Kids - kayak on the river, climb the old pine with amazing tree house & tyre swing, jump on the tramp, or just explore.

The space

Welcome to our home on the Carlton River mouth, affectionately known by us as ‘La Boca’ (The Mouth).

Only 35 minutes from the CBD and 20mins from Hobart airport, and sitting right on the water's edge, La Boca is very private and nestled in between large areas of Crown Land. We enjoy multiple panoramic views of the water and surrounding coastline, and delight in watching the sun set over Mount Wellington from the deck.

La Boca is well equipped with 2 x double bedrooms, 2 x single bed rooms, with the option for additional fold-out single beds on request.

Kitchen facilities include a gas cook top and oven, walk-in pantry, and a fully-equipped kitchen suitable to cater for a group of friends or the whole family. A great array of miscellaneous provisions are supplied, including coffee (real), tea, sugar and hot beverages; salt, pepper, herbs and spices; oil, vinegar, sauces and condiments.

Our living space is sun-filled and light, with plenty of room and multiple comfy seating spaces. Our extension dining table can seat 10, should a meal with friends be on the cards.

There are many interesting books to read and board games to play. We do have good internet and audiovisual access, however you may be so captivated by the view you may not turn it on once!

We are well-equipped for children, with bikes, games and a huge trampoline, etc. There are many picturesque outdoor areas, including a picnic table under the huge old pine tree, and a sunny deck area perfect for entertaining or relaxing.

Guest access

All linen is provided, inclusive of bathroom and beach towels. Please bring your own toiletries.

The bathroom has a shower and bath, and there is also a laundry for your use (laundry powder is provided).

Please enjoy access to the private jetty and the boat shed, housing the double kayaks, & small rowing boat, the ‘M.V. Goondoola’. There are two life-jackets for children. You also have access to fishing gear, so you can try your luck catching the salmon, flathead, or flounder in the river at your front door, or short stroll across the estuary to popular fishing spot at the river mouth to Carlton Beach.

Internet access (WiFi) is also provided.

Interaction with guests

Whilst here, you will have the place entirely to yourselves. If you require a change of linen, advice on where to go or what to do etc., please don't hesitate to ask. Otherwise, we'll be out of your way, and you'll have complete privacy.

Other things to note

The pricing per night includes beds for 2 adults and 2 children under 16. An additional charge of $35 per adult and $20 per child is applicable. Children under 3 stay free. NOTE: As Airbnb's pricing calculator cannot handle these specifics, you may be presented with an incorrect (ie too large) total on your booking request. Rest assured that we will calculate the correct amount and send you through a new, correct offer to accept should you want to proceed.

Please note, there are 6 permanent sleeping spots, plus temporary options, and the maximum total guests is 8.

The house will be beautifully cleaned and ready for your arrival. If you would like additional cleaning or linen during your stay an additional cost will be incurred (cost provided on request).

Our tank water is delicious and perfectly safe (if not superior) drinking water!

We offer our home, La Boca, to you for use by private guests in a domestic-style rental only. Large parties and functions are not permitted without prior arrangement.

The advertised costs do not account for additional charges that may be incurred, such as extra cleaning requirements, significant wear and tear, or rubbish removal.

Should the rental terms be breached, a guest's rental agreement may be terminated early, at the owners' discretion.

We are on tank water. Whilst we won't let you run out, please avoid long showers & avoid leaving taps running.

We loved staying at La Boca! It was the ultimate family getaway. Plenty to keep the little people in our lives interested both indoors and out. The house was super clean and really well presented. Dodges Ferry ( the little town up the road) was easy to drive to and had all we need for supplies. Both Bree and Adrian were fantastic host thank heaps for a wonderful time!

Couldn't be better! Kids and extended family had a blast. House is just as described, fantastic for young family, toys and many interesting nick-nacks as well as the boat house, hammocks, tree house... Can't wait to come back. Bree and Adrian were super in setup and welcome. Thanks a million!

We had such a wonderful time staying at La Boca in Carlton River. The setting of the house invites relaxation, and the amenities provided leave you wanting for nothing. The house was in great condition and very user friendly. We had such a great experience dealing with Bree and Adrian and they were always in touch to make sure everything was going ok, yet left us alone enough to feel like the place was ours. Our children really enjoyed feeding the chickens and collecting the eggs, picking strawberries from the vegetable garden and feeding the fish which were in one of the bedrooms. We had access to Kayaks from the private boathouse and took the kids out for a paddle on the water. The kids bedrooms are well stocked with toys and books which meant hours of peace for us!! La Boca is in a great location, close to beaches and enroute to Port Arthur, only about 40 minutes drive from Hobart. We stayed here for the entire 10 days we had in Tasmania and it was a great base to explore the surrounding areas - Hobart, Port Arthur, Richmond and the Huon Valley.

We had a great time enjoying the view, the oysters and the space. A comfortable spacious house well equipped for kids, cooking and relaxation. The kids loved the toys, trampoline, kayaks and swing. We enjoyed the quiet space, oysters and time out. Bree was lovely, clear and quick to communicate.

We spent six nights at La Boca in October, our group ranged from 9 months to 65 years old. The house was absolutely ideal for our purposes - a reasonable drive from all the things we wanted to see around Hobart and Port Arthur, and a comfortable retreat when we didn't want to go anywhere. The house, as noted in the description, really is fully stocked and furnished. It feels much more like staying at a friend's house than like the average vacation rental. Bree was very accessible and helpful when we had questions. Highly recommend for anyone!

My partner and I booked La Boca very last minute for a quick Tasmania getaway, Bree & her partner Adrian were extremely helpful in getting their accommodation organised for us. When we arrived we couldn't of been happier - quiet, relaxing and absolutely beautiful, the house was full of great books to read, movies to watch and a fully equipped kitchen! We enjoyed lazy morning with the sun flooding through the lounge room, plucking oysters from the river below and an afternoon kayaking. We very highly recommend staying at La Boca, and we are already planning our trip back!
