The space

This is a duplex and the above mentioned price is for downstairs only. Please let us know if you are interested in renting the upstairs which includes the upstairs apartment and will sleep 11.

The bathroom has toiletries and hair appliances available to use in case you forgot something Please let me know what brings you to Nashville so I can cater to your visit.

Our charming 1930 Tudor seamlessly mixes classic charm with modern flair. Our guests will have access to the entire 1450sf main level which sleeps 6 and ideal for larger parties if you don't plan to do alot of entertaining at the house. (Includes 3 bedrooms each with Queen Beds, 1 bath, 1 living rm and 1 kitchen) The upstairs has a private exterior entrance and is also a short term rental. If you have a larger party or just want more room for an additional $125 you can rent upstairs apartment which is an additional 550sf and sleeps 4. (Includes 1 queen bed, 1 queen sleeper sofa, 1 bathroom, and 1 kitchenette). If interested in this option please contact me for pricing.

Guests will have access to the front and back yard outdoor living spaces and washer and dryer at your leisure. The kitchen is fully stocked with dishes and cookware waiting for you have a nice meal in or heat up left overs from the amazing local eateries in the area.

I will be just a phone call away and happy to answer any questions or concerns you may have during your stay.

You will love this thriving eclectic neighborhood that this part of the city offers. Riverside Dr. is situated in the heart of East Nashville /Inglewood. Our home is within walking distance of popular spots such as Riverside Village, Grill Shack, Mitchell's Deli, Rose pepper, Jeni's Ice Cream, Porter East shopping Shelby Bottoms park and much more.... Yet just 7 minutes from Down town (Country Music Hall of Fame and Ryman, 2nd Ave) and 15 minutes from Airport, Opryland and Grand Ole Opry.

There is a bus stop right behind on the corner of McKennel and Porter which is one block from our home.

Guest access

The downstairs only which is approx 1450sf. The upstairs is a short term rental as well and has a separate exterior entrance. If you would like to rent the entire house it can be rented for an additional fee. This is an old home so at times you can hear someone upstairs .

Interaction with guests

I typically meet my guests upon arrival and then am only a text or phone call away to address any questions or issues that may arise.

Other things to note

This is a historic home with original doors and door hardware. The doors do not close perfectly as you would expect in an older home. The bathroom has been renovated but the kitchen is original. Please do not cut on the butcher block counters. Unfortunately, we will have to hold part of your deposit if these are damaged.

House Rental rules
People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.
Keep the property and all furnishings in good order. Treat our home as if it where your own.
Doors and hardware are original. Please do not lock doors.
.Only use appliances for their intended uses


The following details the routine rental agreement terms that we ask of all our guests. By making a reservation request, you are stating that you agree with and will abide by this agreement. The agreement is believed to be consistent with AirBnB terms and policies. If a particular provision is in conflict with the AirBnB terms, then the AirBnB terms apply. Any questions will be gladly answered to the best of our ability and to your satisfaction. Please ask all questions about any provision prior to making a reservation.

By making a reservation, you are agreeing to and accepting all legal items listed below and hereby certify that
you are at least 25 years of age. Reservations are NOT confirmed until guest receives notice.

