The space

Read house rules for a SPECIAL TREAT!

******the space******
Welcome to "Nested"! The upstairs suite (2BR | 1BA + lounge in 400+sf) in this 1911 Victorian cottage is rented exclusively to one party at a time. Your host & her cat stay downstairs.

The two upstairs bedrooms are separated by the bathroom and lounge, giving each a private feel that works well for a small group traveling together. The rooms are small, described by guests as "quaint" and "charming", in keeping with the era in which the house was built.

The newly renovated bathroom is small, but thoughtfully laid out and features a heated floor and a one-person shower (it's small, y'all).

Unplug in the lounge which has a lending library, board games, and music system - no TV, but there is WiFi. Our breakfast bar has an apartment sized fridge, microwave, and Keurig hot beverage maker, kettle & French Press along with full set of dinner/glassware. (No range or kitchen sink)

Guest access

The upstairs of the house is your private sanctuary. I only enter to close/open windows as needed to keep the elements out and the space comfortable, or to address major violations of house rules. I'll access the downstairs hall to answer the door or grab any dishes left for washing up.

You're welcome to use the patio/lounge space in the backyard.

Interaction with guests

Self check-in anytime 3-9pm, or arrange a time to meet for a more personalized walk-through of the space. I'm usually available at some point 5-9pm.

I'm just downstairs if you need anything during your stay, but will otherwise give you full privacy. You may see the cat or I in the yard

Other things to note

male/female, black/white, straight/gay, whether you like binary labels or not, you're welcome here.

Nested holds a 'tourist home' permit from the city of TC. Since we're operating legally, there is a much smaller chance of your reservation being cancelled.

Stairs to the second floor and a narrow bathroom may make this listing a poor fit for those with mobility issues.

Security camera(s) may capture your entrance/exit through the downstairs hallway and/or yard (living spaces are NOT monitored).

All towels & linens are washed (but not ironed) between guests, including duvet cover and shams. Throws are washed if they've been used.

BEFORE BOOKING: Know that Nested is the second story of a two story house. It is small (~440sf), self-sufficient and private, but doesn't have a full kitchen (no range or kitchen sink), there's Wi-Fi, but no TV and shower but no tub. I live downstairs with Izzy the cat. She is not allowed upstairs, but I can't guarantee it's allergen-free.

Let me know if you need any special accommodations (late or early check-in/out times, allergies, fragrance sensitivities, etc.) before finalizing your reservation.

BEFORE ARRIVAL:
My check-in window is 3-9pm; please give me an estimated time of arrival by the day before your stay

Let me know if you’ll need off-street parking for more than one car

Make sure your guest count on the reservation is accurate (and includes children), since only registered guests are allowed on the property (insurance reasons)

WHILE YOU’RE HERE:
Let me know if anything falls short of your expectation during your visit - I will do what I can to fix it!

Keep gates shut. (my parent’s little dog Lola visits sometimes)

Enjoy the place - have fun, listen to music! Keep it to a conversational volume (and quiet entrance/exit) between 11pm and 8am.

Smoking (tobacco or MJ) indoors carries a $250 fee for inconveniencing me and the next guests. There's a designated spot in the back garden.

Don't flush anything other than TP & human waste down the toilet.

The breakfast bar is meant for prepping a cup of coffee/tea and simple stuff like reheating leftovers or making a sandwich. Please don’t MacGyver anything more complex

I’m happy to wash up dishes and re-fill water bottles. Please leave them on the chair (not the buggy bench) outside my door in the downstairs hall.

No torrenting or illegal use of wi-fi

Leave things pretty much how you found them; “lived in" but not “partied like a rock star". Cleaning in excess of 4 hours (it typically takes 2) is charged at $35/hour

Oh, hey, here's the special treat! Thanks for reading this far! Let me know whether you prefer wine or chocolate to kick off your stay in TC.

If you think the next section applies to you, you should probably look for another place! ;)

***** Damage, Squatters & other Shenanigans *****

Be respectful of host, animals, neighbors and the property.

Please be prepared to confirm identity by providing government ID if asked.

Exclusive use of the space extends through the end of your paid stay. Any personal items will be removed from the suite & door code changed shortly after checkout time. After that we start hosting naked twister parties in the lounge and turn the bathroom into a tarantula sanctuary. ;)

In the case of significant violation of house rules (e.g. cruel to pets, nuisance to host or neighbors, unregistered guests, malicious destruction of property), the reservation will be immediately terminated, guest forfeits remaining nights on reservation, and all guests will have to depart the premises immediately

You must also acknowledge
Must climb stairs - 1 flight - no door or child barrier at top
Potential for noise - It's pretty quiet, but there's some noise of kids arriving at school (during school year) and winter snowplows.
Pet(s) live on property - A cat and occasionally a small dog, who stay in my space. You may see them in the yard
Amenity limitations - One parking spot available - get in touch if bringing additional cars

We stayed with Allie for our honeymoon over the last 5 Days and couldn’t have had a better experience. She’s truly thought of everything in this adorable space - from maps of the town, to snacks, to extra bedding, to books, to umbrellas for those unexpected rainy days - it was just perfect. Communication, check in and check out were beyond pleasant and easy. Location is perfect, in a quiet neighborhood but still within easy walking distance to downtown TC. We will definitely be staying at Nested again, thank you Allie!

Allison was a great host and had everything we needed for a short stay! We loved that it was in walking distance to downtown, the water and close enough in town that the wine tours are able to pick you up! Would definitely stay again!

A wonderful 'Nest' close to the heart of the city. Allison is a generous host and has great recommendations for things to do and places to see. Even though the place is a few blocks away from downtown, it's a serene location with multiple places to walk and relax around the area. Highly recommend for anyone visiting Traverse city!

Adorable place to stay! Within walking distance to downtown Traverse City. Very cozy and clean. The bottle of wine left in the fridge upon our arrival was a great way to start the trip!

I'm looking forward to sharing my town with you - want to know where the best brunch is, favorite place for a drive, best place to pick up supplies for a picnic? Just ask! My hosting style is fairly hands-off; I figure you have your own plans and let you get to it! I moved …
