You are a guest of Big Bear Lake and staying in a Residential Area. You are expected to respect the neighborhood and those near you.
The first call for disturbing the peace or exceeding the occupancy or number of cars will result in a $75.00 charge to the card the reservation was made under.
Any call after that will result in ejection from the premises with no refund.

RESPECT NEIGHBORHOOD TRANQUILITY. Disturbing the peace of the Residential Neighborhood you are occupying is a city ordinance violation. Please keep noise to a minimum, including children playing loudly, parties, and any loud noises between 9:00 pm and 8:00 am.

ABIDE BY OCCUPANCY LIMITS. Each property is licensed to accommodate a maximum amount of people, DAY AND NIGHT. Overcrowding is dangerous, disrespectful, and illegal. Please do not exceed the designated amount.

DISPOSE OF TRASH PROPERLY. "Clean Bear Sites" are available nearby all residential areas. These sites are funded by homeowners through local property taxes. Please take all household trash items to these sites; not doing so is disrespectful and a violation of the code of conduct.

PARK CARS APPROPRIATELY. The Big Bear Lake Ordinance limits the number of cars parked at each property, and this number is displayed on a sign on each house. Here is my list of issues: 1. Although we phoned several times, and confirmed that we were on our way, the roads leading to the home were not maintained and as a result, 1 of our 3 vehicles became stuck in the snow. It took over an hour to find the house after driving up and down the road. The entire front of the house was snowed in making the place not visible. In addition, we had to call and schedule the bulldozer to come plow the snow ourselves and we had to pay them for this service. 2. There was some random car parked in front of the house in the driveway making it impossible for us to pull into the drive way. We had to park further away and walk back and forth to unload and load our cars. We had an 8 months pregnant woman with us as well as a 2 year old and 5 month old baby that had to endure these horrible conditions. 3. The sink upstairs by the laundry room did not have hot water. 4. The grill outside was completely filthy and not usable. 5. The hot tub that the photos advertised was filled with dirty water that smelled of urine and completely not usable. 6. The utensils and pots and pans were dirty and still had stuck on food. 7. If one person showered, the rest of the house would not have hot water for an hour. 8. The first bedroom with the 2 twin beds had quilts that were stained red, looked a little like blood. 9. The iron bed downstairs by the pool table that was supposed to have a pull out trundle bed instead had only a box spring. It was NOT a mattress and was not usable. As such, my guests and I believe that the location was NOT as advertised. We were so excited for this trip and this house and it was a huge disappointment.

I booked Kevin's place just 24 hours before our trip. We were planning to go to Tahoe but the big winter storm made us cancel our trip on last minute. We had our nephews in town and they were excited to see snow. Thanks to Kevin, his team and this amazing ranch we were able to not let them down and enjoy a beautiful time in Big Bear.

I reserved the Treetop High Timber Ranch on Dec 16-18, 2016 for 7 people. Before we checked in we took the keys from Five Star Vacation Rentals office. No sign that the office is existed. They told us to buy our fire wood for the fireplace, however it was ornamental so we wasted our money. At the bbq area, the glass table was broken, glass was all over the place and frozen, we had to call the emergency number that office gave us, they cleaned it, took 2 hrs. During our stay, one of my friend's laptop and the laptop bag was stolen when we were out. There was a leather personal portfolio, very expensive cross pen and important documents from work in the bag. We literally look around everywhere many times for 2-3 hours. It was located in the living room by the fireplace. We were shocked and scared that the thief's break into the cabin and stole an item. We tried to communicate with Five Star Vacation Rental, they were very rude and actually didn't even take it seriously. They told me that they are not a real business. We called the police for an investigation. He told us there are couple of locals breaking into the houses, steal for drug money around that area and probably came into the house from the main door. He took some notes, gave us a report number and will let us know if he has any updates. We were scared to spend that night at the cabin. I don't know how often the locks change but the Sheriff told us, they need to change the locks more often in order to prevent this kind of issues. Living room has no privacy. No curtains so everybody can see inside. The host respond on time and tried to help us. But Five Star Vacation Rental office was horrible. I'm not planning on reserving any listing from Five Star Vacation Rental. Very unprofessional customer service and office space. It was a 2 night stay. We were 7 people and overall a good trip. However my friend lost his laptop and we lost many hours dealing with these issues instead of having fun. Other than that, the place was exactly like shown on listing, it was clean, warm and cozy. Hot tub was heated, clean and bbq works great.

Awesome place that has this very cosy feel! We've stayed in more expensive cabins last two times we were in Big Bear but this house has the best balance between price and what u're getting for it! It says there's 6 beds but in reality there's a seventh twin bed in the pool room! And if your company is bigger than 9 adults — they can provide additional mattresses! Would definitely recommend this place for a wonderful getaway!

Exactly as described! Awesome home for our group, everyone loved the billiard table and jacuzzi. We had about 12 people and there was plenty of space for all of us. We would stay here again in a heartbeat.

The overall experience is good. Both Kevin and Chris (people I've interacted with) are friendly and helpful. The process of going in and out is simple and easy. We enjoyed our time in the cabin. One note: While the place is huge and can accommodate more than 8 people. There are only 2 Queen beds and 4 Twin beds. If you have more than 8 people and everyone needs to sleep on a mattress, there are spare ones that you can put on the floor.
