The space

The estate is set on the foothills of the Bertini Hills and has a view over the Arno Valley to Florence.The farmhouse is fully equipped with dishwasher, oven, fridge/freezer, satellite tv and washroom with ironing facilities .There is also the laundry for the guests use at the back of the house. The large apartment consists of a country kitchen with its ornamental fireplace, there is a toilet on this level, on the stairway is another bathroom with shower, toilet and hand basin. Steps lead to the upper floor with three bedrooms, 2 doubles and a triple bedroom , a full bathroom and a living room . A lovely loggia for dining and relaxing outdoors . There is wifi connection and the access is available from certain hotspots on the property.

Guest access

A pool is shared with other guests of the estate and is among the olive groves close to the house, extensive areas for children to have fun, the forest houses wildlife which often wander down and to see pheasants and little hares running around is common. Plenty of parking area

wi fi free picks up not in all rooms houses but on terraces and various sitting areas. wifi service may be unavailable under certain weather and for technical problems or telephone company and we cannot be responsible in such events.

We ask guests to be considerate of others and all laundry is to be dried near the laundry room or back area not in front of the house. This includes hanging of beach towels .
Trash removal also .
No cushions from inside are to be taken outside

We had a wonderful stay at the Cipress Villa, which is just one of several that share the property. Beautiful country and beautiful home, horses to feed hay to, paths to wander, church bells ringing throughout the day, towers on neighboring hills, birds chirping from morning til night. We walked from train station about 15 min up through town to the villa. not a lot of sidewalk space but we managed just fine. Be aware there are three train stations that are in the town, so check directions from which on you enter on. We used (SENSITIVE CONTENTS HIDDEN)maps to get around. My mother enjoyed the cooking class one day, it is right across the street. Very close to Arno River, footbridge, small park, and grocery within 5 min walk. Everything is pretty much closed on Sunday but a small grocery that was open only a few morning hours. Lovely little town!! Villa is up a gravel hill so it is a good walk, but the kids loved it and we all did fine with it. It did get very chilly (October) so we paid extra for the heat to be turned on. Pool was very clean too. Gardens were lovely, great villa that is actually close enough to public transport to enjoy without a car. They did provide a driver to transfers to Florence. We also walked to the walled medieval village, along a busy route, but it was worth it to see the old town. The town grocery is run by a very friendly older couple, we enjoyed shopping there. The owners of the villa live on site at their own residence, and they had some younger hands helping with luggage which was appreciated! They provided a bottle of wine and their own olive oil too! So delicious!!

We had a rough start, getting off the train... airbnb gave us the incorrect address and it was very difficult to find the property. Walking through the streets with luggage and searching for the villa was quite annoying to say the least. There weren't any taxis getting out from the train station so I believe Massimo should provide transportation so others don't go through the same problems we did. We never saw Massimo only his parents were there to handle the business.

Un endroit calme voir très calme, située dans une immense propriété au milieu des oliviers, propre et agréable où nous avons passé une semaine. La maison est située à 10 minutes à pieds de la gare puis 17 minutes en train pour aller à Florence ce qui est véritable atout. Nous n'avons pas vu Massimo mais les personnes qui s'occupent de la maison. Ce sont des personnes sympathiques et réactives car nous avons eu quelques problèmes de vaisselle et d'électricité... lors de notre semaine. La pièce à vivre n'est pas aussi lumineuse que sur la photo c'est dommage car il faut allumer la lumière la journée si on ne veut pas faire rentrer la chaleur!

My number is provided on the checkin information and I am available to be contacted and I use (SENSITIVE CONTENTS HIDDEN) , I am in the office all day on the estate. My parents were present for any problems also . You did see me however you were in the pool often when I passed by .Tuscan farmhouses are designed to keep the heat out hence they have shutters and smaller windows . We have a hot summer in Tuscany and hence as they did in the old days we close up in the summer days and open in the evenings. Bugs are also a reality we cannot change ... nature unfortunately, so please be aware ;mosquitos , little wasps are a fact of Tuscan lifestyle , we buy wipes for outside if one is subject to being bitten and repellent liquid fo the sockets in the house which are very effective. This summer Florence is on overload of electricity and hence are cutting back the supply . Blackouts have also been happening in the historic center due to excess usage , too many air-conditioning units , lights etc for the Italian electric supply . Born in Italy and travelled extensively abroad , I speak 3 languages well , italian, english french and know a little spanish. I enjoy the outdoors cycling, swimming are my biggest sport passions however skiing and trekking are a close second. Food , wine , people all three !
