With its own FULLY FITTED KITCHEN for your sole use, its Private Bathroom, our fully equipped 1 bedroom flatlet within our own home is perfect for the independent single tourist, business or student visitor wishing to be in the heart of London. It has very easy access to underground [tube] and bus transport and is only a 3 minutes’ walk to the Olympia Exhibition Centre, and 8 minutes on foot to Kensington High Street.

The space

Located on a quiet residential West Kensington Street [3 minute’s walk to the Olympia Exhibition Centre], our well-appointed flatlet [18.70 sq. m/201 sq. ft] is perfect for the independent traveller or business visitor and offers all the comforts of home. Bedrooom, private bathroom and fully fitted kitchen for your own use.

Single bedroom [bed 3ft/91cm wide] with fitted wardrobes over-looking the pretty garden. There is a desk in the room if you wish to work during your visit. The flatlet is accessed via a shared [with us] front entrance door and has its own door within our quarters so is completely private. The accommodation will be professionally cleaned, the linens changed, once a week during your stay.
It is fully equipped with ...
Flat screen Smart TV, alarm clock, BT Infinity fibre optic Wi-Fi [free], burglar alarm [covering our quarters as well as your own].
Hairdryer, iron and ironing board, FM radio; a fan if the weather gets too warm and a convector heater if summer nights are chilly. These 3 rooms [detail below] are centrally heated during the winter months. Copious bedding, linen and towels are provided with a choice of summer or winter weight duvets, together with a bed throw.
Private bathroom with hand basin, lavatory, bath and hand-shower.
Fully fitted kitchen for your own use - breakfast bar, electric oven, gas hob, microwave, ‘fridge, sink, toaster, kettle, combined washer/dryer, cutlery, china, glass, pots and pans and all the usual kitchen paraphernalia – including basic condiments (salt, pepper, oil etc.] - that you have in your kitchen at home.
Carbon monoxide detector and smoke alarms fitted.

Garden – there is direct access from your kitchen to the pretty, brick paved garden which you are free to use; it has a table, chairs, an external power supply and garden lighting.

Provisions – in order that you do not need to go shopping immediately upon arrival, and so you can make a Continental Breakfast, we will provide you with milk, eggs, bread, butter, yoghourts, cereals, OJ, bottled water and fruit, marmalade and jam, tea and instant and ground coffee too. Pasta and a bottled sauce, Parmesan cheese, Cheddar cheese, crisp breads and other dry goods are also provided so you can make yourself a quick supper. If you have any dietary preferences, do let me know.

A single inflatable bed is provided for an occasional overnight or weekend visitor, subject prior agreement with us. There will be an additional charge for the occasional visitor to cover provision and cleaning of linens.

Guest access

There is a charming garden over which your Bedroom looks and which is accessed by a door from your private Kitchen. I am very happy if guests wish to entertain business colleagues or friends there [it has a table, chairs and outdoor lighting]. See photo on listing.

Interaction with guests

Our maisonette comprises 2 [combined] flats; we live on the raised ground floor, the accommodation and my office [I work from home as an interior designer] is beneath, on a level with the garden. We have been letting the flatlet for over 19 years and whilst your privacy will be fully respected, I am around during the weekdays [we are usually away at weekends] to answer any questions, advise on ‘what to see’ in London and the UK, or to have a chat if you wish! There is a broad supply of travel books, maps, transport literature [see photo] to help you plan your London visit.
We have a Resident Cat. Whilst he just loves people he is not allowed into your quarters so you may only see him in the garden thru’ the bedroom window or as you come and go thru' our shared front door/stairs to your quarters. Clearly, if you are allergic to cats, then this is not the accommodation for you.

No smoking is allowed in your rooms though' you may do so in the garden. Overnight or a weekend guest? As mentioned elsewhere, a good inflatable bed is provided [at a nominal charge to cover laundry and cleaning] for the occasional weekend or over-night visitor if you are a long-stay guest [2 weeks+] but only with our prior approval.
Happy for you to entertain friends for supper in the garden but no loud music out there, please.
We love having guests here and will make you feel ‘at home’ [or leave you alone!] as much or as little as you wish.

Other things to note

We'll be as flexible as we can regarding check-in and check out times, subject other guest's bookings of course.
Please note that there are 6 steps to walk up from the street to the main front door, and then 12 down to access the garden floor; consequently, the accommodation may not suit those who are frail or infirm.
Seems obvious to say, but please ensure you have adequate insurance to cover both your travel plans and your personal belongings.

This place was perfect for my 8 day stay in London - super clean, close to public transport and I felt super safe. I can't speak highly enough of Trish and Kim - they were lots of fun and really accomodating - Trish was very generous with offering her advice about what to do in London and I really enjoyed our chats everyday :) They were both incredibly friendly and really make you feel at home. 10/10 recommend this place for anyone looking for a base in London. Thanks Trish and Kim, I hope I get to return sometime soon!!

I had a great stay in Trish's flat. She was an incredibly warm host and I loved communicating with her. She made sure that I was comfortable and had everything that I needed for a great stay, including food and drink for my arrival. I've rarely felt so "looked after," which was wonderful. It was easy to get to her place from the airport, and it is close to tube and bus transportation. Thanks again--I would happily stay again for a solo trip to London!

