A bright, spacious, double room, in a large house, in central Brighton: just off the A23, on-street parking (metered daytime), buses, trains & taxis, great local shops, pubs, cafes, fish & chips, art-cinema, chemist, an ATM, a big local park & more.
Brighton Beach, and Brighton's great shopping areas etc, only about 20-30 mins walk or short bus ride.
The two main-line train stations are also 20-30 minutes walk. The local train station (London Road) is only about 5 minutes walk.

Your room is quite large, with a comfy double bed, handy wash-basin, wardrobe, chest of drawers, desk lamp, floor lamp, mirrors, TV/DVD player and a kettle.
Free tea, coffee and sugar is available in your room. Sometimes there are biscuits! :)
There is usually fresh dairy, soya or almond milk in the fridge in the kitchen, which you are welcome to use. The 'current' opened milk is always in the fridge door, the new, unopened milk is on the fridge shelf.
There is free Wi-Fi throughout the house/maisonette, and an ethernet connection in your room.
Facing East, your room looks out onto the garden, which you are also welcome to use. The room is bright and sunny in the mornings.
I have recently purchased a new floor lamp to aid reading in bed.
The window has a venetian blind.
The room has a lock-able door, which you can lock from both the inside and the outside .
On very warm days a large fan is available.
If you are staying more than one night (or only for one night), I have a Parker Knoll armchair you might want to use. Please just let me know, and I'll put it in the room. It's rather large, but comfy.
Also, if you are staying more than one night, please let me know if you'd like me to empty the rubbish bin everyday, and clean the sink etc, or just leave everything until after your departure. When I stay somewhere I like to know that none of my stuff's been disturbed at all. Thanks.
If you have any questions or special requirements, please just ask.
You are welcome to use not only your bedroom, but the bathroom and toilet (obviously!) kitchen, lounge-room and garden. You are welcome to enjoy your drinks and meals in either the lounge-room or the kitchen.
There is a TV/DVD/CD player, and a separate CD Player/Radio, in your room, but currently no TV in the lounge (It's on the 'to-get' list!).
During the day you may find me with a screwdriver, or paint brush in my hand, or find the odd box of decorating material around the place, as I am constantly in the process now of upgrading everything (and there is a lot of it to do!). I will clear up anything after I have finished working everyday.

If you need anything during your stay, please come and find me. As I usually work freelance from home, I am usually in. My room is the small bedroom adjacent to the bathroom.

