Centrally located between Umbria, Lazio & Tuscany: 1 hr to Rome & FCO airport, 2 hrs to Florence. Excellent connection by A1 freeway & main train system.

The space

Villa of the Aqueduct is a beautiful and extremely unique villa built in the Renaissance around the ruins of an ancient aqueduct.

Located in a dramatic position in the hilltown of Orte, at the bend of Tiber River, the villa has beautiful views of the surrounding countryside.

The location, in the geographic and cultural heart of Italy, is ideal to explore Umbria, Lazio and Tuscany: One hour from Rome and two from Florence, in a lush, hilly countryside scattered with beautiful Hill Towns, Renaissance Gardens and villas. It is extremely well connected by the A1 freeway and main train system.

The home was recently completely renovated to both preserve the historic architecture and make it a luxurious retreat for the modern visitor. The exterior, decorated in the 16th century with etchings called sgraffiti, has been meticulously restored by a team of world class art restorers.

The interior has been beautifully updated by the owners - two architects specializing in historic preservation and design.

The elegant and spacious home has four bedrooms, four bathrooms, a grand living room, state of the art kitchen, and a landscaped garden terrace with sweeping panoramic views. The villa is tastefully furnished with both antique and modern furniture.

At the arrival one person from our family will be there to greet our guests. For the rest of your stay you will have complete privacy.

• We will have a Guest Agreement covering house rules for you to print, fill, sign and mail back, clearly identifying yourself with full name, DOB, place of birth and current address. This is a requirement for us to file each booking with the local Italian tax authority.
• Please Note: While we welcome all families and private groups of friends, we do not rent the villa as a base for third party commercial activities.

_____Fee/Damage Deposit: The fee and damage deposit are set according to the reservation made through Airbnb.

_____Additional Persons/Replacements: No guests, pets, or creatures of any kind other than the humans identified in the booking. If Guest would like to change the details of an accepted reservation, (i.e. add a guest, which may incur additional charge) this will be requested by contacting Host via email.
Absolutely no parties with non-renting guests. Should we find any violations to this clause, it is totally up to our discretion to ask you to vacate the house.

_____No Commercial Activities: Please note: While we welcome all families and private groups of friends traveling to our beautiful area, we do not rent the villa as a base for third party, commercial activities of any type. Should we find any violations to this clause, it is totally up to our discretion to ask you to vacate the house.

_____Included: Water, electricity and heating; Wireless Internet connection; bed and bath linens; Final cleaning and one weekly cleaning and change of linens for stays of multiple weeks. The kitchen is fully equipped with all necessary appliances and utensils, including dish-washer and an Italian moka coffee maker (stovetop). Host presents the Italian traditions and uses, and therefore drip coffee makers, toasters or microwave ovens are not provided.

Optional arrival dinner and/or cook services; Additionally requested cleaning services – Paid by Guest directly to the provider(s) at the time of services.
Telephone: Guest agrees to put any calls made from the property telephone land line on a pre-paid calling card.
Anything else not specifically included in the description of the house.

The cost of any unpaid extras and eventual telephone charges will be deducted from the Security Deposit, if the correct amount is not left in cash on departure.

_____Travel Insurance: Host highly recommends Guest purchase a travel insurance to protect the cost of the travel investment in case of unforeseen circumstances.

_____ Host/Guest Responsibilities: Host and Guest agree to fulfill their respective responsibilities as described on the Airbnb website with the additions and modifications included in this Agreement.


Living at the Villa of the Aqueduct – Guest will make sure all the members of his/her party are aware of and comply with the following rules.

_____ Arrival/Departure: Host will personally meet Guest at arrival at the villa to welcome Guest and give a tour of the house. Check-in time is from 3.00 to 5.00 PM, unless a different time is requested in reasonable advance by Guest and mutually agreed upon. Guest will let Host know as soon as possible of any flight or travel delays or changes.
Check-out time is by 10:00AM
On a mutually agreeable time, on the day of, or the day before the departure, Host and Guest will mutually verify that everything it is left in the conditions of the day of arrival and no damage is to be noted.