Trish is a great host. She provided all sorts of information for me when I arrived and even gave me directions for my first day. which the jet lag promptly wiped out my memory. Kim was a big help when my computer just wouldn't see the internet in the bedroom. Unfortunately, my computer was too stubborn (some type of bug) to cooperate but it wasn't for lack of trying on his part. If I needed to use the computer on the internet, I did it in kitchen. But I think most computers will be perfectly fine. Thankfully, my other devices worked fine (even in the garden - which surprised me) so I could video chat w/ family in bedroom and show them the garden thru the window :) "Oh wow" is an exact quote. I think the kitchen is better stocked then my own kitchen and the bedroom is super cute - it reminds me of a ships cabin. lots of compartments to stow everything. (that being said, I wouldn't bring a huge suitcase (I did) because it will annoy you and take up space - suitcases small enough to fit under the desk would be ideal) The bath tub is super deep and can be super hot, but since it's an older building the water pipes can be noisy & squeal - the way to fix it is to put more water in - I think they squeal because of an air bubble in the pipes. I find that a super hot bath right before bed really helps with jet lag. I hang up my washcloths (& sometimes towels) to dry on the rack provided for "smalls". I never remembered to leave the door open to the bathroom, so if you do that, they'll probably dry quicker. (there are plenty of door stops) The bathroom has a pedestal sink - that limits the storage around the sink, so if you need a lot of storage space for cosmetics etc, I'd suggest using the desk as a vanity or storing stuff on the back of the toilet until you need it. (it's a big cabinet). if you like the cold/cool weather, then this is the place for you. On the few hot days, I could feel a definite difference when I entered the flatlet and it was so much cooler & so refreshing. If you prefer the heat and can't tolerate cold well, talk to Trish if you're traveling during cold months. I'd also bring warm pajamas no matter when just in case. There was a cold snap for a few days, so I went out & bought a sweatshirt the next day because I simply wasn't prepared. You may find that there's a slight draft coming from the first bedroom window (I'm assuming it's because of the age of the house and the glass used) on cold days/nights (London weather is fickle). I just pulled the shade & placed my travel blanket at the bottom as a draft dodger....

MY PUBLIC RESPONSE Thank you, Karen, for such a detailed review and I am so pleased you enjoyed your stay. For the info of ‘winter’ guests, we do have exceptionally effective central heating which is not switched on during the summer months. You left London a day or 2 too early, Karen, as Wednesday was the hottest day for decades, hitting 34degs C [95 F]. That said, perhaps you did leave on the right day as it was exhausting hot! Regarding your suitcase, I totally forgot to let you know that we store these elsewhere for guests, out of their quarters; many apologies. I stayed at Trish's Airbnb for over a month and can happily recommend this host and location to anyone. Nutshell: good location, great hosts and overall excellent experience. Full version: The Airbnb is located in a safe, quite neighborhood just a stone's throw away from public transportation, multiple grocery stores, a couple of pubs, dry cleaners, barbers, parks and restaurants. Everything you need is essentially less than a 5 minute walk away. The Airbnb rooms them self are nice and quite/private featuring a bedroom with a desk, a bathroom (tub and hand shower) and full kitchen that trish leaves stocked with cooking supplies. It even has a washer/dryer. The hosts are very accommodating - friendly as can be and available to talk/help as much or as little as you'd like. And when I say accommodating I really mean it - Trish even offered to help me ship luggage back to the US, helped me get shipping quotes, etc. etc. Well above and beyond the average host, hotel or person! In the end I was sad to go and next time I'm in London will 1. Definitely try to book this Airbnb again, 2. Will offer to take Trish and Kim out for dinner/drinks for good conversation and to say thanks. I've stayed in 4 different places in London so far (travel there for work often) and this Airbnb is by far the best experience I've had so far!

Trish's place is in the perfect location in west kensington! 5 minute walk to the tube and to the overground which will both take you anywhere you need to be. Also very local to some great pubs and places to eat. The room is definitely a home away from home and was perfect accommodation for my two week stay. Trish was very helpful with all my queries and made sure my trip was a memorable one. I would definitely recommend her place for anybody that needs a comfortable stay in london, especially those travelling solo! Thanks for everything Trish much appreciated.

Trish was an amazing host. I would recommend this to anyone. I stayed for 2 months and Trish really made me feel like I had a home away from home. Lots of lovely chats and I also got sick and Trish was so helpful. If you're looking for a home for an extended work stay I would really recommend Trish's place. And Ozzy the cat is also an additional perk, he gives good hugs.

Trish is a great host. She's thoughtful, her notebook of instructions is quite thorough and she kindly provides a few food items to tide you over until you have time to shop such as milk, coffee, tea, yogurt, bread, cheese, crackers and the like. The kitchen is fully equipped. The small apartment, which is suitable for one person, is well located near tube stations and many buses. The quiet residential neighborhood is also a pleasant walk to one of London's loveliest parks and the Design Museum. There are lots of markets and restaurants nearby.

I am an interior designer and have run my practice for some 30 years, handling the design, project management [and everything else from the ground up] for high end residential properties in Central London and the South East of England. I Can describe myself as a 'baby boomer' , who has an eclectic taste in music from Tchaikovsky, Dvorak to Techno, Dance and everything in between and beyond too. I have latterly discovered the joys of gardening! I enjoy the theatre as does my partner, Kim. He is an accomplished amateur actor, director, producer of some long experience whilst running his own business too. He is a fluent French speaker. We love having guests come stay so we can enjoy, and learn from them as much as we hope they will appreciate us and what we can tell them about our lovely London. Having a Resident Feline is a must for me. For Kim? Good food and wine in the 'fridge so he, as self-appointed Chef of the household and enamoured of Good Food, can cook a decent supper.
