With its own FULLY FITTED KITCHEN for your sole use, its Private Bathroom, our fully equipped 1 bedroom flatlet within our own home is perfect for the independent single tourist, business or student visitor wishing to be in the heart of London. It has very easy access to underground [tube] and bus transport and is only a 3 minutes’ walk to the Olympia Exhibition Centre, and 8 minutes on foot to Kensington High Street.
Located on a quiet residential West Kensington Street [3 minute’s walk to the Olympia Exhibition Centre], our well-appointed flatlet [18.70 sq. m/201 sq. ft] is perfect for the independent traveller or business visitor and offers all the comforts of home. Bedrooom, private bathroom and fully fitted kitchen for your own use.
Single bedroom [bed 3ft/91cm wide] with fitted wardrobes over-looking the pretty garden. There is a desk in the room if you wish to work during your visit. The flatlet is accessed via a shared [with us] front entrance door and has its own door within our quarters so is completely private. The accommodation will be professionally cleaned, the linens changed, once a week during your stay.

Flat screen Smart TV, alarm clock, BT Infinity fibre optic Wi-Fi [free], burglar alarm [covering our quarters as well as your own].
Hairdryer, iron and ironing board, FM radio; a fan if the weather gets too warm and a convector heater if summer nights are chilly. These 3 rooms [detail below] are centrally heated during the winter months. Copious bedding, linen and towels are provided with a choice of summer or winter weight duvets, together with a bed throw.
Private bathroom with hand basin, lavatory, bath and hand-shower.
Fully fitted kitchen for your own use - breakfast bar, electric oven, gas hob, microwave, ‘fridge, sink, toaster, kettle, combined washer/dryer, cutlery, china, glass, pots and pans and all the usual kitchen paraphernalia – including basic condiments (salt, pepper, oil etc.] - that you have in your kitchen at home.
Carbon monoxide detector and smoke alarms fitted.
Garden – there is direct access from your kitchen to the pretty, brick paved garden which you are free to use; it has a table, chairs, an external power supply and garden lighting.
Provisions – in order that you do not need to go shopping immediately upon arrival, and so you can make a Continental Breakfast, we will provide you with milk, eggs, bread, butter, yoghourts, cereals, OJ, bottled water and fruit, marmalade and jam, tea and instant and ground coffee too. Pasta and a bottled sauce, Parmesan cheese, Cheddar cheese, crisp breads and other dry goods are also provided so you can make yourself a quick supper. If you have any dietary preferences, do let me know.
A single inflatable bed is provided for an occasional overnight or weekend visitor, subject prior agreement with us. There will be an additional charge for the occasional visitor to cover provision and cleaning of linens.
There is a charming garden over which your Bedroom looks and which is accessed by a door from your private Kitchen. I am very happy if guests wish to entertain business colleagues or friends there [it has a table, chairs and outdoor lighting]. See photo on listing.
Interaction with guests
Our maisonette comprises 2 [combined] flats; we live on the raised ground floor, the accommodation and my office [I work from home as an interior designer] is beneath, on a level with the garden. We have been letting the flatlet for over 19 years and whilst your privacy will be fully respected, I am around during the weekdays [we are usually away at weekends] to answer any questions, advise on ‘what to see’ in London and the UK, or to have a chat if you wish! There is a broad supply of travel books, maps, transport literature [see photo] to help you plan your London visit.
We have a Resident Cat. Whilst he just loves people he is not allowed into your quarters so you may only see him in the garden thru’ the bedroom window or as you come and go thru' our shared front door/stairs to your quarters. Clearly, if you are allergic to cats, then this is not the accommodation for you.
No smoking is allowed in your rooms though' you may do so in the garden. Overnight or a weekend guest? As mentioned elsewhere, a good inflatable bed is provided [at a nominal charge to cover laundry and cleaning] for the occasional weekend or over-night visitor if you are a long-stay guest [2 weeks+] but only with our prior approval.
Happy for you to entertain friends for supper in the garden but no loud music out there, please.
We love having guests here and will make you feel ‘at home’ [or leave you alone!] as much or as little as you wish.
Other things to note
We'll be as flexible as we can regarding check-in and check out times, subject other guest's bookings of course.
Please note that there are 6 steps to walk up from the street to the main front door, and then 12 down to access the garden floor; consequently, the accommodation may not suit those who are frail or infirm.
Seems obvious to say, but please ensure you have adequate insurance to cover both your travel plans and your personal belongings.
We have no ‘house rules’ per se, excepting mutual respect and consideration [especially for Resident Cat!].
Smoking is allowed in the Garden.
Cancel up to 5 days before your trip and get a full refund. Cancel within 5 days of your trip and the first night is non-refundable, but 50% of the cost for the remaining nights will be refunded.

I am an interior designer and have run my practice for some 30 years, handling the design, project management [and everything else from the ground up] for high end residential properties in Central London and the South East of England. I Can describe myself as a 'baby boomer' , who has an eclectic taste in music from Tchaikovsky, Dvorak to Techno, Dance and everything in between and beyond too. I have latterly discovered the joys of gardening! I enjoy the theatre as does my partner, Kim. He is an accomplished amateur actor, director, producer of some long experience whilst running his own business too. He is a fluent French speaker. We love having guests come stay so we can enjoy, and learn from them as much as we hope they will appreciate us and what we can tell them about our lovely London. Having a Resident Feline is a must for me. For Kim? Good food and wine in the 'fridge so he, as self-appointed Chef of the household and enamoured of Good Food, can cook a decent supper.