Other things to note
Although the house is my home, I hope you will feel free to use all the facilities, and you will find your stay in Brighton enjoyable and comfortable.
If you need to drop-off any bags and luggage before the 5pm check-in time please just let me know in advance, it's not a problem. If you would like to check-in early, or check-out late, this might be possible, but this must be by prior arrangement and you need to give me as much prior notice as possible, as it will depend on the movements of any possible other guests.
If you would let me know as soon as, and as accurately as possible when you think you're likely to check-in I'd be grateful; it helps me plan my day and get everything ready for you. If you are held up, or if there is an unavoidable change of plan, I'd also be grateful if you'd 'keep me in the loop'.
**Please note: currently there is no hand-basin in the 'separate toilet' room; it is on the long list of things to be upgraded. However, there 'is' always hand sanitiser there and/or you can wash your hands in either the bathroom, your bedroom or kitchen. Soap and hand towels are provided in each location.
As I work from home I am in most of the time, so there is always someone about to 'keep an eye' on things.
In the Autumn and Winter months, I am very aware that different people like their room and living space to be different temperatures. I am happy to adjust the house-heating to suit, or you can adjust the radiator/central heating in your room.
Similarly, everyone likes their shower or bath to be at the temperature that's just right for them. I have the hot water set 'very warm to hot-ish' but not so hot that it scalds you when it comes out. If you find it's not hot enough, or not cold enough, again, just let me know, I'll be happy to adjust it for the period of your stay.
When using the bathroom, and after having a shower, I'd be grateful if you'd leave the bottom of the shower curtain 'inside' the bath, as if you leave it outside the bath the floor does tend to get a little wet. I will make sure it's fresh and ready for when it's next used.
If you are only staying one night please just leave any general rubbish in the pedal bin in your room. If you are staying longer, and you want to empty your bin, then please use the big grey and black bin in the kitchen. It's to the right of the sink. Please use this bin for any food waste.
For the environmentally conscious, there is a 'yellow recycle bin', in the porch area where the plants are, just as you come into the house. You can put paper, cardboard, plastics and glass all in there. I will sort it before it's collected. Please only put items in there that have been rinsed, and definitely not food packaging that has not been washed or rinsed. Thank you.
Sometimes (very rarely) I also have friends or other guests staying in my house. They sometimes share the facilities available, but they will, of course, never have access to, or enter, your 'lock-able' room.
Finally, whilst I am a vegetarian, I have absolutely no problem with guests preparing or storing in the fridge other dishes which include meat, fish or poultry. My only request/rule is that you clear up properly afterwards. I trust that is ok.
If you are preparing any food, I apologise in advance for the very basic crockery, cutlery and cooking utensils. They too are in the process of being upgraded and added-to.
The water from 'any' of the cold taps in the house is drinking water.
+**FIRST AID KIT**+ The First Aid Kit is located in the cupboard under the left hand sink/basin in the kitchen. It is a black container clearly labelled 'FIRST AID KIT'. Please let me know immediately if you have 'any' problems or emergencies, and I will do my best to assist you.

Please note that 'the house is my home, it is not a hotel', and is in a residential area, with neighbours either side, and living below. I would politely ask and require guests to please keep 'any' noise to an absolute minimum after 10pm every night and in the mornings before 7am.
Please note that smoking, 'vaping', and burning candles or incense is not permitted 'anywhere' on the premises.
Check-in must be by 9pm at the latest, unless by prior agreement.
Check out time is 11am.
I am sorry, but I cannot accommodate anyone under the age of 18, unless they are accompanied by their parent or guardian etc. The accompanying adult, also, for example, must have made the booking.
If you wish to check-in early or late, and/or check out late, this must be by prior arrangement and agreement, as it may well affect other guests, or my neighbours.
On the day of your check-in you can drop off any luggage and pick up your keys any time after 11am. I'm afraid I cannot 'guarantee' to have your room ready before 5pm, due to the departure of previous guests and cleaning etc, but I will do my best to get it done asap, and message you as soon as it's done.
If you are going to use the bathroom to shower etc in the evenings (nb. the toilet is in a separate room), please have this finished by 10pm, as my bedroom is next to the bathroom and I usually go to bed around 10pm.
Also, when using the bathroom please try to use the shower curtain to prevent water spraying everywhere. And, after having a shower, I'd be grateful if you'd leave the bottom of the shower curtain 'inside' the bath, as if you leave it outside the bath the floor does tend to get very wet. I will make sure it's fresh and ready for when it's next used.
As I have indicated elsewhere in my listings, the toilet is in a separate room on its own. There is currently no toilet in the bathroom, though I plan to have one installed asap. Also, until I can get one installed there is no hand-wash-basin in the toilet room, but there is hand sanitiser, and you also can wash your hands in your room, the bathroom or the kitchen.
Plus, whilst I am a vegetarian, I have absolutely no problem with guests preparing or storing in the fridge other dishes which include meat, fish or poultry. My only request/rule is that they clear up properly afterwards. I trust that is ok.
Additionally, just something to be aware of: until I can get it fixed, the 'oven' part of my cooker in the kitchen does not work. It is safely turned off, but does not function, so if you are planning any baking etc then I'm afraid you'll be disappointed. I do, however, have 4 working gas hobs, a grill and microwave.
Finally, my kitchen utensils (until I can get new sets) are quite limited. 'Master Chefs' should bring their own knives etc!