_____ Security/Safety:
Each time leaving the villa, Guest will (1) Close all the windows; (2) Lock the 2 doors to the terrace garden (from Living room on the upper floor and from the kitchen); (3) Lock the front door, making sure to turn both keys two times, as shown to you at your arrival at the villa.
Guest will not share the keys with anyone other than a guest listed on this reservation.
No lighting of fireplaces (living room on the upper floor, kitchen and dining room on the ground floor).
No candles in the house or on the terrace garden.

_____ Cleaning:
The property will be thoroughly cleaned prior to occupancy and must be left clean at the end of the rental period;
At the end of the stay, Guest will put all the towels in the specific container near the washer on the ground floor and will leave bed linens and bedspreads/blankets on the beds.
Additional required cleaning, in excess of the standard final cleaning, will be charged against the Security Deposit, if the home is not left in reasonable conditions (i.e. dirty dishes in the kitchen; accumulation of garbage and recyclables not correctly disposed of according to the schedule posted in the kitchen and the House Manual; permanent stains on linens or upholstery).

_____ Garbage/Recycling Disposal:
Guest will take care of garbage and recycling disposal according to the directions and schedule outlined in the House Manual received at the arrival in the villa. The schedule follows the dispositions by the City of Orte.
The cost of disposal of any recyclable material and/or garbage left by Guest in the villa, and requiring additional work by a staff member, will be detracted from the Security Deposit. In case of garbage left in the house that could have been recycled or disposed of according to regular City schedule during the Guest stay, Host will email photos to Guest along with cost needed for staff member time and the additional City fees for disposal outside of the regular collection schedule.

_____ Utilities (Water – Electricity – Heating):
Guest will limit the use of unnecessary quantities of electricity and water. Besides the environmental considerations, the cost for utilities in Italy is very high. Guest is to switch off lights when rooms are not in use and/or when leaving the house.
Heating in the cold months is set to 22°C (71.6°F) through the day/night. This temperature represents the highest level of comfort allowed by the Italian applicable laws and standards (nationally 20°C with a tolerance of +2°C). Guest will therefore not modify the thermostats settings.
Host will verify gas meter readings, before and after Guest’s stay. If the usage of gas for the period of Guest’s stay is noticeably higher than the typical usage for the season, the additional cost, documented by said readings, and calculated according to the current utility rates, will be detracted from the Security Deposit.

_____WIFI: Wireless Internet (WIFI) is provided to Guest for Guest’s convenience. Guest agrees not to violate any privacy laws or engage in any acts of piracy while using Host’s WIFI. Guest agrees to indemnify and hold Host harmless from any claims or damages resulting from Guest’s use of Host’s WIFI.

_____ Interruption of Services: In the unlikely event of one of the utilities or Internet access interruption caused by reasons beyond Host’s control, Host will work to the best of her ability to resolve the situation as promptly as possible with the service provider, and shall keep Guest informed on the progress, but Host shall not be liable for any failure or interruption of said utilities and services.

_____ Smoking: Absolutely no smoking.

_____ Pets: Absolutely no pets.

_____ Furniture: Guest will not move or rearrange the furniture.

_____ Media: CD player, CD, etc. are for Guest enjoyment in the villa. Guest will not remove any from the premises.

_____WIFI: Wireless Internet (WIFI) is provided to Guest for Guest’s convenience. Guest agrees not to violate any privacy laws or engage in any acts of piracy while using Host’s WIFI. Guest agrees to indemnify and hold Host harmless from any claims or damages resulting from Guest’s use of Host’s WIFI.

______ Our little friends, the kittens:
The terrace garden and the ancient aqueduct are home to Host’s dearest little friends: Stellina (the mom), Luchino and Rosellina (brother and sister). Host takes care of them with great affection and asks Guest to respect them and not disturb them. The cats are not allowed inside the home and they have their shelters outside.
Guest kindly agrees to feed the cats the food stored in the container by main terrace door, and to not feed them any other type of food (i.e. not meals left overs), which could be harmful to their health. Thank you.

