This charming former coaching inn is an excellent venue for family and group celebrations, with versatile rooms, table tennis, pool table, darts, giant Wii, cinema screen, fully functioning barand library. Rural location. Sleeps 19 in beds with an additional double sofa bed and single put up bed. We have started accepting 1 night bookings during the week in standard charging seasons depending on our other commitments, so please feel free to enquire about this option.

The space

Mosspaul is steeped in Borders history and tradition and is itself a landmark on the road from Edinburgh to Carlisle. It is set in miles of beautiful rural countryside, where sheep farming is the main source of income. The house has recorded history as a coaching inn dating from the 17th century and was either a monastery or chapel before that called St Paul's on the Moss. It has played host to famous visitors and colourful local characters over the years and most local people could tell you a story or two about it. We chose to live here as the rural setting suits us (and our dogs!) and we fell in love with the old Inn on sight.

Mosspaul has its own working bar, a sitting room with log burner and a multipurpose media room with 11 foot screen for cinema, TV Freesat, DVD and Wii, table tennis or dining for up to 28.

The house has 2 double rooms ensuite, 1 bedroom with 2 double bunks ensuite, 1 double ensuite with an adjoining room with a triple bunk, 1 bunk room with a double shower room, and 2 triple bunks. Bed linen is provided, but not bath and hand towels.
The house is rented as a whole so guests have exclusive use of the facilities.

Guest access

Guests have access to the entire house apart from the owners wing which is situated towards the back of the property and well out of the way.

Interaction with guests

We will be to hand in the owners wing on site during your stay. However, when the accommodation is booked, the house (apart from our wing!) is yours and we will not come in unless you ring for us. We will greet your party and show you round the premises. We can provide some housekeeping and catering by arrangement. We can also hire guests canoes, kayaks, Human Table Football and a poker table.

Other things to note

Mosspaul is bookable for a minimum of 2 nights throughout the year, except for Christmas and Easter when the minimum booking is 4 nights, and July and August when it is bookable for a minimum of 3 nights. We have started accepting 1 night bookings during the week at a price of £700 per night. Booking depends on our other commitments and weekend business so please enquire in the first instance and we will always try to accommodate mid-week business.

Guests should make themselves at home during their stay at Mosspaul. The premises is non-smoking throughout. Guests are expected to leave the place clean and tidy, including the washing up. They are also expected to sort the rubbish into general waste, recycling and glass. Extra cleaning charges are made if the place is not left in a good condition. Guests bringing children should be aware that the garden is open to the A7, we have a hot tub and many of the doors operate on springs in the house so children, especially small children, should be monitored at all times.

Had the best hen weekend at Mosspaul - the ultimate party house! We loved the bar of course it was perfect for our Halloween themed weekend. Alison and Eddie were perfect to deal with before and during our stay. Highly recommend !

I hosted my friends stag for 11 people at Mosspaul and we couldn't have asked for a better location it suited our requirements perfectly. The bar area is fantastic, pool table, dart board, table tennis (Beer Pong), Bluetooth speaker keeps you entertained with plenty of room for a game of poker too. Ordering a keg at cost price from Alison is a must, nothing like pouring your own pints all weekend and then stock the rest of the bar with whatever you want as there are optics and plenty of room in the fridge. Inflatable table football on the Saturday was a big highlight even for those not usually sporty. Location is remote so make as much noise as you want. As it's in the middle of nowhere you need to be organised, make sure you take all your food and drink with you, Alison will prep you on any extras you need before you visit (Ice etc). Kitchen has everything you need you could cook a big meal or simply chuck stuff in the double oven. The Hosts Alison and Eddy were great and couldn't be more accommodating on the run up or throughout the stay. They are about as much or as little as you need them. I couldn't recommend Mosspaul high enough it is a perfect party house / stag location and I'm already thinking about when I can go back!

We were 15 lads on a stag and would stretch anyone's patience but Alison & Eddie were great and spent much of their own personal time helping us out and keeping us safe. Really fun place to spend a weekend!

Took a group of 19 to Mosspaul for a stag-do. Alison and Eddie were impeccable hosts, leaving us to ourselves unless we had any queries, which they were always quick to sort. The keg service went down an absolute treat. There were tonnes of activities to keep everyone entertained. Highly recommend this venue for large groups. Connor, Ross + co.

I arranged for a group of 20 friends to stay here for 3 nights. Averaging out including food for everyone over the weekend we ended up at £42 per night per person! This is astonishing value with the amenities that are there. Huge industrial kitchen, hot tub, games room, working bar etc. The hosts were incredibly friendly and helpful, just a door knock away the whole time and kept us stocked up with wood for the hot tub and living room. With such a large space having a living room, bar area, pool table area, games rooms with projector and the hot tub outside we never once felt like here wasn't enough room. Everyone got about doing their own things and having a good time wherever they wanted to. A large group even went on a long hike to the top of a nearby hill that can be seen from the Inn. It truly is very scenic and quiet. Hawick (pronounced Hoik I believe) is a beautiful town and impressively well stocked with supermarkets and shops. 20 minute drive away and some great restaurants, we went to Mayfield Bar, incredible food and cocktails and well priced. We are hoping to go back again next year for Hot Tub Weekend; Part 2!

Alison and eddie were excellent hosts. They only had one or two simple rules but other than that we had free reign of the house. We had two problems over he whole weekend and Alison was there in a second and sorted it out for us. But these problems were due to our own party and not the accomodation itself. A beautiful hotel in a quiet location perfect for a weekend away. We couldn't thank Alison and eddie enough for everything that they done. We were a group of 16 22 year olds so we were grateful to be given the opportunitie to get the place for the weekend. Would definitely do it again

This venue is amazing, we had a stag party here and the location itself was outstanding, the venue was perfect, a bar, all the activities and bar sports you could want, great value, masses of space and an industrial kitchen to cook on, not to mention Alison and Eddie who were the perfect hosts and sorted everything we needed!! Couldn't reccomend enough *****
