The space

WEEKDAY DEAL: 4 nights - single occupancy - £112 plus airbnb fees.
Message us to request to stay for four nights, arriving Monday and departing Friday, and we'll offer you a rate of £112 (inclusive of the cleaning fee but exclusive of airbnb's fees) for single occupation for the four nights. It's a great deal if you are working away from home for the week. Add the Optimist's breakfast, when booking, for each day for just £8 (rather than £12). (All prices stated are before airbnb fees.) Please note that the deal is not available Easter, Christmas or Bank Holiday Mondays.

For all other bookings, if you would like to include our Optimist's breakfast - coffee/tea, with toasted bread, butter and marmalade/jams/Marmite - book it in advance for just £2.00 (rather than £3.00) per person per breakfast.

Your room is a spacious and light bedroom, with a very comfortable double bed and high-quality Egyptian cotton bed linens and towels.

It has plenty of hanging space, a chest of drawers, a writing desk and comfortable chairs; our aim is that this should be a home from home. We'll happily place a selection of teas in your room, and flasks of cold milk and hot water; tea, coffee and chilled water are always available in the kitchen. If we've been baking, you'll also have homemade biscuits! Homely, relaxing and calm; perfect whether you are staying overnight or for a few days.

The room will readily accommodate two people.

If you are staying for more than four nights (or multiples of four nights), we will change your towels after the fourth night. There is no charge for this on the first occasion, but there is a charge of £3 single/£5 double for subsequent changes. If you are staying for more than seven nights (or multiples of seven nights), we will provide you with fresh bed linen (but not clean the room unless you ask us to) on the eighth day. There is a charge of £5 for this.

Purposely, there is no TV in the room but there is wifi (Sky Fibre) throughout the house, and we've placed a radio in the room. It is tuned to BBC Radio 4 but you can, if you wish, retune it to another station.

Downstairs is contemporary and stylish, with the large living kitchen overlooking the house's glorious tree-lined garden. In the kitchen, you'll find a dispenser for water and ice, and the facilities to make tea and coffee at any time. The room also has a large dining table, sofa and 55" TV with a Sky subscription.

The lovely garden, which adjoins the lane up to the village church, is perfect to relax in after or before a long day. We'll happily serve breakfast, lunch or dinner in the garden if the weather permits; or just wander outside with a book and enjoy the peace and quiet.

We're currently refurbishing the sitting room, which will provide a quiet and dog-free space to relax in. We have plenty of books, CDs and DVDs, most of which can be found on the extensive book shelves of the sitting room. Please feel free to browse and read, listen to or watch them during your stay. There is a TV in the sitting room, with a Sky connection.

We have two dogs who are both very friendly and great fun. One is a Cardigan Corgi (an indigenous Welsh breed, of which only 94 were born in 2013) and the other a Nova Scotia Duck Tolling Retriever. They do not have free run of the house; they stay in the non-carpeted areas.

We are very happy to have other dogs (but no other animals) come to stay but please note that:
(1) We can only host one medium-sized dog at any time.
(2) The dog cannot sleep in your room and must bed down with our dogs (otherwise we'd be breaking the rules that we set our dogs).
(3) We do not provide beds, food bowls or food, so you must bring these with you.
(4) There is a charge of £5 per night and a cleaning fee of £50 if there is any accident!
(5) We would prefer it if you arrived early enough for us to be able to take the dogs out for a walk together so that they can get to know one another a little, before moving into our dogs' territory.
(6) We reserve the right to ask you to leave if your dog is aggressive (rather than playful).

Please note that we have a second room listed on airbnb, our smaller double which doesn't have an en suite bathroom, so you may be staying with us when other people are in the house.

Guest access

You have sole access to your spacious double bedroom and en suite bathroom.

Refreshments - an extensive range of teas, coffee and chilled water - are available in the kitchen throughout the day. If you are lucky, we may also be offering a freshly baked cake or biscuits alongside an afternoon tea. Please come and help yourself!

Meals - are served in the living kitchen, sitting room or, if the weather is good, can be served in the garden. Most evenings you can also enjoy the peace and quiet of our relaxing sitting room, with access to our eclectic collection of books, CDs and DVDs. The room also has its own television, DVD player and hi-fi system.

Please note that food must not be consumed in the bedrooms. If you want to bring a takeaway or ready meal in, there is a charge of £3.00 per person. Use of the kitchen is not included in the price. If you want to use the kitchen to cook, there is a charge of £5.00 at lunch or dinner time, £2.00 at breakfast or a daily fee of £10.00.

Out of bounds - The study area of the sitting room, the first-floor studio and our bedroom are not open to guests. The sitting room will be unavailable when the study is being used for Andrew's work, so most weekday mornings and afternoons, and some evenings.

Interaction with guests

We work from home, so we're around in the house most of the time, normally in our respective studio and office spaces. So we're normally on hand to answer questions.

We're happy to serve one of our signature breakfasts or a delicious home cooked seasonal dinner, just ask for the options and let us know what you want the day before!

Otherwise, we won't seek to impose ourselves on you!