Check-in is after 4:00 p.m. (Central Standard Time - Daylight Savings Time during summer months) at the rental
property. No early Check-in during the busy season. We will use reasonable efforts to have the property ready
for guest occupancy at check-in time, but we cannot guarantee the exact time of occupancy. Please contact the Host for instructions should you plan on arriving after 6:00 p.m.
Check-out time is 10:00 a.m. Check-out time is strictly enforced so that the cleaning service has adequate time to
prepare the property for the next guest. Guests that do not vacate the property by 10:00 am will be assessed $50 per
half hour. Return all keys as directed. If checking out prior to or after office hours, call and leave any and all keys at the rental property and lock all doors.
During the off-season months check-in and check-out times can be flexible. The charge is $25.00 for either a early
check-in or a late check-out. Please ask for more details.
All rates are be subject to state and local taxes.
Guests are responsible for any damages that occur during occupancy.
The total amount of the reservation will be charged.
CONFIRMATION Confirmation of the reservation will be sent to Guest(s) upon receipt of the reservation payment and reservation is processed by AirBnB.
We do not rent to individuals under the age of 25 unaccompanied by a parent. ID's must be furnished upon request. Absolutely no prom parties are permitted.
The rental property has an established maximum sleeping capacity. Unless arrangements are made at the time of
booking, exceeding the maximum will result in the forfeiture of your security deposit, and termination of occupancy.
We do not allow pets. If a pet is brought to the rental, we will refuse occupancy and your deposit will be forfeited. If a
pet is discovered after check-in, occupancy will be terminated with no refund.
No Smoking is allowed inside any rental accommodations. Outside smoking is permitted but please do not litter.
Failure to obey this rule will result in loss of any security deposit and/or additional cleaning fees will be charged to
your credit card.
Parking at the rental property is ample but limited (3 cars are tight). Any excess vehicles will be subject to towing.
All keys must be returned to the lockbox, or as directed by Host, at time of Check-Out. Guest(s) are issued one
set of keys at Check-In. Guest(s) are responsible for lost keys. The property will be re-keyed in the event that keys are lost, misplaced or non-returned. The Guest(s) will be responsible for the cost of this procedure.
In the event a Guest(s) is locked out of a property, the guest can contact the Host to provide entry.
A charge of $25 is charged for obtaining the key after business If the property management is not available after
11pm a locksmith will be required. The Guest(s) will be responsible for the cost of the procedure.
The property is furnished and equipped and we cannot make any changes to the furnishings or equipment provided. Decor, style and color may vary from time to time but stay substantially as shown. Furnishings are
subject to change without notice. Under no circumstances are furniture, bedding, mattress pads, utensils or any other
property supplied with the rental property to be taken. Moving of furniture is prohibited, and evidence of such will result in a charge to the Guest. Loss
of these items, as well as damage to the property or cleaning in excess of normal wear will be charged to the Guest.
Certain areas in each rental property are locked for the OWNERS storage and are not included in this rental.
A basic supply of linen is provided in each property. Bed linen and bath towels are not changed during your stay.
The starter supply of bath soap, toilet tissue and trash bags are not replenished.
The Host will clean your accommodation after your departure. There are a few things we ask you todo:
1) Make sure all refuse is in outside trashcan or recycling receptacle. 2) Place dishes in dishwasher and run. 3) Place all used sheets and
towels in a central location in the home. 4) Lock all doors and windows. Turn off all lights. 5) Turn heat down to
55° and air conditioning up to 78°.
We do not warrant the mechanical systems or appliances on the home. In the event of a mechanical failure we will
make every effort to repair failures as quickly as possible. Our policy is not to refund or adjust rates for mechanical
failure, but to respond quickly in an attempt to avoid any inconvenience.
Although we cannot be held responsible for items left behind, we do make every effort to locate and return them for you. Contact the Host and any found items will be sent USPS C.O.D. or we may place shipping charges on a
major credit card. There is an additional $10 handling fee.
We cannot guarantee against mechanical failure of heating, air conditioning, TV's, satellite receivers, VCR's or other
appliances. Please report any inoperative equipment to our office immediately. We will make reasonable efforts to
have repairs done quickly and efficiently. Should a repairperson be called to a unit and find that the equipment is in working order and the problem was due to the Guest(s) oversight or neglect, the charge for the service call will be
the Guest(s) responsibility. No refunds or rent reductions will be made due to failure of appliances or equipment. All
maintenance requests must be reported to the office between 9am and 5 pm Please do not put off notifying us
immediately as it could hinder us getting the repair done quickly! Guest(s) understands and agrees that the Host or designated agents may enter the rental property at any time for the purpose of making needed
repairs. Please keep in mind that the property has been reserved and held for you and that others may have been
turned away. Construction of new accommodations and attractions does occur in the community. No
refunds will be given for early departures (less than days reserved). No refunds will be given for delayed arrival. No
refunds for reducing the number of nights reserved. No refunds or reschedules due to inclement weather.
Guest(s) agree that We reserve the right to enter the rental property anytime to investigate disturbances, check
occupancy, check for damage, to make such repairs, alterations or improvements as the Host may
deem appropriate. In addition, any service persons hired by the Host to perform the work may enter the rental property to perform the necessary work.
If termination of the reservation becomes necessary, we will attempt to give as much notice as possible so other
arrangements can be made.
The Host shall not be liable for events beyond their control which may interfere with Guest(s) occupancy,
including but not limited to; Acts of God, acts of government agencies, fire, strikes, war, inclement weather or
construction noise from nearby sites. NO REBATE OR REFUND will be offered in these circumstances.
Rental homes are not to be used to host any type of party or event unauthorized by the Host. Occupancy in use
of premises shall not be such as to disturb or offend neighbors. The use of firearms, or fireworks is strictly
prohibited. Guest(s) certify that they have read carefully the limitations placed on the number of persons permitted
to occupy the premises, and will abide by such limitations; if not, Guest(s) will be asked to vacate the property which will result in loss of total rental and security deposit.
No drinking of alcoholic beverages by persons under the legal age of twenty-one (21) is allowed. Should a Guest(s)
or guest of Guest(s) be arrested for underage drinking at the rental unit property or should the Host observe a Guest(s) or guest of Guest(s) under the age of 21 drinking alcoholic beverages, this rental agreement may be terminated and the Guests evicted at the option of the Host. Illegal drug use is strictly prohibited.
Guest(s) agree to indemnify and save harmless the Host for any theft, damage, cost or expense whatsoever arising from or related to any claim or litigation which may arise out of or in connection with Guest(s) use and occupancy of the rental property including but not limited to any claim or liability for personal injury or damage or theft of property which is made, incurred or sustained by Guest(s). The term "Host" as used in this Agreement shall include their heirs, successors in interest, assigns, employees, agents and representatives where the context requires or permits. The term "Guest(s)" and "Your" as
used in this Agreement shall include Guest(s) heirs, successors, assigns, guests, invitees, representatives and other persons on the rental property during the Guest(s) occupancy (without regard to whether such persons have authority under this Agreement to be upon the rental property), where the context requires or permits.
I agree to pay all rent and/or any outstanding long distance
charges if applicable, accept all terms of the lease agreement, and accept all liability for any damage beyond normal wear and tear during the term of the lease with property owner. If I fail to do so I understand that these costs will be charged to my security deposit.

