This high-end luxury house is sophisticated with all the modern touches to ease you straight into holiday relax mode.

The space

5 Bedrooms, 2 separate lounge rooms:
Upstairs comprises of 3 bedrooms, 2 bathrooms, open lounge, dining and kitchen area and 2 private balconies.
Downstairs has 2 bedrooms, large lounge room, bathroom, laundry and beach equipment in shed.

THE KITCHEN - The heart of the house with a view
This master piece kitchen is professionally designed for lavish entertaining and easy to use cooking. Prepare meals, enjoy a beverage or just read the paper in the heart of the house while soaking up the spectacular views through floor to ceiling windows that face the ocean. Cooking is a breeze with modern top of the range appliances, quality utensils, cutlery and kitchen ware. Double sliding doors lead out to the large entertaining deck area and outside another kitchen area with built-in Teppanyaki BBQ and Family Size WeberQ

UPSTAIRS ENTERTAINMENT AREAS – Lounge, Dining & Decking
The entire living areas have gorgeous views looking out over the sea and natural cliffs of this rural part of the coast. Watch the sun set into the ocean directly in front of you as you relax with an afternoon ‘sundowner' in the plush leather lounges, dining table or on the bar stools around the island bench. Large leather couches and a day lounge are positioned around the combustion heater that warms the whole upstairs living area during the cooler months.

UPSTAIRS DECKING
The oversized decking is completely covered complete with granite benches with sink, beer fridge, built-in Teppanyaki stainless steel BBQ plate, free standing family WeberQ BBQ. Large teak table with 10 comfortable chairs is the ultimate location any time of day to relax and take in the breathtaking tranquil seaviews.

THE BEDROOMS (5 in total, 3 upstairs and 1 downstairs)
1. MASTER SUITE - King Bed, ensuite, private balcony with sea views, TV, walk in Robe, ceiling fan & ducted heating/cooling
2. QUEEN SUITE – queen bed, robes, TV, ceiling fan and ducted heating/cooling, access to bathroom with deep Japanese inspired bath, separate shower, separate toilet and vanity area.
3. CHILDREN'S SUITE – 2 sets of bunk beds all with adult support mattresses. This room shares the same bathroom facilities as the Queen suite.
4. QUEEN SUITE DOWNSTAIRS – Queen bed, dresser and mirror, WiFi, built-in-robes, ceiling fan & ducted heating/cooling. Large glass sliding doors open out to downstairs decking and back yard. Private access to quest bathroom.
5. SINGLE SUITE DOWNSTAIRS - 1 king single with single trundle with support mattress. Shares downstairs bathroom with Queen Suite, Ceiling fan, Wi-Fi

The bedrooms are set up so 2 families or 3 couples can share the house whilst still having plenty of space and privacy.

LOUNGE ROOM
The ground floor has the perfect 2nd lounge room or kids retreat. Set up with Foxel, x-box 360 & sensor, TV, Children's DVD’s and a cupboard full of games and sports equipment. Opening up to a large landscaped lawn there’s plenty of room for children’s activities.

OUTSIDE AREAS
A 5 hole golf putting green encompasses the front garden. Practice your putting before heading out to one of the local courses! Hours of fun for adults and children alike! Putters and balls are all provided.
The back garden has an infinity sand pit, swing set and tree fort for the children. There's plenty of lawn area for backyard cricket and football. Outside is complete with a dining table on the paved, shaded veranda.
The outside Balinese bamboo shower has both hot and cold water and is perfect after time spent at the beach.

- Boogie board, sun shade, bucket and spades all provided in the lock up shed.

STANDARD TERMS & CONDITIONS OF TEMPORARY HOLIDAY ACCOMMODATION

Variances can be agreed on but only by arrangement with the owner in writing.

An Authorization Form requesting Drivers Licence and credit card image will be requested for 'bond security purposes' prior to house alarm codes being issued. No Security Bond is deducted unless deemed necessary and situation discussed with guest.

To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.

Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this will result in the payment of additional cleaning costs of $150 upwards by guests. The house is a rented to you as a place to retreat, relax and unwind.
Great respect to the neighbourhood is required. Disturbance to neighbours, including excessive noise and loud music is strictly prohibited and may result in termination of rental. The house is completely unsuitable for loud music (sound travels downhill) and local residents have no hesitation in calling the police at any time of day/evening which results in police fines of $360 being issued. Number of Guests should not exceed the number stated on the Confirmation Letter or subsequently agreed in writing or email. Fees of $40 per person per night will apply for excess guests not agreed with the owners in advance.
Pets are welcomed with prior approval, but not allowed inside.
Beach Equipment requires hosing off and drying before being stored back in the laundry in an orderly way.
Towels and Linen - Please be aware that makeup and spray tan is very difficult to remove from our luxurious linen and bath towels. Any permanent staining may result in a replacement charge. We have supplied some dark flannels in the vanities to remove makeup.
Departure - the property should be left in a similar state to its condition on arrival. Check-out time is 10.00am, to allow time to prepare property for next guests. Prior arrangements can be made for late checkouts. Used crockery, cutlery etc must be washed and put away. The dishwasher should be emptied prior to your departure. The BBQ should be brushed down and stowed under its cover. Excess rubbish should be bagged and placed in the large bins outside
If the BBQ is left dirty a $60 will be charged from the bond. ( It's easier to brush down whilst still hot)