Other things to note

We're not running a bed and breakfast! This is a home stay offer, so it is our home and we're doing this because we like to meet people from a diverse range of backgrounds. We've travelled widely, so we're very at ease with other cultures.

Whilst we are happy to cook for you and to do some laundry for you, we don't let others use the kitchen or laundry room. It's primarily a fire/health and safety issue that we are keen to avoid. Even though this is "home stay", it is still covered by various bits of government legislation.

PLEASE NOTE that our offer of a home stay with us is conditional upon these House Rules being accepted, which is implied by your making a reservation with us. We ask, therefore, that you read them carefully.

We want to ensure that your stay is as happy and pleasant as possible, for both you and us, so please remember that you are staying in our home. We are running neither a hotel nor a Bed & Breakfast, so we ask you to act responsibly and abide by our House Rules:

1. Please ensure that you close gates and doors, to keep the dogs in or out as is appropriate.
2. No daytime guests, unless authorised by us in advance, and no overnight guests beyond those included in the original booking. We are happy to have other people in the house, perhaps to join you for lunch or a walk, but we do need to know beforehand.
3. Please take off your shoes when walking on the carpeted areas.
4. We do allow other dogs to stay from time to time, but they must be well behaved and be prepared to bed down with our two. Dogs are not allowed upstairs or in the sitting room.
5. Absolutely no candles or other naked flames.
6. Absolutely no smoking inside the house. You may smoke in the back garden but please ensure that you dispose of any matches, cigarettes etc. responsibly in the sand jars outside.
7. No excessive consumption of alcohol or other intoxicants. From experience, some people are happy drunks, others become belligerent and argumentative. It is our home and the latter state is not fun for us. We are also concerned for your welfare and the welfare of others whilst you are with us, so if we feel that you are unfit to drive we will ask you to surrender your car keys.
Breach of rules 3 to 7 may incur (at our absolute discretion) an additional cleaning fee of up to £100.00, which will be immediately payable.
8. Please keep noise (including TV, radios etc.) to a minimum between 23.30 and 07.30.
9. Please respect our neighbours and neighbourhood by keeping noise and any other disturbance to a minimum.
10. Sadly experience (almost 10% of guests so far) tells us that we have to impose a curfew, as late returns disrupt the whole household (dogs included, which means lots of barking) and our neighbours. Ordinarily the curfew is 23.30 (11.30 pm) but if you advise us before 23.00 (either in person or by phone) we're happy to extend this to 01.00 (1 am). However, arriving after the agreed time (23.30 or 01.00 as appropriate), without notifying us, will incur an immediate penalty of £40.00. If you speak to us before 23.00, we may be prepared to agree to a later return, up until 02.00, but there is an additional fee of £20.00, which increases to £40.00 for a return between 02.00 and 07.00. These charges are immediately payable, so please make sure you visit a cashpoint on your way back!
In addition any loss or damages (of any sort) incurred by us as a result of your breach of any of these House Rules will render you liable for reimbursing us for the said loss or damages.

We ask these courtesies of all our guests, without favour. You may be staying with us at a time when others are in the house, so they are also to your benefit.

Brilliant space in a great location with attentive and interesting hosts, with added charming dogs. Excellent comms. and welcome. Thorough visitor manual with all the local info. you could want. Great bathroom with a superb shower. Flexibility and support were offered for the day between our two nights, but not needed. Altogether excellent.

British-Chilean couple both working in the creative sector, one around economic development, the other around graphics, photography, illustration and the sale of contemporary visual arts.

Neither of us smoke and we drink very much in moderation; when we do, we enjoy sparkling and fine wines, and the occasional malt whisky. We both enjoy trying different cuisines; current (and some enduring) favourites are French, Italian, Lebanese, and Thai. We both love to cook and bake, and we enjoy eating healthily, so there are plenty of pulses, legumes and salads on the menu. We tend to use Natvia, a natural sugar substitute, for baking, so our cakes and biscuits are sweet but without the health challenges presented by sugar!

Andrew has an extensive collection of books - fiction and non-fiction - which you'll find in the sitting room and dotted around the house. If you are with us for a few days, we're happy for you to take one of the shelf, settle down and have a good read. Similarly there's an eclectic selection of DVDs and CDs, just waiting for you to play!

We enjoy walking with our dogs. The north Bedfordshire countryside is a hidden English gem, easily missed on the journeys north on the A1 and M1, and we're enjoying getting to know it better.

We travel a lot with work; Andrew has worked with both the British Council and the United Nations, spending time in countries as diverse as Colombia, Indonesia, Lebanon, Tanzania and Vietnam. He also lived for a time in India. When we travel we are always looking for homes away from home as we both love to cook and to be as comfortable as possible, without too much fuss! Endless nights in a hotel can be pretty soul destroying.

Clean spaces, with a comfortable bed and good bed linens, are a must. Ideally with a quiet space to work. High speed wifi is also essential as we keep in contact with our work and families by !

We also appreciate how important these things are when people come to stay with us, so we aim to have a clean and tidy house, which has quiet spaces, comfortable beds, adequate storage, and a reliable internet connection! We also aim to provide tasty food.
