The space

A private one bedroom Queen suite, with european-style bathroom and laundry room, living room (w/library, fireplace, flat screen cable TV); patio doors to lower level of bi-level deck with built-ins, partially covered by a magnificent trumpeter vine. Rate does NOT include tax or pet fee which are payable on arrival.

Guest access

Spacious, cozy suite, as well as deck and garden; substantial continental breakfast on deck or in dining room. We are a few miles out of the center of the hamlet. Woodstock is 30 - 40 minutes from Belleayre and Hunter Mountain, both ski areas, 20 minutes from Phoenicia (best pizza outside of NYC), and minutes from the recently created 60-acre Thorn Preserve with breathtaking mountain views.

Interaction with guests

That's up to the guests. We only enter the suite to change towels each day.

Other things to note

Please know that NYS sales tax (8%) and county room tax (2%) are payable to us directly. We have NOT included the tax in what you pay Airbnb.

Also, during the summer, we accept single night reservations weekdays, but require two night stays on weekends, and three nights on major holiday weekends.

We do permit guests with 'good' dogs to bring them along; there is a $25 charge per stay per dog (2 max.). We ask that you walk your dog on the road a few times in the course of the day so that the garden does not bear the brunt of the peein' and poopin'. We also ask that you bring your dog's bed so that he or she has someplace familiar to sleep if inside during the night; the garden is fenced, so sleeping outside is an option for some dogs. If you plan to leave your dog inside when you go out, he or she MUST be in a kennel.

Rick's Place was the perfect place for our weekend getaway. An immaculately kept, well- appointed full apartment with a beautiful, lush deck that calls you to come outside and enjoy. Rick is an accommodating host who is very knowledgeable about the area and responsive to his guests needs. He was very respectful of our privacy, yet at the same time welcomed us into his living space for breakfast and, if desired, conversation. We enjoyed both and it was truly a pleasure getting to know him. We look forward to returning to what could become a home away from home.

If your looking for privacy this is NOT the place to go. The space is cute but could use some major updates. Couch is very lumpy and not comfortable. Rick is informative but does not allow for privacy. There is NO lock on the door to the unit and he tends to be nosy about what you are doing. This is not like staying at a hotel, we felt like we were under watch the whole time and uncomfortable. Also, Rick states he allows dogs but has some rules of his own regarding pets, follow up with him on this. The space was clean but very cold and the heater made a loud noise. We didn't spend much time at unit since we weren't comfortable but it was sufficient for our sleeping time.

Hi Paulina, I am really so sorry that you had such an uncomfortable time at my BnB. A few of your criticisms are valid, but a few are not, so I feel compelled to respond. Regarding a lock on the suite, there is one now. It just never occurred to me to put one on since I only host one guest at a time, and I would always need a pass key in case a guest lost theirs. When I saw your review, I realized that the issue is being able to lock the door when you are in the suite. It's been installed. The couch, though originally a very fine one, is old and less than ideal. That is on the list to be dealt with, either by replacement or with new cushions (which are actually the problem, not the sofa itself). As far as the pipes being intermittently noisy, also true. (There is no heater. The house has a furnace). I have had both the fuel company and an HVAC engineer look at the situation. Unfortunately, there is no practical solution, other than re-plumbing the entire building, or closing during the heating season. For lighter sleepers, earplugs may provide the answer. Your comment about the tax issue is incorrect. On my listing, in caps, it states that I collect the tax, not Airbnb. Airbnb tells me that your reservation receipt should state that as well - host collects the tax. Airbnb does not collect any tax in NYS. As far as the suite being cold, I'm afraid that was your own fault - I showed you the thermostat (right opposite the bathroom) when you checked in. All you had to do was 'turn the dial' to whatever temperature you'd be comfortable with. Regarding the comforter, it is clean and less than 3 years old, so I'm not sure what the issue was. As far as 'updating', that's more a matter of taste, (mine is eclectic), and everything was accurately photographed and posted in my listing. Also, everything but the sofa, wing chair, and the tall dresser in the bedroom were purchased or built when I opened the BnB less than three years ago. Lastly, your comment that I am nosy, was true to the extent that I knocked on your door at 9:30 or 10 o'clock on Saturday night after listening to 15 or 20 minutes of inexplicable pounding in your suite. I tried calling your cell, but it went to voice mail, so I came down to find out what the problem was. Trying to break logs up to make kindling when there was a stack of newspaper sitting next to the fireplace for just that purpose, seems a bit extreme. It would have made more sense to call me and ask. If making conversation while serving you breakfast felt intrusive, I apologize. Most of my guests, recognizing that they are in a bnb, not a hotel, and perhaps in an area they have not been to before, seem to enjoy discussing the area, restaurants, things to do etc. Again, I'm sorry that you did not enjoy being my guest. My husband and I wanted to get away from the city for our Wedding Anniversary. We had a great time staying at Rick's Place. The suite is spacious, cozy and very clean. We mostly enjoyed the fireplace - there's nothing better than relaxing in front of it with a glass of wine and your loved one. Rick is a very pleasant host - he kindly provided us with several great recommendations for hikes and local activities, which has made our getaway even more enjoyable. All in all, the perfect getaway :)

