A nice, and quiet newly renovated apartment in a 100 year old building. It can host 2 couples easily.

It is located at the side of the city centre.
Famous sightseeing places are within walking distance, and public transport is within 200 m

The space

This is a very quiet apartment, on the side of the city centre. Just far enough to not be bothered by partying tourist, just close enough to find all the tourist attractions within walking distance.

Just outside the house, there is a covered market, and on the other side of that, you will find a metro station, and one of the major tram lines.

The apartment is very comfortable for a couple, a couple with 1 or 2 children or 2 couples. There are 2 bedrooms with double beds.
If needed, in the living room there is bed-couch which can be turned into a bad very easily for another 2 guests.

Guest access

The guests can use the complete apartment.
There are NO additional costs for cleaning, bed-linnen, or wi-fi.

Interaction with guests

The owners live close by, and can support where needed.
The owners speak Hungarian, English, German and Dutch.
They are locals, they know the hot spots; either for going out, or for sightseeing.

We expect our guests to respect the NON-smoking rule in our apartment. There is an option to smoke outside.
As this apartment is part of a larger building, we expect our guests to behave accordingly. Respect for each others property and well being is natural behaviour.

Stayed at Walter's place for a month while working. It was perfect. Check-in was so easy. The perfect location, just close enough to the tourist area but with a sense of neighborhood.

My wife and I stayed in the HobbelenHouse for 4 months while I went to school in Budapest. The apartment was fantastic! It had everything we needed to live comfortably. It was missing a toaster and an iron but Walter got those items for us within the first week. We didn't use the TV (put it in the closet) so I can't comment on that, but the wifi connection worked perfectly for the duration of our stay. We had no issues with slow speeds or being disconnected. We were there over the winter and the heaters kicked out plenty of heat when needed. We used the second bedroom as a spare room for visitors and in theory, the apartment could sleep 7 people with the 2 pull-out-sofas and a little air mattress. There are lots of extra sheets and pillows. The location couldn't have been better for us. It is right beside the 4/6 tram which connects with destinations north/south (ish) and the brand spanking new green (#4) metro line which connects you east/west (ish). I didn't realise at first how convenient the market out front would be. We went there pretty much every day to get fresh bread and fruit. The neighbourhood doesn't have the best reputation historically but it is in the process of being gentrified and at no time did we feel unsafe. The building appears to be more recently renovated than its close neighbours and the courtyard is very photogenic. The apartment is on the 3rd floor and there is no elevator (lots of stairs) but it is better to be higher up because you get more direct sunlight. We pretty much had sunlight all morning streaming through the large well-crafted windows. Walter and Agi were very accomodating and made us feel welcome. I was extra annoying because I needed to get some documents from them for the immigration office but Walter obliged my requests without complaint and made sure I got what was necessary for immigration. At the end of the 4 months, they even took us out for dinner! Very nice people. We would definitely come back here if we returned to Budapest and I recommend it to anyone. For a longer term stay, it was really nice not having to worry about paying utilities and common costs - just one flat rate that I committed to upfront, in my home currency (Airbnb takes care of the exchange rate and charged my credit card in monthly instalments). We spent five weeks in Walter's place. The apartment is very comfortable, calm, warm and well equipped. Walter was very helpful and friendly and he would immediately reply to us whenever we needed him. The flat is close to public transport and many landmarks. We would definitely recommend this place to anyone traveling to Budapest. Thank you so much Walter for making our stay more special.
