The house was great! Very roomie and welcoming, clean and spacious. Close to the towns strip (shops, restaurants, bars) and about a 10-15min cab drive to the beach.

This is a lovely cared for place to stay, great colours and some fab unusual features like the pool table! We really enjoyed our stay. Glenn was easy to communicate with and Alex who gave us the keys were very responsive.

I will preface this review by saying that my five girlfriends and I had planned to stay at Glenn's house for a week in Tulum to celebrate my 34th birthday. For reasons that become clear below, we did not ultimately stay there, so this review discusses the circumstances surrounding our decision, not the house itself. When my four friends arrived at Glenn's place early Wednesday morning (having taken a redeye from California), they discovered extensive construction occurring immediately next door, such that there was an extremely loud and constant banging noise throughout Glenn's entire house. I was en route from the airport in a taxi, having just landed from NY, and could not even hear what my friends were saying on the phone above the construction noise. At first, Glenn's co-hosts Alex and Fabia agreed with my friends that they could not be expected to stay there. In fact, they were so sympathetic and understanding about what was happening that they offered to refund our money IN FULL and drive my friends around to find other properties in the area. Shortly thereafter, however, Glenn arrived and said that the construction noise would occur "only" from 10am-5pm every day, and that "everyone goes to the beach" during those hours in Tulum anyway. Of course, we had paid for the accommodation in full and there is not - cannot be - any expectation that occupants are out of the house for the entire day (what if it rains? afternoon naps? cooking lunch? watching TV?). Eventually, Glenn seemed to recant his "10am-5pm every day" story and said that the construction noise was not, in fact, predictable, and that "maybe" our group could come back "in a few days" - but that he could not guarantee if or when the construction noise would stop. To be clear, the noise continued for the duration of the two-hour discussion that took place inside Glenn's house, without pause. Given that Glenn had provided NO advance notice of the noise or construction whatsoever prior to our arrival, and that upon our arrival he STILL could not accurately gauge when it would cease, we did not think it prudent to take Glenn at his word that we could "maybe return" at some point. We resorted to what we believed to be our only option, which was to call about 10 different hotels, finally find one with last-minute availability, and book it for the duration of our stay in Mexico (at great added expense, of course). To be fair, it sounds like people have had great experiences at Glenn's house, and I write this review only to caution others that the host does not feel it is his obligation to put guests on notice of serious disturbances occurring at the property site. We were on a very tight budget and would not have sought out alternative accommodations if we thought there was any remote possibility that we could stay at Glenn’s home.

Response from Glenn:
I want to clarify some things here which were left out or misinterpreted in this review. Unfortunately foundation building-work started behind our property on the day of this group's arrival. We never had any warning from builders of this work starting, so we had no prior notice ourselves to give to our guests. Natalie's guests arrived around 5 hours before the scheduled check-in, an hour or so after the noise started. When I arrived a little later I told the group I would find out what was happening with the noise and communicate with Airbnb and Natalie to find a resolution. Within an hour I checked with the owner of the land who assured me the work would be no more than two days and I informed Natalie of this. The first day was the problem as this was very close to the house, but the second day the machine had moved 3 doors down and any noise was greatly reduced. To be clear, I never actually talked to Natalie about any of these issues! Natalie never arrived at the house and didn't communacate with me after her friends arrived and then left. I briefly spoke to her friends to say I would find out what was going on with the noise and speak to Airbnb on how to go forward. Which I did a short while later. I certainly didn't say this would be "everyday" because I didn't have any idea what was happening next door at that point. I did suggest that while we were trying to sort this out they could go for breakfast or to the beach while I tried to sort things out, but they chose to leave the property and failed to communicate after that, so we were unable to resolve this issue with them. After contacting Airbnb about the situation they informed me that because the problem was out of my control I needn't take any further action, but I wanted to offer something for the inconvience this caused. I offered Natalie those two days for free (a 30% discount). Unfortunatly Natalie chose not to communicate with me, so we were unable to resolve the issue with her.

The hosts and the house are awesome. They gave us a bunch of advice that we totally took advantage of. Sonoz speaker system was great. We had so many fun activities to partake in that we didn't even get a chance to use the pool table, although it looks rad. They let us use their boogie boards, which we did take advantage of. Only downside was the new construction taking place next door. Wasn't too much of an inconvenience for us, but I think it's worth noting. If you're a light sleeper looking to sleep in, good luck. If you're an early bird who wants to get after it, it's a non-issue.

Beautiful house that is perfect for couples, a family or a group of friends. Lots to do in the house and pool, with plenty of places for privacy and alone time. Its not really walkable to anything, but is just off the main strip and is a short drive to the beach. A taxi costs $3-5 to downtown and $7-$10 to the beach downtown area.