Rick's place is kept clean and Rick creates a friendly atmosphere for his guests. The location is very convenient to all the cool towns in the area including Woodstock, Saugerties, Kingston, Hudson, etc. Shopping is convenient and close too. My girlfriend and I were afforded privacy but be aware that Rick's place is listed as a "BnB" which means the downstairs apartment you stay in has no kitchen and Rick lives upstairs. We had two small dogs with us and they enjoyed the fenced in pet friendly yard. There is a nice wood deck in the back but we were not able to take advantage of it because the warm weather was gone at the time of our trip. As I mentioned, no kitchen, but Rick does serve a nice continental breakfast. In the warm weather, I understand he serves on the deck but in the cool months you go upstairs where he lives for breakfast. It's fine and nice if you don't have a problem with that arrangement. Rick was liberal with his check-in and check-out times since he did not have a booking prior to or right after our weekend. There is a wood burning stove/fireplace insert and Rick provides the wood. It is clean and comfortable. If you want TOTAL privacy, it's not for you since Rick lives upstairs. I would stay there again if we want a centrally located place that's pet friendly. Rick is a nice person and knows the area and he can share some hints with you about restaurants in the area.

Mark, I think your intended nice review chooses certain words which, to someone unfamiliar with Rick’s Place, could be misleading. It sounds like you actually wanted a vacation rental, (giving you a cabin or house entirely to yourself, where you would provide and cook your own meals, and perhaps chop your own firewood), as opposed to a BnB. Typically a bed-and-breakfast rents rooms to guests on a daily basis, and serves breakfast. The host usually lives in the same structure, and often accommodates several guests at a time. The spacious suite that you rented - living room (with library, cable TV, wood-burning stove/fireplace), European-style bathroom with laundry facilities, and a comfortable bedroom - is on a floor by itself, providing more privacy than would be had in a hotel or in most BnBs, since I only have one guest suite. While, as you say, it was too chilly to serve breakfast on your private deck, you were often enjoying (a smoke) on the deck, while your pups romped in the garden. Here again, what you refer to as a ‘fenced yard’ is actually about a 6th of an acre garden with lawn, trees, plantings etc, surrounded by a cedar stockade fence, beyond which are woods and a year-round stream; (isn’t a ‘yard’ just a defined hard-surfaced area?) Finally, as to coming upstairs to ‘where I live’ to have breakfast, I have one dining room, as do most BnBs, where host and guest(s) enjoy breakfast. Anyway, it was pleasant having you as a guest, and I would be glad to host you again.

We had a fantastic stay at Rick's Place! Rick is a thoughtful and well-organized host. It was especially great to find a bottle of San Pellegrino in the fridge when we first arrived as we were parched, and had realized that we should have stopped for some supplies. The place was really comfortable, clean, and had nice touches to make our stay enjoyable. The well-maintained deck and garden were a beautiful backdrop to our vacation. Rick also provided many great insights into the area and recommendations for places to eat. We had all the privacy we hoped for on this trip and we also benefited from some nice chats with Rick about our respective lives and work. The breakfast was a huge benefit as we didn't have to go into town to eat, and could therefore relax and not feel rushed. Rick was also very accommodating with breakfast always checking whether we needed anything else. We would highly recommend a stay at Rick's Place!

Rick was a wonderful host who was very responsive to our needs. His place is charming, spacious, and relaxing, and he serves a lovely breakfast in the morning. Rick made our stay very pleasant and enjoyable and I hope to stay at his place again if and when I return to Woodstock.
