the apartment is very nice. Bathroom shower is functioning perfect, room is very spacious and clean. The other roommates are very quiet and you are not disturbed in your privacy. The subway is very close and takes you to midtown within 20 minutes. Thank you so much and id be glad to return to that place next time! Xx Stephanie

My stay was jolly pleasant with Ivan and Jime's host. In spite of my 2-hours-late check-in due to my underestimation of New York traffic, Jime was there to receive me. The housemates were also very respective and quiet. She bought a donut to welcome me as well. Surprisingly, the location itself has been an outstanding advantage that cheered me up every time i made a commute back. The metro station ( Line 1) is literally in front of the building. My bedroom and the bathroom are the same as in the pictures. The kitchen/ living room are abit smaller but all very well kept. The house itself is decorated with minimal that gives it an exquisite look. I would love to say my room is nice and comfy with lots of light and the view of Broadway street. There is constant sounds from the traffic but i guess this is what NYC is all about. There was nice Cafe opposite the place named Taszo with lovely breakfast and coffee. I would stay again if i have a chance to visit NYC.

The host was very friendly and hospitable, accommodating in every way. The room was large with plenty of light and always clean. the apartment generally was large, welcoming and provided enough space to relax and enjoy life away from the outside world.

I´ve lived in NYC before, but was not familiar with Upper Manhattan. Finding this place was a pleasant surprise: sunlit, spacious and affordable, it provides all the advantages of staying in the island, without the common setbacks. I totally recommend it.