______ Flowers and plants: Guest will water terrace garden plants in the warm months and indoor plants year/round, as necessary.

______ Noise: The villa is located in the historic center of Orte, in a quiet area, but adjacent to public streets. Guests can expect to hear passage of vehicles and/or the occasional sounds from town celebrations and festivities.

______ Parking: There is ample space for free parking on the street behind the villa.

______ Personal effects left behind after Guest’s departure:
Guest(s) will make sure that all personal belongings are removed from the villa by checking all rooms, bedrooms closets and drawers before checking out.
In case of left behind items: Guest will notify Host as soon as possible.
Shipping to Guest’s home will be made exclusively through the Italian Postal Service, by Express Mail Service with tracking or Quick Pack Europe (depending on Guest’s country of residence). Shipping will not be made via any other courier.
Host will verify shipping costs (including compensation of time for one staff member, to package the items, go to post office, and fill any required forms). Host will e-mail exact cost to Guest for approval, followed by a (SENSITIVE CONTENTS HIDDEN) invoice for the refund of shipping cost by Guest.

______ Behavior/Illegal conduct: Guest is responsible for the behavior of his/her party.
Guest will comply with all Italian national and local laws, and not do or allow anything illegal or contrary to our House Rules.

______ Liability Release and Waiver. In consideration of the Host making this villa available to the Guest(s) and the mutual benefits of the Guest/Host arrangement, the Guest assumes responsibility and specifically agrees to: (a) follow all House Rules, obey all warnings, and exercise due care during the stay; (b) save, indemnify and hold the Host harmless from all cost, damage, and liability resulting from the Guest’s stay; and (c) waives any and all claims against the Host except claims resulting from Host’s gross negligence or willful misconduct. All of the above shall be applied to the greatest extent permitted by applicable law.

Anna's house at the aqueduct is very tastefully appointed and restored; full of historical detail and well equipped. We found Orte to be very quiet on Sunday and Monday but livelier as the week went on. We visited the Cascata Delle Marmore nearby which was breathtaking and also the Museo delle mummie in Ferentillo. We also had a fantastic meal in Castel di Lago at the Osteria dello sportello. Overall loved the area. Thank you Anna for letting us stay :-)

Thank-you for welcoming us into this beautiful home. The restored house and interior design was beautiful and comfortable. The hosts responded very quickly and went above and beyond to send us more detailed recommendations on things to do in the area. We enjoyed our evening with Nonna Dolores teaching us how to make pasta- well worth it!! Thank-you again! we highly recommend staying here and hope to be back in the near future!!!

We spent 3 nights and I think it was too short. The house was beautiful and historic. We loved walking to the old town. Train station was about 10min drive from the house so we could go to Rome for a day trip. Anna was very helpful. We felt warmly welcomed.

Our family of five had a truly unforgettable stay at this unique and beautifully renovated villa. The villa is clean, super spacious, airy and naturally cool, and the modern amenities made for comfortable and relaxed living. We are also grateful for the many suggestions about sights and activities in the surrounding areas. We visited many fascinating towns, villas, gardens steeped in history - all within about an hour's drive. Orte also has a small historic center 5-10 minutes walk from the villa - wander around a bit, pick up some fresh pasta, meats, cheeses, wine (and add some fruits and vegetables from a nearby stand), and head home for a delicious simple meal! Speaking of meals, don't miss having Dolores, a local cook, over to prepare a traditional won't regret it. It has been a pleasure working with Anna (pre-arrival) and Alessandra (arrival and post-arrival). All communications have been prompt and courteous. We would highly recommend the Villa of the Renaissance Aqueduct and would stay there again if our future travels take us to the area.

Interior and attention to detail was spot on. A mix of keeping the old world charm with the comforts of modern amenities. If you like to cook, this is the rental. Historic Old town area is must visit--just do not drive-- enjoy the short walk.
