Authorized Use and Guests: The premises are for the sole use as a personal vacation residence by not more than 6 individuals and only those six individuals shall occupy the premises at any time.
Parking – Parking is limited to two (2) vehicles on or around the property. Vehicles are to be parked in designated parking areas only. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
The home is located in a quiet residential neighborhood so a reasonable noise level must be maintained at all times and is mandatory after 10:00pm.
Occupant will have exclusive private access to the home as it is shown in the listing. There is a separate living space downstairs that owner may or may not be occupying during the stay .
Occupant shall immediately notify Owner of any problem, damage or malfunction of all appliances, mechanical, gas and plumbing fixtures or any other item located on or within the property.
Occupant agrees to maintain the property in a clean and safe condition.
Occupant shall pay for any damage they may cause. Occupant shall not sublet this property.
Owner has the right to enter the Premises at any time for the purpose of making necessary or agreed repairs; to verify that the Occupant is in compliance with the terms of this agreement; or in case of emergency.
Owner has the right to evict Occupant if they are not in compliance .
Owners of the property are not responsible for loss, damage or injury due to fire, water damage, or any other causes. Occupant agrees to indemnify and hold owners harmless from all loss or damage arising from an injury on the Premises by the tenants, their families, friends, or visitors. Occupant is renting the Premises as a transient lodger for the number of days specified above. Owner retains full legal, possessory and access rights

Greg was a very responsive host. He provided a great welcome tour of the property and had good food suggestions. The beds were comfortable and the linens and towels were high quality. We enjoyed our stay and the quiet neighborhood away from the more touristed areas while being a short drive away.

Overall, the plan is clean but perhaps dog friendly noted by the odor of the floor and blankets. Rooms are spacious, plenty of room for 6 as they provide an air mattress. Not very accommodating for the check-in time, says after 4P, called us twice to change the time, and then he was late and then we were late to our dinner reservations. Personal choice, but I'm not a fan of meeting with the host when there's a List of rules anyway. And it seemed strange that he asked us twice about why we were in town. Also the thermostat cannot be lowered below a certain temperature. Overall, a clean but rigid host!

Hello Ann, Thank you very much for your feedback. Always helpful to hear from our visitors. So glad you and your guests enjoyed the spaciousness of the home. Most visitors agree that is a big plus. I am a bit confused about the reference to a dog odor as ALL bedding/linens are washed before each party arrives. The only carpet in the home is in the living room area and on your particular visit the carpet was professionally cleaned just prior to your arrival so I am not sure what you could be referring to. Once again I do apologize for meeting you five minutes after our agreed-upon time. We find it helpful to meet and touch base with our guests at the beginning of their stay just in case there are any questions about the home. Thanks again, Greg

Greg's place is very beautiful. We felt at home almost immediately. We appreciated the little touches that made the place feel at home, including the games, movies, and surround sound music. We would definitely stay again.

Greg' house was perfect, bette than we had expected. The view was spectacular. The locaion was in the center of Santa Barbara, close to everything. 14 minutes drive to UCSB and 10 minutes to the SB airport. We spent a few days before and during my son's graduaton, we felt like at home. We cooked meals, played games and just hung out, very relaxing. Greg was a super nice guy, he came in the first day to show us how things worked. His pantry had all the spices we need to cook, plenty coffee too. three bedrooms are cofortable and very clean. We truly appreciated Greg's hospitality and his beautiful home. We would definitely recommend Greg's home to anyone who come to Santa Barbara. We hope to come back sometime in the future.

The house is secluded with gorgeous views of Santa Barbara. The house was well equipped with everything needed for an enjoyable stay. Greg had soap and shampoo for the shower. Greg has an extensive CD collection that you can pipe music into the rooms as well. Greg is a wonderful and thoughtful host. He made sure to explain where everything is located and if you had any questions he was easily accessible. Looking forward to returning on future trips to Santa Barbara.