You may park on the side of the house on Mckennel street or on concrete pad in the back of the property.
There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the home.
Trash can is located in the kitchen to the right of dishwasher
The light switch on walls in each bedroom controls the outlets
Fireplace: The fireplace is a non-working fireplace
Water and Septic: DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages.

Washer and Dryer: Located across from bathroom with Ironing board and Iron

Meagans place is definitely a unique, and a lovely place to stay in. We had a wonderful stay even though we were escaping a hurricane. Meagan was really helpful and facilitated a very late checkin.

Meagans house was in a great location for everything we wanted to do in Nashville. About a $15 uber ride to get to downtown/broadway and there were tons of cute coffee shops and great breweries within walking distance of her house. We enjoyed hanging out on the porch and walking around the neighborhood!

Everything about the trip was awesome! The house was beautiful and even better then the pictures showed. Meagan was a great host and super helpful if anything was needed. Our party of 8 fit perfectly with more then enough room. We used Uber everywhere and we're never more then 15 minutes away from any of our destinations. Thank you for such a wonderful time and would definitely stay here again the next time we visit Nashville!!!

Location is fantastic - easy drive to Broadway and lots of great little places within walking distance if you don't want to drive. The house was very clean and seems to have been remodeled fairly recently. The only disadvantage is there's only 1 bathroom on the main floor and you have to go outside to get to the other unit. My group would definitely stay there again!