Cancellation if caused by the client, money paid is not refundable unless the house is re-let for the entire period. If a refund is made due to the property being relet then a $75 cancellation fee will apply.
The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.
A security bond of $1000 is required. A credit card number is required but not processed unless deemed necessary after the tenants' departure. Tenants will be notified of any costs incurred. It is designed to cover any additional costs incurred including but not limited to, any breakage, damage or excess cleaning requirements, extra guests beyond those declared etc.
Damage, Breakages, Theft and Loss are the tenants' responsibility during their stay and must be reported please. We are far more understanding if you tell us there has been a breakage rather than leaving it for us to find. Any damage or loss of property is deemed to be from guests misuse a repair / replacement cost and any excess cleaning will be on charged.

Beach Equipment: requires hosing off and drying before being stored back in the storeroom in an orderly way. Use the hose next to the rain water tank and hose off any sandy feet and bodies in the outside shower (hot and cold water). If shed is left sandy and untidy extra cleaning charge will be incurred.
Towels and Linen Please be aware that makeup and spray tan is very difficult to remove from linen and bath towels. Any extra soaking of stains will incur charges. Any permanent staining may result in a replacement charge. Use the beach towels when heading to the beach. Bring your own flannels & towels if heavy makeup and spray tans are to be used.
Departure - the property should be left in a similar state to its condition on arrival. Check-out time is 10.00am, to allow time to prepare property for next guests. Prior arrangements can be made for late checkouts.
- Used crockery, cutlery etc must be washed and put away correctly. Empty dishwasher prior to your departure. Glasses to be put away mark free. Floors to be swept and vacuumed. Benches and other surfaces inside & outside to be wiped down. Extra cleaning is charged at $30 per hour
- The BBQ should be brushed down and stowed under its cover. Excess rubbish/boxes/bottles should be bagged and placed in the large red bins outside. If the BBQ is left dirty a $65 fee will be charged from the bond.
Plastic utensils to be used on non-stick saucepans, stainless steel BBQ tools for BBQ use only. Scratches to Teflon pans will incur a replacement cost.

No candles or mozzie coils to be used under any circumstanced inside or out. Mozzie spray & Torch provided for your use are stored in the upstairs storage room.
Outside tables required protection form hot surfaces and oils. The ashtray provided is to be used outside only.
Lost/Taken Keys – Guest will be responsible for all costs incurred with replacing and re-programming keys and remotes that are removed, lost or broken

Thank you Victoria Your place - beautifully presented and appointed! Having been in the hospitality industry ourselves we commend you on that impeccable cleanliness this outfitting of your lovely Seaside accommodation. We were attending a family wedding nearby with our grown-up children and a couple of their little kids. The property catered for every age groups needs superbly. The location is amazing and all the couples who stayed there would like to return for a holiday to enjoy the views and facilities for a longer time too focus on enjoying the fabulous nearby beach and the wineries Maggie, our contact person, as you were out of town was exceedingly prompt and helpful for a couple of minor things we needed help with -like not reading how to turn the alarm off! Thanks to Maggie too:-) Hope to return soon. Thanks David Lu and family

Victoria is a very nice host as well as her housecare Maggie. We have very smooth and quick check in and don't find any further question as per the detailed explanation via e-mail from Victoria few days before we check in. We have a family group with 7 adult and we stay in this cosy house for 3 nights and all of us feel quite pity cause we could not stay longer as the house was booked out when we book it. The highlight of this house is the super gorgeous ocean view from the entire living room and balcony. We hope to be Victoria's guest again when we come to Adelaid next time.

My whole family are lovers of all things outdoors and beautiful beaches. We enjoy taking the kids to the beach, hiking the local cliffs, scuba, fishing, running, finding new recipes to cook and wines to enjoy. We like winter walks along the beach and e and experience this beautiful part of the world that I am so lucky to have a beautiful holiday house to retreat to. I have no doubt you will enjoy Coral Sands as much as I do when I'm lucky enough to get time to be there.There's wineries one side, amazing coastline the other. There's so many local restaurants that use fresh regional produce. Far enough away from the city to have that country relaxed feeling and yet less than 1 hour away from the Adelaide CBD, airport, Glenelg or Adelaide Hills.
