My apartment is located at Belmonte Heights, Triq Sant’ Injazju (Saint Ignatius Street), a new development built in 2004. This modern apartment is located just a stone’s throw from Balluta Bay, a busy area with fantastic restaurants, bars and local shops, not to mention being one of the nicest spots to swim on the island with very calm waters and easy stair/ramp access directly to the sea.

This 2 bedroom apartment is located on the third floor of a modern apartment block and has fully maintained communal lift access direct to the apartment door. The building is very bright and airy thanks to various internal shafts allowing natural sunlight into the property.
The apartment has a large sliding door onto a balcony in the main living area and overlooks both the quiet courtyard beneath. It has a fully fitted kitchen with all new and modern appliances including; Oven, gas hobs, microwave, kettle, toaster etc. The kitchen has glass dining table with 6 matching chairs and has brand new pots, pans, plates, cutlery and other equipment.
The rest of the apartment is stylishly finished with high quality furniture including a double leather sofa in the living room, 1 x ultra-comfy large double bed, 2 x twin single beds, and an S series Samsung HD Smart-TV.
The master bedroom is home to a second small balcony, ideal for air-drying clothes and is nearest to the living area. It has a comfortable large double bed with all new sets of bed linen and a soft-fabric headboard. There is also 2 bedside cabinets along with a very large fitted wardrobe with ample storage.
The second bedroom is similar in size to the master bedroom, it has 2 x single beds, bedside cabinets and wardrobes, in here you will find extra pillows, duvets/blankets and the rest of the towel sets for the apartment.

Bed linen and towels are provided free of charge. There is an iron and ironing board available for use, and a washing machine with a clothes-horse for outside drying at no extra cost. There is also a hair dryer and vacuum cleaner.
Beach towels are not provided so please bring your own.
The apartment should have sufficient crockery etc for the number of guests. If that is not the case then the previous occupant may have inadvertently lost an item. If you find you are short of anything please let the host know as soon as possible.
Bedding and towels.
Our pricing is very competitive and all pricing assumes one clean at the beginning of the occupancy including fresh bedding and towels. Our clients may request additional cleans during their stay at the same cost of 50 eur per clean which will then include a further change of towels and bedding each time. Alternatively longer stay clients have the use of the washing machine facilities provided to carry out their own washing as they feel necessary. Clients wishing to avail themselves of additional cleans/ bedding and towel changes should inform our manager on check in and also pay the required additional fee , We will then arrange for that service to be provided as close as possible to the requested date or dates.
If for any reason an inadequate supply of towels, bedding or tea towels or any other staple items is available clients are asked to report this on the air bnb e-mail system as well as any conversations they may have directly with our manager. This ensures that we can keep track overall of any issues that have arisen and make sure that they are dealt with as effectively as possible.
Malta is a small island with no natural water resources, as such the water pressure can sometimes be slow. We ask that you appreciate that as such you may find it takes longer to take showers or fill up sinks than you may be used to at home.
Envronmental Contribution Tax
As of 1 June 2016, we became obliged to collect Environmental Contribution Tax from each guest.
The charge is 50c per person over 18 per night up to a maximum of 5 eur per person. It is applicable to all guests aged over 18 on the start date of their stay.
We are obliged to collect this tax on behalf of the Maltese Government . A notice concerning this tax is available in each apartment. We are not allowed to include that within our bookings price on air bnb, instead it must be collected separately.
We will assess this sum as being the number of adults booked into your party times the number of days of your stay. The amount must be paid in cash on arrival to Craig, or will be collected by him during your stay in the event that you are making use of the lockbox facility where applicable due to later arrival We make the assumption that all of your adult party is over 18 on the date of arrival .
Infants under two years of age are not charged for staying in the apartment and are also not subject to the Environmental Contribution Tax.
Children aged 2-12 are charged at standard rates , as are teenagers 13-18. Neither pay Environmental Contributuon tax.
If you are a “young adult” party with some of your party not yet having attained the age of 18 on the date of your arrival then there is no contribution payable by that individual. However in order to exclude that person from the calculation we will need to have sight of passport of other ID proving age.
You have exclusive use of the apartment during your stay.

Interaction with guests
I live a few minutes’ drive from the apartment and I always aim to greet my guests personally and give them an introduction to the apartment and local area. Once I have handed over the keys that will be the last you are required to see of me until I return for check-out, however we can always catch-up mid-way through your trip and I am always available to reach via telephone for any problems or questions you may have.
Other things to note
There will be shampoo, conditioner, shower-soap, hand-soap and toilet paper provided however most guests prefer to bring/purchase their own.
There is a large underground garage available for secure parking charged at €5 extra per night, optional.
We can provide a cot if this is pre-booked charged at €2 extra per night, optional.
There is super-fast Wi-Fi throughout the apartment at no extra cost. Our price is inclusive of Wi-Fi in the apartment. Malta is also very well served for Wi-Fi hotspots and has 4G mobile internet island-wide.
Please keep the internal windows in the bathrooms closed. They are light sources and services hatches and nothing else.
The AC remote has a slide out that control the heating as well as the Air con.
The apartment has three bathrooms and two water tanks on the roof. If everything is used simultaneously then the water tanks may empty and require some time to refill. If that happens please be a little patient as there is only so much water we can keep on the roof !
No Pets generally though we might be prepared to make exceptions if you ask nicely.
Smoking - it would be better if you didn't smoke at all, but it is allowed next to Balcony doors only, ( with the doors open !)
Keep the apartment clean and tidy and be polite to the neighbours.
Breakages and Lost items - we have a limited number of items, towels, cutlery etc if you lose them or break them then please let us know so that we can ensure that we have replaced it before the next occupant.
